Avoid this place if you get bothered by manipulative sales people that will con you into paying for their scheduled remodels. I can share dozens of stories about how the staff is a bunch of liars that only care about making a sale to potential residents and climbing the corporate ladder. They will lie to you at their convenience.
I moved in under old management and they were amazing. It wasn't long after new management rolled in that all your favorite staffers were replaced with sharks. You know those people that work really hard to try to make you believe they care, but are really just sales people that will say and do whatever it takes to keep up appearances. (EG. Multiple times I walked in on management gossiping and bad mouthing current staff and residents.) The stole amenities and refused to compensate back for the lie they made to get me into the place. They send letters saying the will enter your apartment and give you a short notice, a huge window (sometimes weeks) for when they will arrive, and many times just blow off the appointment like the cable guy.
Staff cares very little about current tenants. They will blow you off to make a sale. Management has no authority to do anything, they have canned responses that they have to check the google drive (employee handbook) and does absolutely nothing to support current residents. They have monthly meetings that are an absolute waste of time. Jeffy boy sits there and makes up stories to manipulate you into thinking he has any authority to get anything done, don't be fooled this place is owned and ran by a multistate corporation (I believe out of Colorado).
The outside is not taken care of at all. There is a cleaning crew that comes once a month to clean the hallways. until the cleaning crew comes you have do deal with dog pee drying up in the hallways because the tenants dont clean up after their animals and management does the bare minimum. cockroaches and fleas in the courtyard, if you have a dog make sure you don't miss a dose of your flea medication.
upon move out megan said she had an initial inspection to prepare for the REMODEL of the unit. I requested to be a part of the final inspection which she agreed to (said "absolutely"). They then refused to let me be apart of the final inspection at which they charged me for everything but the kitchen and bathroom renovations.
They charged me to replace the carpeting with hardwood/laminate floors on their scheduled remodel and sited dog pee as the reason. (See story below) They refused to share any proof outside of a peice of paper with some scribbling on it.
The charged me to paint the entire apartment because there was a small scuff on the wall. Jeff had to pull up the employee handbook before he told me the type of paint they use leaves a mark if you wash the wall so they can't be cleaned or touched up the spot; they had to paint the entire apartment for a small scuff and charged me for it.
They then charged me for the clean up which was interesting because they charged me for thier scheduled remodel and literally renovated the entire place.
(Update) Thanks for offer but I have already wrote off the 2 grand for your apartment renovation as a sunk cost. I thought it was important to share my experience for people like me that care about honesty and integrity.
Story: I was told by the jeff that the reason I paid to replace the carpet was due to subflooring damage. There were no photos of the subflooring damages so I asked how they checked and was told they use a special light. I was also told no one from your organization was present for the carpet inspection and to contact salinas inc who told me they couldn't discuss this with me because I didn't sign the bill. Read moreLived in the community for 3 years October 2020-2023. While it is a bit on expensive side I have no regrets about living in the community.
The staff are all absolutely amazing. Very friendly and personable. The maintenance team is top tier and are very responsive. Everyone in the leasing office is great as well. By far the best staff I've ever had in a complex. I've had to move a lot for work so I have dealt with many.
The amenities are really nice and have a nice luxury feel to them. Great pool, dog park, hot tub, dog washing station and gym. Even during COVID things were handled so well. If you wanted to use any amenities all you had to do was reserve it via the community app.
The apartments are well designed, everything looks fantastic. No issues with the Internet and the nest thermostat was a nice touch. Even though it's in downtown Long Beach the sound proofing is REALLY great. I didn't have any issues sleeping at night in regards to noise outside. Occasionally people would walk or stand in the hallway having loud conversations as if no one was present. I will say it's very easy to hear what goes on in the hallway but this doesn't happen often. One thing you should know (at least with my apartment) is that the washer and dryer are very small. Do not expect to wash large sheets in it. Again, this could just be my 1 bedroom 1 bath.
The location has it's pros and cons. You're in downtown Long Beach so you're near a LOT of great things. Many restaurants and bars (Saints and Sinners is a great bakery to walk to every morning). There were many events that took place directly outside my balcony. It was very cool to step out and walk to so many great places. The con of the location is that it's downtown Long Beach. I didn't always feel safe and even encountered racism and indecent exposure during my time there. Sometimes houseless individuals will manage to get into the building if someone doesn't close the door all the way (sometimes they don't close but it gets fixed). There's also issues with the gate to the private parking not working sometimes. This has led to break-ins and even things taken from my own vehicle. The complex has hired a much better security company to patrol and I haven't seen any issues since. However the gate still breaks and stays open from time to time. Friendly neighbors, although a lot of them have poor gym etiquette often refusing to wipe down equipment after use or put it back up and refuse to pick up their dog's waste in the dog park despite supplies being provided.
I think that is all the cost of living downtown. The staff does everything they can to make you feel safe and cared for but they can only do so much. All in all to summarize things; yes I'd stay here again. Great location, great staff and great...
Read moreI’ve been a resident at Griffis Pine since 2020, and the level of service has deteriorated significantly over the years. Maintenance requests are ignored for weeks—sometimes months—and management is completely unresponsive. They either fail to reply to emails or provide vague assurances with no real follow-up.
Currently, I have multiple unresolved maintenance issues, including plumbing problems, leaks, mold, and ventilation concerns. The guest bathroom has developed a strong sour smell, black particles are coming up from the sink drain, and mold continues to return on the tiles despite regular cleaning. Maintenance has yet to investigate or address any of these serious concerns.
Beyond that, the ButterflyMX call box has been broken since January 20th, making it impossible for guests or deliveries to enter the building. After multiple follow-ups, I’m repeatedly told that the system has been “reset” and “should be working,” yet it’s still down. There’s zero sense of urgency from management, leaving residents without a functional entry system for weeks.
The most infuriating issue? I submitted a termite treatment request on October 21, 2024—over three months ago—and it was never completed. A technician came out, marked areas that needed treatment, and said maintenance would return to spray. No one ever came back. Then, I discovered that my request had been falsely marked as “completed” even though the termite treatment never happened. The stickers identifying the problem areas are still on my walls, untouched.
Long-term residents are being completely ignored, and it’s clear that management has no regard for tenant concerns. If you’re thinking about moving in—DON’T. The high rent does not reflect the level of service here. Expect to chase down management for basic repairs, deal with pest issues that never get treated, and wait weeks (or months) for a response.
