(PLEASE READ THIS IF YOU WANT A DETAILED REVIEW)I have been living at One12 since 2022 and ONLY renewed my lease as the complex works out for me due to location(im a gsu student) and other personal reasons,however im starting to have some doubts that might affect this.Even though i renewed my lease this does not invalidate my point or the things im about to tell you. This may be one of the most money hungry companies i have ever met.This past week the ENTIRE complex did not have water for about 3 days.Water is a BASIC LIVING NECESSITY & im pretty stuff it is getting to point where the tenants have grounds to sue greystar/One12 for the living conditons were under.On top of the Water being off,in my building BOTH elevators have been broken approaching almost 2 Weeks now with NO UPDATES.I literally just came across the review of a girl saying she just had knee surgery but still having to walk up so many flights of stairs.In November of 2023 Greystay LLC. Took over the old managment. You would think when a new company takes over stuff gets better,when in fact things have gotten WORSE.Lets do some quick math,if you live in a 4x4 your rent is between $700-900.Everything is individually leased here,so ONE FULL UNIT ALONE is making this company over $3000.Studio apartments are about $1300-1400.there is way too much money being given to one12 for things to be like this,its honestly disgusting morally.The trash chute is constantly full and due to elevators being down people are starting to leave more trash in the stairwell.OHH also over 12+ cars were broken into last month WITH NO COMPENSATION and people have had their car broken into multiple times.Only when i went to go give the leasing office a piece of my mind did they finally start sending updates about the water and fixed the garage door.Im one of the most patient people you will ever meet but my BREAKING POINT has been the water being off and the elevators down.That is absolutely ridiculous when i know they are making THOUSANDS if not millions off of us.i think they expect college students not to speak up for themselves.Did i mention that these people are horrible at sending updates as well???? PARENTS & POSSIBLE FUTURE RESIDENTS - In conclusion & as i stated above i renewed my lease only due to location and personal reasons while im in school and i personally like the unit im in.Until Greystar realizes that they are going to start losing business which they are i met multiple people who are saying they didnt renew or even going as far to post to social media about this,please DEEPLY consider your personal situation,finances,and patience before signing a lease here.Hopefully they get their act together before you arrive.OH! And dont pay attention to the 3.0 star rating,it used to be a 2.3 rating but the company does giveaways so we could lie for them and give 5 stars. To Greystar-i hope you guys are realizing how serious this is getting and your company will start to fall soon because people arent going to keep paying for these conditions.I cant wait to see how many tenants you guys lose when the current leasing term ends this summer.Maybe that reality check needs to hit yall pockets for you guys to understand.

I can not begin to express how badly I want to give this place 0 stars but it won’t let me. DO NOT MOVE HERE PLEASEEE!!!! for starters originally when I first came they gave me a date that was a month out from where I originally wanted to move they , kept expressing to me that I couldn’t move in sooner so they could make sure that my apartment would be up the par well that was a lie because when I first moved in, my actual door FRAME was broken and the door was cracked. I wasn’t able to properly close my own door With a roommate for the first month and a half of living I had to contact the leasing office back-and-forth throughout that whole month. Before they finally fixed the frame and throughout my year of living here they still never fixed the door so it’s been cracked. Additionally, my room was covered with paint spill and runoff. The flooring already had scratches on it. the drawers were already scratched and chipped, and the overall condition of the apartment was not move in ready I made work orders for all of that and they never addressed it one of the maintenance members even told me that I could just clean up the paint myself. Now let’s get into everything else from outside of the apartment for starters they’re trash dump is always overflowing when you walk into the first floor. The smell of trash is unescapable. The gym smells like wet mold, and there’s graffiti all over the doors and by the elevator, additionally their gate is always broken and the key card that they give you to get in and out of your room and the apartment doors is a slim debit card style.. I say this because me and several other residents have easily lost this card as it’s not something that you can easily put on a keychain and let me tell you they charge $150 to have your door unlocked if you lock yourself out on accident after hours. Additionally, they give you the small red card to stick on your mirror to show that you parked at the apartment but for some reason it slips off and falls, they have a booting company that will boot your car. I’ve had my car booted twice by this company and have paid $75 each time to have it removed The booting company apparently does not keep track or record of the license plates that park at this apartment, so you can give the red card that they have to ensure you pay parking to literally an virtually anyone can park here since they don’t see tabs of the license plates. I also have had to get a new mailbox key made twice to the point I just gave up and have my mail shipped to my parents because each new key they gave me stopped working Additionally, you’ll have to worry about leaving your bike mine was locked by their bike rack and both of the wheels were stolen from it And the only way to get camera footage is to file a police report. Their security is garbage and there’s so much more I can say about this apartment but I’m begging you please do not move in here. I wish I listened to the reviews

