Been living here for a few months now. Honestly a lot of these reviews seem to be a little over exaggerated. The location of this building is perfect. No need to drive through dozens of lights to get on or off the highway. The views whether you are pointing north or south are exceptional. Every once in a while I can hear my neighbors to the side or upstairs but nowhere near as loud as I could in previous apartments in Boston/DC. The apartments are very spacious for the price compared to others in downtown/brickell.
Reviews regarding drilling would have only mattered if you moved in during the building repairs which are practically done. They were fixing the outer walls and repainting. Yes the drilling was incredibly annoying but it has stopped and the new paint looks amazing.
The elevators do indeed have their issues now and again but the association is planning on full repairs within the coming year. I have not yet had issues where all four are completely down causing me to go up or down stairs but they do take some time especially during peak hours. And the COVID restrictions of 4 max people per elevator arenât helping peoples disdain. (But hey it is for our safety!).
I will say my biggest issue which is more of an annoyance than anything are all the restrictions and rules from management/association. If you want to sell any of your furniture or get new furniture delivered, there is a long formal process which can be quite stressful especially when you are on a time crunch. You have to register any long term guests with the condo even if they arenât technically living with you full time. If they arenât registered then they canât use any of the amenities (really hoping this is only an issue during COVID). They also canât get the monthly valet pass if they arenât registered. Only way to do so is getting a notarized letter assuring you can use the car and waving liability of damages. Itâs $120 a month parking or $40 for 24 hours. If someone is visiting more than 3 times a month, it only makes sense to do monthly parking. Why are they making this so damn difficult? Also no one seems to have a printer? Why donât the concierge desks have printers that can be used for residents? We donât have a business center and most people donât own printers anymore. The management office refuses to let you use their printer even if it is for important last minute documents. My last small complaint is the mobile app. I really think they need to hire a new developer for a better user experience and layout.
Last but not least, the management office needs some training on hospitality and how to deal with its residents. I have been purposefully sent to voicemail and even hung up on when I am calling asking about an urgent matter. How do I know? I can call 5 times through my cell and no answer. The second I call from another number, someone picks up on the first ring. I have worked in the luxury hospitality space my whole career and I am baffled by the service given from this management office. They are here to try to help us with our needs, not make our lives difficult and more stressful.    Read moreElevators constantly broken. We had to walk the stairs in the month of May 2022 due to inoperable elevators. Many times I have to plan an extra 30 minutes just to take the elevators. I donât understand how in the year 2022 an elevator cannot be fixed or repaired fixing repairing the elevators in this building is becoming more challenging than solving cancer. Many times elevator buttons to specific floors are missing, sometimes elevators buttons get turned on by themselves on their own which take you to the wrong floors. Another issue is the elevator electronic display that should show you what floor the elevator is on at any moment doesnât even illuminate if you ever get stuck in the elevator with an emergency good luck communicating to emergency personnel what floor the elevator is on this sounds like a lawsuit waiting to happen. Another issue with elevator is that it shakes bounces and it just feels like the harness will snap one time I pressed the elevator to my floor took me to the wrong floor started bouncing the doors would not open I had to pry open the elevator doors with my hands exit the elevator and take stairs to my floor. I have never in my life encounter and seen so many elevator issues. In New York City they have large buildings that are older whether business or residential buildings yet they know how to fix repair and maintain their elevators. And no the elevators issues cannot be pinned on Covid as they have been occurring prior to Covid. Beyond elevator issues other issues include the gym closing at 8 pm who makes up such arbitrary rules? The amenities donât always work such as the hot tub good luck turning that on and expecting it to work. The building also has policies against Airbnbs guests which is fine with me but yet you encounter many many Airbnb guests violating building policies which none enforces. Often times you have thug criminal looking Airbnb guests in pool area in hallways smoking weed and making loud noises. While some units in this building do have nice views I can also say those views are not worth the aggravation of having to live in this building in particular the elevator issues. Pros: Great location: close to the I-95, Whole Foods, CVS, Bayfront Park, American Airlines Arena, metro mover station... Amazing bay view and enjoyable river-walk I always feel safe in the condo, the parking garage is constantly checked by the security guys (who are also very respectful) The staff in general is very polite and friendly 4 elevator for 45 floors Mail package reception: never had any problem with my packages, and they always send you an email and text message notifying you about a package arrival Management office is always diligent and send email when there is an event near the area that could affect us and how to avoid it. Also, with this latest management love the notes they leave in the elevators greeting you every day, and during weekends they post about what events are occurring that you might be interest in attending (previous Covid-19 of course) My neighbors are great, no big complains at all, very decent people. A convenience store... and very convenient!! :)
Cons: Nothing can be perfect ah? When some events are placed in the Bayfront Park area... traffic is a mess and the street is blocked (but as resident you are allowed to pass) The Aston Martin construction have the street as a completely mess, with bunch of uneven on the pavement Although the building has 4 elevators, if one is out of service... the waiting time is for several minutes Since the pool is surrounded by the 2 towers and the Intercontinental hotel, the sunlight reaches it for a short time The gym is split into two: cardio is in one tower and the rest in the other (you just have to cross the pool).
Overall I would say that the pros have more weight that the cons (for me has more importance the security, the management administration and the neighbors), and I totally recommend...
