This is Not what I would call Luxury living. If I pay a luxury price tag I’d expect service like you’re paying $5000+ for a one bedroom. This building is a new construction and a number of apartments experienced these shattered windows. I’ve posted only 2 of those. One of the boarded up ones being ours. The second shattered window has been like that for months now. Possibly nearing a year. We were told by management it could take 3-6 months or longer to get ours fixed. And in the meantime we’re expected to pay full rent. And they wouldn’t move us into another unit even in the same line for the same rent. And if we wanted to move apartments in the same building they wanted a $2000 transfer fee or an early lease termination fee. Unless Ofcourse we took a bigger unit and paid $2000 more in monthly rent then they’d move us for “Free”. That’s another way they’ll rip you off. I would never recommend moving here. Not until this building is many years old and has their maintenance figured out. Seems like this was a poorly constructed building. Their windows are all slowly shattering and now they don’t have their maintenance figured out. If you happen to be the unfortunate tenant who ends up with this situation you’ll have no way out. They’ll still charge you lease break fees and transfer fees and just tell you “well we have u locked in till lease end”. I don’t even think this is legal. Management is absolutely no good here. Don’t ever sign a lease here past March. You’ll be paying a good couple hundred dollars more in rent compared to others in the same unit. Coz they change their rents based on market. Which essentially means if your lease renews in spring or summer they’ll charge you whatever markup they want. Go instead to Rockwell and Hub which are rent stabilized. You’ll get ripped off here. And don’t fall for the free kombucha on tap and coffee. They’re mostly empty anyway. Just beware you will definitely not have a luxury experience. The Rockwell and the Hub been here longer. They have more amenities, and better management. I will definitely say though not all was negative. The security staff are amazing. I’ve interacted mostly with Anthony, Mohammed, Octavius and Noel. They’re the absolute best. Always great to see them. The leasing team too are very nice. However they’re not the management team that makes decisions on situations like us. The superintendent is also amazing. Very friendly, great guy. He was quick to come down and help us the day our window shattered. The staff are great here but management lacks tact in making this an actual luxury experience. They don’t care for your experience here.

It feels more like a mix of condo level quality at rental rates. A lot of these buildings are tossed together and feel very cheap - willoughby feels a little step above. The views, gym and amenities are clean, well built, and just what you need, not massively overdone like a lot of other spots trying to sell you on perks you won't use. The check list is pretty unreal when compared to other areas. 1. Access to trains (1 block BQR & 1 stop into soho) 2. Access to grocery stores (1 block to target & traders, food market and more box chain shopping) 3. Access to park / green space (1 block to one of the best parks in BK) 4. Access to one of the top up and coming neighborhoods (1 block to Fort Greene, coffee shops, restaurants, and neighborhood is special) 5. Walk, run, or quick bike to the water in dumbo I could go on, but all things considered this is a great place to land if you are looking to be in BK, close to the city, and don't want the Williamsburg hype.

I’ve lived in this building for 8 months and this is the worst luxury building I’ve lived in out of 4. The only redeemable trait of this building is the wonderful staff. The building was obviously thrown up hastily as the interiors are sloppy and some of the wood panels peeled off the month I moved in. I let it slide but in those 8 months I’ve had 3 emergency maintenance services for my shower that leaked into the unit below mine. They patched it but it was a deeper issue that resulted in having to completely demo and rebuild my shower. After getting dust all over my apartment they offered me nothing but a cleaning, stating that construction nuisance was in the lease. So I was displaced from my own bathroom I pay 4K monthly for in a luxury building with nothing but a sorry. There was also a toilet leak because apparently every water source in just my unit wasn’t installed correctly. The things they sell you on amenity wise are for show. (Good luck getting anything from the fancy tap downstairs)

First off, Paul Fowler, the management crew, Gabby, Anthony, Octavius, Mohammed, and everyone else is legit amazing. Idk, I just HAVE to write another positive review for this building cause it has been legitimately the best place I've lived at so far..

I think true luxury apartments means not having to worry about anything inside (and outside) your home and this place has really checked that box.

The common areas and apartments are absolutely serene and CLEAN all the time. Any spills, doggy accidents and human accidents get cleaned up in no time. Recycling gets picked up multiple times a day from the refuse rooms, coffee machine is so good for fresh coffee in the morning, maintenance is responsive (there has NEVER ONCE BEEN A HOT WATER OUTAGE since I've been here, which is actually wild to me), and whoever did the gardening deserves a raise. There's legit a whole natural ecosystem up on the roof. lol. That's how you know they've got the good stuff.

Don't get me started on how organized the package room is. I order a LOT, and not once have I lost a package. Gabby and team deserve so many kudos for that alone, especially with all those packages I've seen coming into the building.

It's all just so beautiful and this place has set the bar so high, idk if I'll live in a more comfortable building.. I hope so, but gaddamn it's so good here.
