Iâm so happy to call The Franklin my home! There are a number of reasons for this, but one of the most significant factors in making my decision to live here was how absolutely fantastic the staff are. Celia and Natalie from the leasing team have been so professional, genuine, helpful, flexible, kind, and all-around tremendous from the very beginning when I first set up a tour. From initial phone calls to the tour itself, I was so impressed by how knowledgeable and on top of things they were and their sincere desire to help make The Franklin a place that would be a happy and welcoming home.
Shortly before my lease was to start, I saw that one of the other floor plans that I really liked had become available. I thought it wouldnât hurt to ask if Iâd be able to change my lease over to this other one instead, but recognized it was probably not possible. Well, not only did they allow me to switch to the other apartment, but they were extremely generous and flexible in helping to make it happen, even though this meant quite a bit of additional work and other challenges on their end. Even before officially moving in, theyâve gone out of their way to help and have always answered my many questions with patience and clarity. Theyâve helped me to immediately feel like Iâm part of The Franklinâs community.
In addition to the amazing team, the building itself and the amenities are also wonderful! Starting off with the beautiful lobbyâs ornate ceiling, the chandeliers, and the large open space â just wow! There are plenty of elevators, so you shouldnât ever have to wait long for one to come. The mail room is organized and tidy, the on-site gym is a good size and includes a nice variety of equipment, and another bonus is that there is on-site valet parking, which is not only convenient but helps me to feel safer personally and that my car will also be safe. The building is overall very secure.
My apartment is just the right size for what I need, and I really like that it has both hard floor space in the living areas and then carpet in the bedroom, which helps it feel cozy.
The location is also hard to beat. The Franklin is within easy walking distance of Independence National Historical Park and other important historical sites, Reading Terminal Market and a number of other great places to eat, and Pennâs Landing on the Delaware waterfront.

Before we even signed the lease we were greeted with such genuine warmth and hospitality that instantly made us feel at home.
First and foremost, the accommodations are simply lovely. The apartments are spacious and upgraded. The modern amenities and thoughtful touches throughout the building has truly made it a joy to call home.
However, what truly sets this apartment complex apart is its incredible staff. From the leasing office to the maintenance team, everyone is fantastic - friendly, approachable, and eager to assist with any request or inquiry. It's evident that they genuinely care about the well-being and satisfaction of their residents, and their dedication does not go unnoticed.
Moreover, the sense of community fostered here is truly special. Whether it was participating in resident events or simply striking up conversations with neighbors in the common areas, we've always felt a strong sense of belonging and camaraderie. It's clear that this is more than just a place to liveâit's a special community.
In conclusion, we cannot recommend The Franklin highly enough. From the lovely accommodations to the friendliest, warmest staff imaginable, it truly offers a living experience like no other.    Read moreIrresponsible management. Old facilities and apartment needs major fixing. Heating ventilation caused smoke accident that resulted in $7000 worth of damages and building management is not taking any responsibility for. Electric meltdown that almost caused a fire that could have resulted in personal injury and death. Smoke has filled the whole apartment while sleeping due to the internal heating issues-extremely dangerous situation. Building Management tried to cover up all traces of electric incident citing that it couldn't have led to a very dangerous situation? Smoke filled the entire apartment while I was sleeping. Had promised to make up for incident in the first week to appease any legal action. GM of property offered a very minor compensation to cover laundry costs to this day has not been received- 3 months after the incident. Tone was take it or leave it.
Agreed to offer compensation after submitting claim documents and then denied after submitting all documents. Extremely irresponsible way of dealing with this accident which was caused by the building itself. It is very old interior wise and the windows wouldn't even open until I called staff to re-oil. I am still waiting for the amount to cover part of my ER visit-which I had to go immediately after. Which I thought the building would at least cover, but are denying. And I had to move out of the place earlier bc of the incident. Extra stay costs, hospital costs, cleaning cost, item damage, and my time that was wasted have not been...
