Iâve had a range of experiences while living at 625 Broadway, and I feel itâs important to share both the positives and the drawbacks for future residents to consider.
Pros:
⢠The building itself is well-maintained, always clean, and offers nice amenities, which makes for a comfortable living environment and good maintenance team.
Cons:
⢠Thereâs a nightclub located directly downstairs. This often results in significant noise, particularly for apartments on the same side as the club, making it difficult to sleep at night. ⢠Stepping outside the building, thereâs an unavoidable smell of urine on the streets and a noticeable presence of homeless individuals. While this isnât the fault of the building, it does impact the overall living experience. ⢠Upon moving out, I faced issues with the return of my security deposit. Despite leaving the apartment in good condition, I was still charged for painting and full cleaning services. This was disappointing, especially since the invoices indicated that cleaning occurred after painting, raising questions about the necessity and timing of these charges.
I approached the building management and Greystarâs receivables department for clarification and reconsideration of these charges, but unfortunately, my concerns were not addressed satisfactorily. Basically, I paid for full cleaning fee even after putting effort, time, money to clean the apartment. Also, it did not make sense to me to pay full cleaning fee after the mess the painting task caused. I just see that it is not fair. I moved in October and till now did notât receive my $62 that they owe me from my security deposits.

My husband Jonathan and I lived here for over a year in apt 1105. While we loved the apartment itself and the maintenance team that was attentive and helpful, we do not recommend this apartment building due to the management.
We moved out December 2023. Our move out process was made hard by the office staff: Unanswered emails (for example, I provided my forwarding address multiple times and they still called to ask); Waiting to utilize the loading zone despite verifying with the front office that the movers could park their truck for our scheduled move. (So, we were behind schedule and still had to drive 8 hours at night to move); Untrained staff when I dropped off the keys and the final monthâs rent who didnât know what to do with the cashierâs check; Lastly, not receiving the itemized Move-Out Statement for two months and only being emailed it upon calling and requesting.
The real red flag pertains to the cashierâs check to pay last monthâs prorated rent. Our bank and the front office verified it was cashed. But it was NOT accredited to our account and 625 Broadway claimed we owed over $1500 after moving out. (Note: We donât care or have the energy to dispute the ridiculous charges for painting and cleaning.) We care to dispute the unaccredited $1800 from the âmissingâ cashiers check. We called 4 times over two months to inquire about the missing money and the $1000 they owe us in deposit refunds after the cashiers check.

The staff are great! When I first moved in there was some homeless on the loading zone and the manager Kim had them move right when she saw my moving trailer. Tesia is usually at the front desk but also hosts a bunch of community events (including a community book club), Iâd always talk her ear off when I saw her sheâs so helpful and fun!
The security rotated out but theyâve always been helpful, Iâve needed them to help with another apt on my hall before and he tagged right in no problem. I never felt unsafe once living here, if I was carrying a lot in half the time they even would get the door or call the elevator for me.
By nature of gaslamp, the sidewalks do tend to smell like pee. After a bit I was confident it was dog pee at least but still not ideal, this building power washed the sidewalks semi regularly though so it wasnât the worst. Just a slight con.
Parking really isnât as bad as youâd expect. They have a garage for residents, narrow spots but I never had a problem beyond crawling out the passenger side a couple times which was fine. Never had a dent or anything. My partner would drive/park on the street to stay over and he rarely had to park a block away (Iâd note an exception for during baseball games though, baseball season sucks for parking).
The area has so much to see (for free too). I donât drink usually but Iâd walk to petco park / rady clamshell / the library / Hilton / waterfront etc. thereâs a ton to run around and see here.