I've been dealing with so many issues at One12 Courtland that have made my living situation a nightmare. Where do I even begin? First, my roommate has been vandalizing my personal belongings and verbally threatening me. This has created an extremely unsafe and uncomfortable environment to live in. The parking garage door was also left broken for weeks, leaving the area insecure. I was very concerned about the safety of myself and my property. There is also only 1 hour guest parking, so if you ever want to have a guest over longer than an hour, then you have to park across the street and pay. Then, my car parked IN the garage had its wiring harness chewed up by rats. The complex needs to address this rodent problem to protect residents' vehicles. This is most likely due to the uncleanliness of this place due to the constant sticky floors and the reeky smell of trash and weed. You can see in the images attached the GRIME on the stairs (it was recently power washed due to some recent reviews to cover their tracks). There was also a 3-day water outage due to a burst pipe, and the complex only provided 2 water bottles per resident per day. I had to go elsewhere just to shower and use the restroom. And the elevator was out of service for more than 2 months, making it a huge hassle for me and other residents to access our homes. It also may be an ADA violation. To top it all off, a resident's laundry key card mistakenly gave someone access to enter my apartment. This was a major violation of my privacy and safety. The $200 rent credit they offered as compensation is completely unacceptable. I would like to highlight that this incident aligns with the terms outlined on Page 7 of my lease agreement, which explicitly states that any violation of safety and privacy constitutes grounds for the termination of the lease. Despite everything I have gone through I have not been allowed to break my lease. I've had to seek legal counsel due to all these issues, which I believe constitute premise liability and negligence on the complex's part. The apartment management Mary ensured to do her part to slow the legal process by refusing to connect my lawyer with Greystar's legal department until I contacted Chris the regional manager. I strongly advise anyone considering living here to reconsider. This has been an absolutely terrible experience.

Changing this review because management has really tested my patience! Received notice of eviction TWICE (today is the second time), but I have never been late on my rent, EVER. They continually charge me each month for parking WHEN IT CLEARLY SAYS ON MY CONTRACT THAT I DO NOT HAVE PARKING (I don't even have a car, can someone please explain why this is there??). Plus they keep saying that my rent is $1070 a month WHEN IT IS $980! It says it on my contract.

Side note for my January 2017 rent receipt, the woman put December on it when it was suppose to be January. I've already pre-paid for Sept-December, so it would make no sense for it to say December. So I had to tell her to put January on mine AND THE APARTMENT'S receipt book (because if I hadn't she wasn't going to do it since she already started to file it away) The receipt now says December/Jan. This is problematic because it confusing and misleading for third party reference - which is probably the reason why she did it.

Their eviction processing is on the 15th of every month, and today is January 15. Unfortunately for me, it's Sunday as well, so that means there business office is closed. So I cannot speak to anyone about the continuous mistakes on their part.

I have contracts, paperwork, and proof of payment, so these scammers cannot dupe me.

Also to include to this review since last time I was being considerate:

I live in building one and this place is flithy. Infestation of roaches and flooring and walls in the hallway are stained with throw up and other things. Trash everywhere in the staircase. The elevators are ALWAYS broken and slow which is very problematic since only two floors out of 8 are accessible from the staircase.

On the tour, they'll show you floor number 7 in building two, which has wood flooring and is very clean. Then walk you over through the recreation/rooftop pool area and down the elevator to building number 1's lobby which is also very clean and very nice. However what they don't tell/show you, is the flithy disgusting carpet flooring all the other floors' hallways have. Also that the elevator that one uses to get down to building 1's lobby is the only elevator to the parking deck, and this is also the same elevator that was broken down for 3 weeks! Since I don't have parking, I have no idea how people from my building were able to get to the parking, but I am sure they were very inconvenienced.

Speaking of the parking deck, the gates are always broken. So people who do not live at one12 casually walk up/drive into the parking deck. It hasn't personally happened to me, but I heard of other residents getting their vehicles broken into and people robbing them from their apartments.

Also this leaves me to security. It's suppose to be 24/7 security right? As if. I live in building 1 and over the holidays, I barely saw anyone guarding the door. It would make more sense to have more security during this time but no! No one at the front desk and the parking garage gate was also broken. I thought when the break was over security would go right back to how it was starting out in August 2016, but on Friday, January 13, the door was opened and no one was at the desk!!

I can't count how many times these people have walked in without knocking or anything over break. You know that notice apartment complexes are suppose to give you before maintenance comes in? Never got one. If I was not here over Holiday break, I would NEVER have known they entered my apartment.

The reason they were entering my apartment was because of a vacant room I had in my unit (it's 2br 2bh). They entered probably 5 or 7 times over the break. I didn't find out the reason they were checking out this vacant unit was until I asked one of the workers myself. The reason was because I was getting a roommate the following day!!! I asked the worker at 4pm that day and I didn't receive an 'official notice' until 7 that night.

Please do not affiliate yourself with this apartment. They are scammers that prey on 'naive' students who don't know about their...

