We recently moved from the Cortland at the Battery Atlanta after an 18 month stay. There are pros and cons living at this location.
Pros: This is an ideal location for any person who loves baseball and/or a light night life. The apartment is surrounded by many restaurants and entertainment options, which caters to a diverse community (family, single, age demographics, etc.). This made it very convenient, and we had a really great time enjoying the baseball atmosphere. The staff do a great job in ensuring events on the premises - from social outings to contests, as well as posting and keeping residents aware of what is going on in the actual Battery (i.e. concerts, games, yoga on the lawn, farmer's market, etc.). We were able to experience activities based on the communication. We stayed on Second base which has a great lounge and community area - very well kept. The gym, pool area, management office - all located on the 2nd floor, was always well kept. There is ample parking for residents. Pet friendly. We had only a few maintenance issues (nothing major), which was addressed in most cases within 24 hours - so very responsive. There is "valet" trash from Sunday - Friday in which you place your garbage can outside the door and it is retrieved, so that is a plus. The doors are locked which provides great security. The staff was always nice and assisted with any questions. I mainly dealt with Tobenna who is such a sweetheart. Even if he is "off" and he sees you, he is always extending his assistance and follows-up very quickly. Thanks Tobenna!
Cons: While the gym is good at the Second Base, it doesn't have enough cardio equipment for the number of residents. There is one treadmill, one stepper and one elliptical machine. While there is some manual "cardio" equipment, no one uses it and, on many occasions, I had to reschedule my workouts because they were all taken.
The biggest con, which was the primary reason we decided to leave, is how the rest of the building is maintained. The 2nd floor, which is the "main floor" is very well kept and misleading as the rest of the building is disappointing (see pictures). The remaining floors need painting, floors and especially the staircases are very stained, the doors are marked, and there is complete stench in the staircase. For the amount of money (2 bed/bath cost us around $3K/month), the building should be in better condition. I found it embarrassing to have guests who have to walk in the staircases but past and step over stained floors and patched up walls. Unfortunately, this is not a reflection of the on-site team but the owner (s) of this property. Although it was communicated, they paint annually, that can't be the case because in 18 months, the building has not been touched.
Recommendations: If you tour, please ask to see the floors outside of the 2nd floor to get an overall view of the property.
Go on the floor you are interested in. While this is a non-smoking building, in the past 60 days, smells of weed had continued to come into our apartment through the vents. Visiting the floor will determine if you are distracted or maybe you are not.

The management seems more focused on hosting expensive events rather than maintaining basic living conditions for residents. To make matters worse, these events are often shared in advance only with the people they favor, and the staff tends to eat and drink what is intended for residents, which adds to the feeling of disregard for the rest of us.
Throughout my time here, I've dealt with four major floods and two ceiling leaks, while the hallways remain consistently dirty. The flooring feels like something you'd find in a dungeon basementācold, grimy, and entirely unwelcoming. The garage hallway reeks of urine, and itās never properly cleaned, which only adds to the frustration. The elevators often pass by without stopping, even when empty, making it a hassle to move around. Meanwhile, the sixth floor, where some Braves players and staff live, always seems freshly painted, clean, and well-maintainedāan obvious contrast to the rest of the building.
The garage elevator is frequently out of service, and the path to the garage has become a gathering spot for disruptive behavior, including smoking and public intoxication. The trash chute on the third floor has been broken for almost a year, and management has shown no interest in fixing it. The noise is another major issue, especially late at night when people are shouting after the bars close. I understand living near the Battery means dealing with nightlife, but there should be security ensuring these people leave the area after the bars close so residents can have some peace.
Another ongoing issue is the leak in my bathtub that they refuse to fix, despite multiple requests. The constant construction nearby leaves my apartment covered in dust, with thick soot building up in the air ducts and daily dust in the bathroom. Despite repeated requests to address these problemsāincluding replacing damaged flooring from past floodsāmanagement has remained unresponsive. Their solution to paint over water damage rather than fixing the problem speaks volumes about their approach to maintenance.
I requested a fresh coat of paint for my apartment, but they told me it was against their insurance policy, which seems ridiculous given that they were willing to paint over water damage without addressing the underlying issue.
The staff's lack of responsiveness is particularly disappointing. It often feels like you need to bribe them to get anything done, and I've seen them lounging in a resident office space, eating and socializing rather than addressing tenantsā concerns.
Overall, if you're considering moving to Cortland at the Battery, I would advise against it. The management's neglect, lack of responsiveness, and misplaced priorities have made this an incredibly disappointing place to live. From leaks and poor maintenance to noise disturbances and unfair treatment, the experience has been far from satisfactory. Look elsewhere if you want a comfortable and well-managed living situation.

Ā Ā Ā Read moreI've lived at the Battery for 13 months now. Even though I've rated them 4 stars, I still decided to renew my lease. Why? Because even looking at other communities around the stadium, Cortland at the Battery always stood out to be the best option...for me. I had the opportunity to live here while Matrix managed it and now with Cortland. While some reviews mentioned that they preferred the prior management company, I'm thankful Cortland came to the rescue last October. The leasing agents and managers are much friendlier! Stefanii to simply put it is THE BEST and is always on top of it all! Whether in person or via email, she is very responsive and I never need to follow up with things. I don't have any issues with maintenance other than when they came to install the new undermount cabinet lights and carelessly placed my my broom and mop BEHIND my fridge and scuffed up my floors with out bothering to clean up after the mess. But Tarnisha was right on it and had them return to retrieve it. But other than that, I like that maintenance requests are promised to be completed within 2 days and they have always delivered. I live on the amenity level and am very pleased with the new design and decor of the club rooms and gym. Anytime I've had an issue with the grills (and I use them multiple days a week) it was quickly resolved.
So why 4 stars? Well when I first moved in you were able to get parking validation stickers for your guest. This was a big deal for me seeing as though parking is only free for 2 hrs on game days and 4 on non-game days. Well at some point before Cortland took over, we no longer received parking stickers. Now, as a solution Cortland started offering guests access cards that allows for free parking. However, there are limited amounts and they are first come first serve and not always available for your parking deck. So holiday weekends be sure to plan ahead. I do hope that they work with LAZ Parking on some sort of a new agreement. I understand that Matrix did not do a good job remediating the parking issues but I hope Cortland can figure something out because the guest cards are only a solution when they're available.
But overall, I'm pleased with the community. So many layouts to choose from and there is a healthy mix group of residents. Just like any other mid rise, unless made with concrete which you usually get in high rises, you're going to hear your above neighbors. So any noise complaints I have are solely on them.
They are continuing to open up new businesses at the Battery. The new nail salon is amazing! Can't wait for the opening of the Asian food hall, movie theater, and food market. With all the crazy traffic in and around the city, it's nice to be able to walk downstairs for dinner or drinks and even get an outfit from Dress Up when you can't find anything to wear.
