Most of the good reviews are incentivized such as them asking us to come see them for treats or discounted rates upon signing a lease. Super biased. Here is a review from somebody who has been living here for a while and is planning on leaving soon.
Kinetic Student Apartments has its moments, but some issues really stand out. The amenities like the tech room, study room, and gym are easy access, but the execution falls short in some areas. For instance, the print room doesn't open until 10 am, which is inconvenient for students with early classes and last minute tasks.
What really grinds my gears is the loud tours that disrupt the study areas every day. The tour groups come into the study rooms, which are specifically designed for quiet study and focus, and proceed to talk loudly about the amenities and features of the building. It's like they're intentionally trying to disturb the students who are trying to study. They'll be discussing the benefits of the study rooms, and then ironically, they're disrupting the very environment they're promoting. It's frustrating to see them bring groups of potential residents through these areas, treating the current residents like exhibits in a show. A simple adjustment to their tour methods could make a huge difference. Like treating the environment like a library and walking through silently. Then when they leave the area they can discuss further. I attached a picture of ppl in the study room studying , I don’t see how you can see people working and you still decide to walk through the study room and talk as if you can’t do that after. Where is the empathy??? Because of this i stopped working in the public areas because it triggers my anxiety.
Other notable issues include:
No visitor parking, making it tough for friends and family to visit. Be prepared to pay 80$ in parking fines even if you pay for parking because other students will park in your parking spot. The "hardwood" floors are actually peel-and-stick laminate Elevators can be slow, and fire alarms go off frequently coffee machine is almost always not working no access to mailboxes yet, they still haven’t given us our keys. utilities can climb up to 300$ /month no garbages cans on apartment floors
I had to rate at 3 stars because most people who come into Kinetic are looking for a place to maximize their student potential. If these things aren’t fixed soon then it kinda is in vain.

I am not doing that since it was only resolved through my own doing, and because everything I experienced still happened. Honestly, I think it's crazy and rude of them to ask me to take down this review. UPDATE: I had already clicked view details on resident portal before, and it never showed the itemized bill, which is why I had to contact Kinetic directly. However, let's say that it did work and that I didn't know about it before: Kinetic should have instructed that to me when I first contacted them in June, not after I made a review in August. Also, the locks of the apartments are all electronic/through an app. The one on my room door did not work during move-in, so I was locked out of my room for hours. Maintenance came to let me in and gave me a new lock, but it still does not work a week later. Terrible, especially with how much I pay for this place.
As I am a resident who will be moving in tomorrow, I have to pay before move-in. On my resident portal, it says that I have to pay a certain amount of money before move-in; however, it does not have an itemized bill so that I can know specifically what I am paying for. The price is higher than my rent, and I assume it includes move-in fees, but I would like to know exactly how much everything is and what I am paying for. I have been contacting Kinetic about getting an itemized bill since June; however, they let me know that the amount owed would not be set in stone until the end of July. When the end of July came, I contacted again, and then they told me that I would receive that information in my move-in packet. (It is also important to note that each time I contacted, it would take Kinetic around 1-2 weeks to send a response to my inquiries, which is very long.) I received my move-in packet a few weeks later in early August, but it did not include any of that information. I contacted them once again asking for an itemized bill, but no one has reached out to me yet. Move-in is tomorrow, and I need to pay, but I have no intention to pay without knowing exactly what I am paying for, so this is very stressful. Read moreExtremely disappointing living experience – do not be fooled by fake positive reviews Most of the positive reviews here are misleading, likely because this apartment complex is newly opened (within the past year). In reality, living at Kinetic Atlanta has been one of the worst housing experiences I’ve ever had — I strongly advise you to look elsewhere.
Despite charging significantly higher rent than many other apartments in Midtown, the living space is much smaller. The room design feels more like a jail cell than a home — dark, cramped, and extremely poorly soundproofed. You can hear noise coming from all directions, at all times.
The lease term is only 11.5 months, yet they charge for a full 12 months — which feels very deceptive.
The sublease process is a nightmare: both the original tenant and the new subtenant are required to pay hundreds of dollars(600 in total) in fees, and the paperwork is tedious. Due to these excessive costs, I was ultimately unable to find anyone to take over my lease.
For almost the entire year I lived there, I didn’t receive a mailbox key. It wasn’t until the very last month that they finally gave us one. Before that, we had to wait in line to ask the staff for our mail every time.
The rooms are completely sealed with no ventilation, and there was an overwhelming smell of formaldehyde when I first moved in — likely from new, cheap construction materials.
The package delivery system is inconsistent: sometimes you receive a notification from the app, sometimes you don’t, which creates anxiety and confusion. There are no visitor parking spots, meaning friends literally cannot visit you by car.
The interior finishes are extremely low-quality, and the main gate breaks frequently (easily 10+ times in a year). At least one elevator is always out of service.
On top of that, they use a special payment system that adds a $2 surcharge for every rent transaction — and they often break up payments into small parts, forcing you to pay this fee multiple times. This was never disclosed in advance.
All in all, this is one of the least cost-effective apartments in the Midtown area. I will absolutely be moving out...