During the colder months it’s a little calmer, but once spring and summer come it becomes a full infestation. No amount of cleaning makes a difference and One12 does nothing about it. If you’ve heard that One12 has roaches, don’t assume it’s just a couple here and there like other apartments. You will literally see them every day. We have deep cleaned our apartment and still get there. Even in our pantry. It’s disgusting! The whole property is dirty. The elevators are constantly sticky, broken down, and disgusting, especially in Building 2. Trash piles up in the halls because people don’t even bother putting it in the chute, so the building smells all the time. The building walkway is also always dirty. Idk if there’s a cleaning crew but…yea… Security is useless. My friend’s ex, who doesn’t even live here, was able to get inside the building late at night with a knife and tried to break into our unit. Nothing was really done afterward by One12, really only the police but only because we kept pushing the case. I even asked to terminate my lease and offered to pay to get out of it, because I didn’t feel safe anymore, but you can’t just leave. They make you find someone to sublease, which of course is nearly impossible because nobody actually wants to live here. We were offered a transfer to another unit, but the apartments themselves are so bad that we just wanted out completely. Parking is overpriced at $150 a month, with small spaces that aren’t worth it. They claim it’s cheaper than other complexes, but that’s not true. Yugo and Westmar charge a one-time payment of around $50 to $100 and that’s it. Guest parking is another scam. My boyfriend’s car was booted two minutes after his free hour expired. We literally came downstairs and were shocked because it hadn’t even been that long! But the booting company told us to ask One12 and One12 said they couldn’t do anything. The amenities are pointless. The pool was drained all summer, the one time people would actually want to use it. The gym is alright but could be better. The furniture is terrible. My mattress had holes in it when I moved in, my drawers had roaches in them during move in day, which my mother killedšŸ¤¦šŸ½ā€ā™€ļøā€¦. Some of the chairs and cabinets were already broken. The website also said a TV was included in the living room, but there isn’t one. Other student apartments include that, but not here. And if you want a pet, get ready to pay extra fees that other places don’t even charge. Maintenance is hit or miss. Our AC has broken at least three times, leaving us sweating in the middle of summer. In the winter, our windows grew mold and we were left to clean it ourselves because nothing was done about the root of the issue back then. When we first moved in, our doors and mailboxes couldn’t even lock properly from the outside. We were given keys that didn’t even work, but they threatened to charge us if we ever lost them… Unfortunately, they lowkey tricked us into renewing early by saying rent would go up. We didn’t want to deal with moving all over again after just two months here, so we renewed, only to find out later that prices actually went down for new tenants. Usually when you renew you get a deal of rent going down a bit, but ours went up. Meanwhile, every ā€œdealā€ after that rent went down. They said it went up for a bit but not really, they definitely stayed lower than the rent me and my roommates pay now. The only positive thing I can say is that the office staff are nice, but that doesn’t make up for the fact that they rarely have answers and management never helps. Between the infestation, safety issues, overpriced parking, broken amenities, and how dirty everything is, this place is just not worth it. Greystar, the company that runs it, is even being sued and I can’t say I’m surprised. If you are looking for student housing, please look...

Ok so here’s the tea. Before y’all sign a lease here, please take heed to the google reviews. Do your research. These just aren’t reviews, they’re warnings. This place is terrible. When they take you on your tour, the management is determined to sell you a facade. A fake reality of this apartment complex being a safe, comfortable space for a college student. Make sure to ask to go up to another floor besides the demo floor (3rd floor) because that’s the only floor that they actually clean and keep up with. Take a trip up to the 7th floor or 16th to get a real view of what this place is like. Hallways smell like a combination of weed, pet feces, body odor, urine, and other disgusting things. Overall, the property is poorly taken care of (especially the 2nd building). It’s one thing to have dirty roommates but to have the entire property dirty is a whole different problem. The elevators also have the previous stated smells and the tile floor is always sticky with questionable substances. The amenities are a scam. None of the machines in the gym work besides the treadmill/elliptical. Pool is unsanitary (notice how no one gets in) and a hangout spot/smoke session for the campus plugs. The pet owners of this building have no rules enforced on them. People do not pick up after their animals. Often times we find pet feces in the hallways, stairwells, or outside of the property. Now the actual apartment itself...the property manager or whoever inspects the apartment in between tenants ONLY inspects the bedrooms and bathrooms when there are already residents who have renewed living in the unit. They do not ensure that the general shared spaces such as the kitchen, living room, laundry areas are clean and ready to go for the next people to move in. We found our apartment a mess and with prior residents belongings still in fridge, pantry, and living room on our move in day. Mold and mildew build up in the bathrooms and cracks of the door. BUGS. Roaches. Gnats. Fruit flies. I put in three pest control requests for the maintenance staff and they never came. They just marked the task off as completed. Security is a complete joke and they wonder why bad things go down on this property. They almost never ask to see proof of residence or ask to check in your guests. I’ve walked in with three people before without getting carded or checking folks in. They let any and everyone in the building while they sit down there and collect their check for the day. Sometimes they ask to see the ID’s and key cards to be spiteful and let the tenants they made friends with go ahead & let them walk in with whoever. Most times, there’s no one sitting at the post even though that they tell you on tour that they have 24 hour security on duty. People have been robbed in the parking garage, elevator, and hallways. There was a shooting two floors beneath my feet in front of the waffle house. The management didn’t bother to address us on what happened or reassure that security would be beefed up and more precautions will be taken. Needless to say, (i know this is a lot and long), be careful before you sign a lease here. This is a glorified trap house/project apartment complex marketed to college students for the price of a luxury building. $869+ isn’t worth the living conditions that One12 has to offer. I couldn’t be happier to finally be done with my lease....
