A great Persian experience in Perth If you are looking for experiencing great Persian cuisine in Perth, don’t miss the 440 William Street Kebab House. This new restaurant offers a variety of delicious dishes and a cozy atmosphere.

The restaurant is decorated with beautiful pictures of Hafezieh and Persepolis (two historical sites in Shiraz city- Iran) , on the wall. A huge and gorgeous chandelier hangs from the ceiling, creating a warm and elegant ambiance. Iranian music plays softly in the background, adding to the cultural vibe. The air conditioning is very pleasant and refreshing, especially on a hot day. The only minor issue is that the door has a pull sign but it has to be pushed to open. I hope the owner will fix this soon.

The food is the highlight of this restaurant. I ordered the eggplant dip ( KASHK e BADEMJAN )as a starter, which was amazing. It was creamy and smoky, and served with fresh bread. For the main course, I had the minced meat kebab ( KOBIDEH ) , Meat chop kebab ( CHENJEH ), and chicken kebab . They were all very good and tasty, and they looked very appetizing on the plate. The meat was tender and juicy, and well-seasoned. The rice was good but I didn’t like it very much because it was not Iranian rice. Iranian rice is more fluffy and aromatic, and has a golden crust on the bottom . I highly recommend trying the mint SAFFRON SEKANJEBIN drink , which is a traditional Iranian beverage made with saffron vinegar, raw sugar, and mint. It is very refreshing and helps with digestion.

The service was very polite and professional. As soon as I entered, the owner and two young and beautiful ladies greeted me in Persian, which was very delightful. They were very attentive and friendly throughout the meal, and made sure that I was satisfied with everything. They also gave me some small containers for leftovers and packed everything nice and tidy.

The price was reasonable for the quality and quantity of the food. I paid $100 for a five course meal, which was well worth it. I give this restaurant five out of five stars for its value.

Overall, I highly recommend this restaurant to anyone who loves Persian food or wants to try something new. I had a wonderful time at the 440 William Street Kebab House and I will definitely visit this restaurant again. I wish the best for the owner of...

From the moment I walked in, I was welcomed by the cozy interior, with warm lighting and intriguing decor featuring images of nature and ancient Arabic architecture on the walls. The ambiance truly invites you to relax and enjoy your meal.

The staff were friendly and attentive, though service could be a touch quicker at times. Nonetheless, they were always willing to offer menu suggestions and answer any questions with a smile.

As for the food, it was hearty and satisfying. The kebab was juicy and perfectly seasoned, with a generous portion of rice that left me more than satisfied. Among the dishes, I stumbled upon an Olivier salad — and though it had an Arabic twist, it tasted just like my grandmother used to make, which brought a lovely wave of nostalgia.

The seating is comfortable, with charming wooden-style tables and chairs that enhance the inviting atmosphere. An added bonus is the option to rent the second floor for private events like birthdays, weddings, or memorial gatherings. It’s refreshing that there’s no extra fee for bringing your own cake or drinks, making it a convenient choice for special occasions.

One thing that especially stands out is the international and welcoming environment. There’s a clear openness here, with a mix of people from all backgrounds, and a refreshing absence of any xenophobic or homophobic undertones. The inclusive atmosphere really makes you feel at ease and reinforces the warmth of the space.

I recently had the displeasure of dining at this place, a Persian restaurant that left much to be desired. Despite its promising name, the experience turned out to be anything but delightful. Upon entering the restaurant, a strong and unpleasant odor immediately assaulted my senses. The combination of overused cooking oils and a pervasive smokiness hinted at a lack of cleanliness in the kitchen. This off-putting smell lingered throughout the entire dining experience, making it difficult to focus on the meal at hand. I opted for the Persian kebab, a dish that is usually a hallmark of Iranian cuisine. Unfortunately, what arrived at my table fell far short of expectations. The kebab was dry, overcooked, and lacked the signature tenderness that makes Persian kebabs a delicacy. The meat, presumably lamb, had an odd aftertaste, suggesting poor quality or improper handling. To accompany the kebab, I ordered the rice, a surprising addition to a Persian menu. Regrettably, the (Indian or Pakistani!) rice was far from authentic and failed to capture the essence of well-prepared persian cuisine. The grains were clumpy and undercooked, resulting in an unpleasantly crunchy texture. Moreover, the spices used were overpowering and clashed with the subtle flavors that should define a good plate of Persian kebab.

The service was equally disappointing. The staff seemed disinterested and inattentive, adding to the overall negative experience. It was evident that the restaurant lacked the commitment to delivering a satisfying dining experience, evident in both the food and service.

I just visited the place, the rice is not from Iran (the quality was low and as seen in the image, it should be basmsti or other type of pakistani or indian rice with high percentage of "As" (very bad for health)). Also, koobideh kebab should have more weight, i dont know why it was with very low weight. Chenjeh was not well-cooked, i prefer well-cooked one. Also one big disappointment is about the quality of yogurt (it doesnt have enough concentration, i think they mixed it with water, or using low quality of yogurt). These things are only about my experiences, and i think they need to think about the quality of the food. Regarding the side dishes and design, as vividly depicted in the image, there is not much detail of an iranian restaurant.
