Been here for less than two months at this point, and it's been problem after problem with no end in sight. Our A/C units were broken when we moved in, they were super loud and we could hear water dripping from them. We put in a maintenance request to have them fixed, and we were told they were perfectly fine. Fast forward to a few weeks later, the floors in our living room and bedroom started caving in (I encourage you to watch the video) and our downstairs neighbors' ceilings started leaking from our A/C units flooding. The building finally sends someone to "fix" it, they spend over a week drying our floors and ripping them up to replace them. Now a week later our A/C is somehow broken again. The property manager of course doesn't respond to emails. Other than that, just be aware that the elevators are extremely slow and always broken, which is mentioned in other reviews. They say they're redoing them but they've been saying that for months from what I've seen, who knows when it'll actually be done. Building is kept pretty clean (except for the gym) and common spaces are fairly nice.

ANYTHING BUT LUXURY. The location of the building is great, Doormen, Maintenance, and Super are excellent, and it’s dog friendly. For those reasons it’s worth 2 stars. The building has a HUGE elevator problem with people queuing in hordes during peak hours. Neighbors have gotten stuck in the elevators, have had elevators suddenly start shaking, and had them go to random floors. A close friend was injured by the elevator doors. Heating & Cooling in common areas is despicable. Cooling is nonexistent in summer and heating nonexistent in winter. Building Management (Property managers, some exceptions) is incompetent and unprofessional. No regard for residents or even their own staff. The apartments are overpriced for the space that is offered and subject to unreasonable annual rent increases. Amenities like the rooftop shut early and there’s restrictions on number of guests and allowable activities (no bull ordering of food etc). Do a compare with other FiDi buildings before you decide to move in.

A friend of mine lives here and I love visiting her. The exclusive, resident-only speakeasy bar is really considering me to move-in here. Also, they have my favorite fragrance store, LeLabo. Staff is great too and super friendly. I cannot wait to visit my friend again so we can hang at the bar.

We love it here so far! You can't beat the location, and it feels like the neighborhood is going through some sort of renaissance - every week we get news of a new cafe or restaurant or bar opening and it's wonderful to see. Plus, with so many subway lines, buses, and even ferry options, getting anywhere in the city is a piece of cake.

The whole staff is great: the front of building staff is always very friendly, the mailroom folks are on top of it, and the management staff has been responsive and respectful. It helps that they are in the building, so we can pop in for a quick question when we have to and they have always been welcoming.

The building itself is clean and well maintained. The amenities are great, particularly the gym, and the speakeasy is nothing short of gorgeous. The lobbies and public areas are well curated and decorated beautifully. During Christmas times, we had guests taking pictures of the Christmas tree in the Great Room of the building because it looked like something out of a postcard.

We have not had many requests for maintenance or repairs; but the few we've had were all taken care of the same day we submitted the request. And this, after living in NYC for over a decade in pretty much every kind of building there is, was magical to us. Maybe we just didn't know what to expect, but it was still a welcomed surprise when our maintenance requests were completed within a matter of hours.

All in all, it's a great place. In fact, we just resigned our lease and are very happy to call this...

Building is nice but the location is not ideal though as there is shops on the bottom and Chipriani is next door which brings a lot of car traffic, loud trucks that do deliveries which equals a lot of noise and honking.

Gym - its decent but there is broken cardio machines, missing weights, and their logic of cleaning is spraying disinfect. (common use a towel and wipe also vacuum the dust please..)

Speak Easy - is cool but it was closed for almost two months and no one knows why..and its part of the amenities fee

Rooftop - not much of a view but nice to have as there is grills

Unit - mine is nice and functional for a studio. Upon me moving in the walkthrough of my unit was filthy. The bathroom was not re-painted, there was stains on the bathroom tile, and the blinds were filthy too (This still hasn't been taken care of). The in unit washer dyer is horrible from wash to dry it can take up 3 hours if not more. They don't clean windows so they are beyond filthy and can't really see through them.

Location - Financial District is suppose to be quiet but where this building sits its not. Cars are honking all the time, semi's are delivering food and stuff the shops to the retail space in the middle of the night and those trucks are extremely loud and will keep you up at night.

Additionally, I have noticed the best time to move in for free months of rents if end of the year and in the beginning of the year.

Hope this helps who ever is planning to move here. I wish I knew this...

63 Wall Street is one of the most beautiful apartment communities in Manhattan. The photos online are stunning, but the reality is even better, elegant, modern, and full of character. It is truly one of a kind in the Financial District.

From the moment I walked in, Issa was the first person I met, and she set the tone for everything. She was warm, welcoming, and incredibly helpful. She was also very knowledgeable about the building and its history, which is rare and made such a strong impression. Her kindness and professionalism made the experience unforgettable, and you can immediately see why this place is a gem of its own when you receive the type of hospitality I received from Issa. You want to be where are treated well and my expectations were exceeded.

The building itself is both sophisticated and comfortable. It is the kind of space you can instantly imagine as home, whether you are a young professional, a small family, or anyone looking for a welcoming and friendly community. The amenities are outstanding. The speakeasy lounge feels like a hidden treasure, the common areas are stylish yet quiet, and the fitness center and workspaces provide everything you could possibly need (quite literally).

Just spending an hour here, I felt like I didn’t want to leave because it felt like home within such a standout and elegant atmosphere. The building is stunning, the amenities are thoughtful, and Issa’s welcoming presence and knowledge truly sold me on this...
