The Giovanni — Local services in New York

Lived here for 2 years. The good -Rent stabilized building -Building is clean. Garbage rooms, lobby and common areas are cleaned multiple times daily which is awesome. -All staff are so friendly and amazing, they go above+beyond -Maintenance requests are quickly resolved -Gym is relatively large -No amenity fee for the lounge access/gym/theatre room -Parking garage is close and convenient -Location is amazing - just blocks away from City Point (Target, Trader Joe's, Alamo movie theatre), the Dekalb station (1 stop to Manhattan), Fort Greene Park few blocks away, 1 stop from Barclays Center.

The bad -The Construction: We had to move from the apartment's corner P line because of the construction that is literally outside of our apartment wall, for a 20+ luxury building that is slated to finish 2025. The construction is so loud and developers often start at 5AM, even on weekends despite multiple 311 complaints from residents. White noise, block out curtains don't much. Some of our windows were boarded up from the outside in Dec '23 and scaffolding went up alongside another large window with constant noise. -Our dryer never worked even after maintenance looked at it, wouldn't replace it -Being right on the around the corner of Flatbush Ave and a heavily commercial area, it's not the safest with the whizzing cars...

Though we have not yet moved in, we are thrilled to be living here soon. We had the pleasure of touring with Austin who showed us 4 fantastic units, was thorough, honest and we felt genuinely heard (which has been a rarity in this process). Austin saved the best for last and we were able to close on the unit of our dreams - spacious, light filled with a private rooftop space! Though it was not available to view, he gave us a perfect idea of what to expect with pictures and tours to feel comfortable and confident in our decision. The neighbourhood has everything we were looking for: transportation options, great grocery options, park, safety, activities + nearby eateries. And the building's amenities are stunning....

I've been a resident here for about two years, and I'm surprised nobody's written a review yet (or maybe they're somehow getting deleted by management) about the drain fly infestation affecting numerous units. Emailing with management together with the other units have been near futile. Once the building apparently let us schedule an appointment with an exterminator to treat our units, but the day came and nobody even arrived. I'm so sick of finding flies landing in my food while I'm trying to eat, dead all over the inside of my fridge, or drowning in my drinks when I look away for a few minutes. Just stay away from this place. I can't wait to get...
