As first-time home buyers, we wanted to get a sense of what the market was like in our area with the expectation it would probably be a six-month to one-year journey to buy, at soonest. We were upfront with Aaron about this and it didnāt diminish any availability or help he gave us. He was very accommodating and easy to schedule with for viewings. At viewings he was always at the property before us, answered all our questions and would go out of his way to get answers for unique questions we had. He sent us many properties we hadnāt seen within our budget and made it easy to view properties we found too. Our location preference was pretty narrow because we liked our neighborhood, and he did a great job of striking a balance between sending us properties in our neighborhood and showing us what we could get in our budget in other areas.
Another thing that was SO helpful in the early stages of looking was that Aaron hooked us up with Curtis at Ameris Bank, who spent a ton of time with me getting clear on what we could afford and securing the best mortgage offer I have seen anywhere. When we were fortunate to find a place we liked that was in our budget after only a couple weeks, Aaron helped us get pre-approved, figure out a strategic offer, and submit the offer within less than 48 hours. When our offer was accepted the next morning, Aaron immediately went to work helping us get the home inspected, acquire quotes for outstanding issues, and negotiate with the seller for those needs. One of them in particular couldāve lead to a sizable out-of-pocket investment after moving in and Aaronās help in the negotiation phase allowed us to move in with peace of mind.
Our closing process was completed in only three weeks. In that time Aaron made himself available daily for checkins, answering questions, and frequent updates, which was very helpful because the process of closing so fast was stressful. The title company they connected me to was also amazing (City Title). Even when everything was completed, Aaron checked in with us and answered any outstanding questions while we moved in.
The entire process felt like working with a friend who had our best interest in mind, which we really appreciated. Aaron routinely checked in with us to learn what we wanted at each step and then made suggestions where we needed more guidance. And I feel this contributed substantially to not getting the price for our house we expected, or the ease in finding a new home to move into. For example, we had a $330K offer for our house, the paperwork was screwed up, we asked for it to be corrected, and operated under the assumption that it would. However, when one week later we put a bit on a house, we found that this $330K offer had been withdrawn. We weren't told. The agent was not told. We had to pull our offer on a house we loved. We expected to close on the sale of our house as well as the purchased new house on the same day. When that day came, the closing was canceled for the new house, which could have left us homeless. With some fancy negotiation, we arranged to occupy the new house until a new closing date was set. That date was set but it came and went without any communication. And on and on each step of the way. No communication. Miscommunication. This problem extended to virtually all the other Ashton Group recommended businesses. Black Tie Moving: never completed the move; left lots of our stuff without letting us know. Tennessee Title: took 6 days instead of a couple of hours to close. Took 3 1/2 weeks for them to give us all the money we were due. Repeated calls and emails were never responded to. Tennessee Auction: withdrew $330K offer without letting us know; business relationship between Ashton Group and auction house severed without letting us know, leaving us in a peculiar position. Halo Realty Auction: provided the wrong information in their marketing materials and signage, so our house was misrepresented online, as much less than it was, on all the realty sites, and I think this contributed to us getting a lower offer than we expected. Weak description, wrong stats about size and bedrooms, $300,000 sales price instead of CALL FOR PRICE (which set a ceiling expectation for the bidding). Realtor for house we purchased: that realtor, too, was inept at her job. She failed to file required paperwork to local authorities before our contract agreement ended, then canceled the contract without informing anyone, as if the owner of the house was uninterested in selling. She failed to inform our realtor. But he also failed to double check to make sure the process was on track. And on and on.
