Moved here last year, just renewed my lease and likely to renew it again next year!
Seriously, AVA High Line is one of the best apartments I've lived in. The staff is incredible (front-desk, community, etc.) It's clear the staff is dedicated to the quality for the community. The staff knows the residents well and are always king, my packages/mail always arrive on time and untampered with, and lease management tasks are always just easy. For example, when renewing my lease, Susi was extremely patient in handling my lease and billing questions - helped me answer every question I thought of possible and guided me knowledgeably throughout the whole process. The front-desk staff (Chris, Hector, and a couple of the new members) is super kind and always helpful as well.
The maintenance service is amazing. As an example, I will put a maintenance request at midnight and seriously get service in the morning (which is unheard of in most NY buildings) -- and I've done this for light bulbs, washer/dryer, random shelves, A/C unit and more.
The apartments themselves are clean, the walls are incredibly well sound-proofed, and the sense of community is strong (for new york) and generally just things work the way they should. The building is super dog-friendly as well.
P.S. the buildings are rent controlled, which is another huge perk.

AVA High Line is still just as amazing. They recently improved the locks on all the residents' apartments to Latch. Latch is incredible and we're super happy for the improved security. Autolocking doors with smartphone integration! I can understand concerns from the less tech-savvy but this is amazing.
I cannot understand the other reviewers here complaining about the Latch upgrade. It is literally unheard of that an apartment complex like this upgrades your doors/locks like this without residents explicitly (or forcefully) pushing for it. Not only that, there's no catch to this upgrade like a rent hike.
Basically, this building is doing everything right. I love it. Reward your staff!...
   Read moreUpdated review: Broke lease 8 months in, to escape. The walls between units are thin enough to hear normal neighbor activity. My neighbor 855 blasted music 24/7 and banged on walls everyday making the living room unlivable, and the leasing office did nothing except suggest extremely pathetic options like: Move units paying current market rate available ($400 more than my rate at the time), or move into an equally expensive but smaller studio and flex it myself.
This tenant is a known problem within the community, and we were given no warning before signing. Leasing has completely given up trying to deal with the problem tenant and has told their staff to avoid interacting with her. Sheâs lived there 3 years and leasing office refuses to take any action, they deserved to be sued. Better yet, they re-listed my apartment for $500+ my current rent hoping to bait the next person to live next to her.

Apartments are well built with minimal sound leak between units & solid flooring so you donât hear upstairs/downstairs neighbors. All staff you interact from cleaners, front desk & maintenance are great as well!
Warning regarding leasing office, they moved us into a unit that was vacant for a long period of time and âhelped rush move-inâ however we arrived to a very dirty fridge, bathroom shower and a tub drain that needed maintenance work. We werenât able to shower for the first 1.5 days while waiting on leasing to send cleaners who then sent maintenance. Leasing office offered generic platitudes regarding the situation just saying "it was eventually cleaned right?". NOT what you expect from an expensive/managed...
   Read moreUpdate 2/28/23: This morning at around 8:20am an unauthorized maintenance worker - Cameron Brown- unlocked my door and entered my apartment. Luckily I had the latch on but it terrified me because I had not requested maintenance service nor was I expecting anyone. Management waited to the end of day to respond claiming he entered "by mistake" and signed their response without a name, just used their AVA High Line signature. A real bad look for them, further proving my case that they can't be bothered with the safety and security of their residents. Never under any circumstance should a maintenance worker or any staff member be entering an apartment "by mistake".
Edit 9/21/22: Notice how they responded to every review on here but mine and there has not been any private follow-up by management. Shows how little they care.
When I wasn't home the building allowed a worker to enter my apartment without my consent to install a smart lock on door. So now instead of a key you need to download an app and use your phone to enter door. This is extremely problematic and an invasion of privacy for various reasons. They claim you can punch in a code in place of using the app to unlock your door but besides from the obvious (who wants to enter a seven digit code every time you come home), more concerning is the apartment across the hall is illegally recording outside their door and can capture your personal door code so this is another security issue and building hasn't done anything about...
