This is the worst apartment experience I have had in my 7 years in NYC. Just do yourself a favor and avoid.
In the year that I have lived here, we have lost water service in the building 9 times. That is for the day. Many people work from home still, just without water those days. I have never seen this type of issue with such regularity. We got another notice today that water is out tomorrow.
They shutdown the roof and lobby for repairs for several months. What they were doing in that time I could not tell you. Because the roof is identical, outdoor furniture is even the same. They just put wallpaper and new fixtures in the indoor "lounge". Lobby still isn't done but from what I see, it is the same. We are still using the service entrance, after months of using the service entrance I would like to know why. Did they just hire the slowest contractors known to mankind?
The elevators use to be out constantly. There was always a giant queue to get upstairs during rush hour. They eventually revamped a few elevators, was hellish dealing with wait during this time, but it is finally functional (for now).
They are currently demolishing several apartments for renovation. It is so loud, you would think you are outside next to a construction site that is ripping up asphalt. You know when you walk past those on the street and can't even hear yourself think. Yea, like that. It reverberates through the walls. I cannot even take a phone call, it is drowned out entirely. It is quieter living next to a train station.
When I moved in, I was unaware there is a large homeless shelter directly behind the building on 28th. (In a former hotel that has been converted by the city). There are ambulances there constantly at night. In our building courtyard that opens to 28th, I once saw two shelter residents doing heroin. Literally. Obviously not he building's fault, but just an FYI. Not sure why they don't just close the courtyard and make it a key fob gate.
Overall the building is not a "luxury" building. It may be one day. Clearly they plan to be. But when they will actually finish, remains to be seen.
Now for the big point of contention: I have heard from several residents of their recent lease renewal offers. Everyone is facing 25-35+% rent increases. That was not a typo. So if your rent is 4K, it is now 5.5K a month. This is not standard for NYC.
The one redeeming part of this building, as other reviews have stated, the staff that work in the building are great. Oh and I guess the view is pretty good.

Read moreHuge building with many residents. I didn't have an issue with the elevators during my 1 month corporate housing stay. In fact these elevators are extremely fast. We stayed at a 1BR on the 26th floor and faced west. Spectacular views, especially of the clock tower (useful if you don't have any wall clocks, as it stays lit all night too!) Great natural lighting. The building is not off of any avenues, so there is rarely any street noise. Lots of closet space and units are newly renovated. Furniture they provided was a bit tacky. Large television in living room, and decent sized one in the bedroom. Rooftop is probably the best perk, especially because there is a large indoor lounge area on the roof level that isn't usually occupied with restroom. This allows you + your guests to enjoy the view without being outside in the cold. Gym is a bit small but sufficient. They have a Peloton bike + Peloton treadmill. There is a separated mirrored room for classes or personal training. It's a great location in terms of access to subway lines, but there aren't too many nearby grocery or convenience stores - you'll need to walk an avenue and/or a few streets. Read moreI never write reviews, but I feel compelled to after staying at the Instrata Nomad for two months for corporate housing. I had a choice between a few different buildings and chose the Instrata based on location / the amazing roof deck, but was somewhat wary given the negative reviews about the doormen being unhelpful/unfriendly. I don't know if these people are thinking of another building or if it's a totally different staff, but let me tell you, this is truly the best, nicest group of doormen I've ever experienced. They learn your name, are great with packages and other little things that make all the difference like dropping off/picking up your dry cleaning, leaving keys for a visitor, etc. They even TURN the lobby revolving door so you don't have to push it - I didn't even know how nice this was until I experienced. It's also the first building I've lived in where there is more than one doorman on duty at all times, which makes such a difference in that you're never waiting for someone in the lobby and just overall, it creates impeccable service.
