We have just renewed our lease for another year!!! (actually14 months) We love the property, the location, (walkable rating of 78) amenities, the pool area and the staff.
In response to anotherâs review..We personally have never had either of our cars broken into here. Yes an elevator goes down occasionally. This happens everywhere, more so at The Can Plantđ The gate being inoperable at times is due to people (occasionally) not waiting till itâs fully open and therefore running into it. (This has also happened at two other communities in which weâve lived)The Valet trash? Well thatâs a third party contractor. So, once in a blue moon their employee hasnât shown up. Itâs definitely not a normal occurrence. I should mention that the garbage bins are in the garage on the way to your car so.. Also, we have never had a problem with the maintenance staffđ¤ The truth is that no apartment communities are immune from the aforementioned. We should also mention that the staff here has always been on point. Great crew.. So our suggestion? If you plan on moving to the area itâs definitely worth a look. đ
Full disclosure..we relocated here from the Pearl brewery or the Can Plant.
First and foremost, we absolutely love the Flats At River North. Itâs a prime location without having to pay an outrageous premium. Since day one, we have been treated with nothing but the utmost respect, and moving in was about as easy as easy can be. They were very accommodating and receptive to our many questions. Lauren, Taryn and Andres are a great crew. As are Ray and Zack from maintenance. In fact, my ring camera notified me someone was at my door. It was the general manager of the property. She was touching up the doors with paint. Iâve never seen a manager get out of the office and get their hands dirty, so to speak. That was very impressive to me as Iâve been in management for years. They are great at communicating with the community via the app. All in all the apartment complex is quiet. We hardly ever run into anyone in the halls. Itâs also nice because the upper floors are carpeted. You also have six or so establishments in which you can eat within a five minute walk. And the Pearl is a 10 minute walk. Btw.. Itâs only a mile walk downtown on the Riverwalk. So peaceful that you forget, youâre in a big city. The neighborhood is very local. I wish we had found it a year ago. They have a nice gym and a beautiful pool. And the clubhouse off the pool Is awesome with a shuffleboard table. They have another club room on the 5th floor. Both can be rented for private parties at a reasonable price. Also, I would like to note that everything in the apartment is LED. And the electric stove is awesome with air frying capability as well as a convection oven. Our electric bills are like $60 /70$ so far.. Very energy efficient. They have a hot water heater ( boiler system) in the building. Unlike our previous apartment that had a 50 gallon furnace. Here you can take a shower right after your significant other and still have hot water and or fill the bathtub, which is good for me since I have a lot of aches and pains. The office area has a printer on the 2nd floor that actually works unlike the last two communities. And of course two areas with complementary coffee. I wish I was able to buy our apartment. Itâs so us and the Riverwalk is right across the streetđ Iâm sure Iâm forgetting something and if I do, I will edit this post to include whatever it may be.    Read moreWe moved in having what I thought were fairly average expectations for the building. Unfortunately my husband and I were disappointed in almost every way except for the leasing staff. The staff was good for the time we lived there - interacted mostly with Felix who is fantastic and Stephanie is responsive. The complex had many problems while I lived there and it seemed to be due to the management company , not the leasing office. The folks in leasing only have so much power and don't control the budget. The management company does and I do think they should be ashamed to have allowed such a low level of security and safety for the residents. There were multiple break- ins when we lived there, cars damaged, trespassers, we suspected some illegal airbnbs. Our apartment faced broadway and the music from the Social Spot was unbearable. I don't know how anyone with self-respect could build and apartment building next to a venue that plays music so loudly ( almost nightly) out floors vibrated. You could hear every word the DJ's said and every word to the music even with the TV on loudly. You'll read complaints about the Social Spot on other reviews here. I also don't know how the owners / managers of the Social Spot have any integrity knowing how many complaints were issued and police sent to their venue from residents. The overall feel of the building was good when we moved in- we loved our actual apartment but soon realized it felt more like a college dorm. Residents are not as considerate as you'd hope- trash is left out in the hall weekly that smells disgusting for the trash valet service and people don't care. Management doesn't enforce the rules for it. It's embarrassing to have guests over and walk through hallways of overflowing and smelly trash! Maybe this policy has changed since we moved out. Gunshots- heard them multiple times at night outside our apartment. Many homeless and drifters- on Broadway right next to the dog park- again, issues with safety. We witnessed homeless sleeping on the property next to the building at times as well. The final straw for us was one early morning my husband was walking in the hallway and passed the door to the garage that was across from our apartment. He noticed the man seemed to be struggling and when he looked out the window saw he was trying to break in! The guy ran off when my husband reacted but this shouldn't happen. He likely gained access through the parking garage which is ( running theme for the building) not secure and unsafe. I personally did not feel safe living in this building and after that incident we gave notice. For comparison, we've living in downtown Oakland, CA and felt safer. Management cannot control every unfortunate situation, and that's a justification they'll often give when bad things happen. However, that doesn't justify a lack of action. The management company could make the building more secure and safe. We moved out 3 months early and still paid on an empty apartment because it felt so unsafe there. Again, the only positive was the leasing office staff. I wish I could write separate reviews for the office staff and property management company but at I understand there is a difference. Don't even think about visiting your friends during the day (not even overnight or a weekend) or your car will be towed. We stopped in for TWO HOURS to visit, and even though the signs say, resident and GUEST parking, our car was stolen by the Flats and held hostage at a tow yard. NO warning, no sticker, nothing, just towed. The Flats is a SCAM and they are thieves.
Make sure you read the reviews of people who actually lived here and not the reviews of people touring the building.
Despite their comments in the reviews, on-site management is fully aware all of the situations and regional management could not care less. When you bring up an issues with Stephanie Gonzalez, sheâll selectively respond to your issues. Many issues have also ccâd the regional manager Shannon Albright, and I have NOT YET RECEIVED any comments from her even following a request to Felix Untalan.
Management requires you to have renters insurance because YOU WILL GET THINGS STOLEN!!!!! and they will do nothing for you.
Numerous vehicles broken into, motorcycles stolen, Jeepâs tires stolen and left on cinderblocks, catalytic converter cut off a truck on the 5TH floor, bicycles stolen from a secured storage area, etc. and all they will say is call your insurance company because âThis is what you need to expect living in the cityâ. Never mind the fact that there have been no gate arms on the Avenue B garage entrance since June to help secure the building.
If you have a security concern and try and contact the on-site âCourtesy Officerâ via their emergency line, donât expect a call back. Multiple calls have been made and never once did we receive a call back.
The rest of the apartment is lipstick on a pig.
You are required to have the Valet Garbage Service ($25/mo not included in your rent), that doesnât pickup on Fri/Sat nights. A few units still will place garbage out those night so the hallways smell like trash or the garbage rooms fill up so badly that you can barely open the doors.
We were the first people to live in our unit and we had over 50 maintenance requests to fix issues, including an almost complete replacement of our rooftop terrace due to flooding in our unit.
Black mold EVERYWHERE. After our terrace was replaced instead of leaking water into our unit, the water began leaking into the two units below us. Common rooms have obvious mold against walls.
A public terrace above the main Jones Street entrance was closed to access in April and then collapsed in June, 2022 rendering the main access to the building inaccessible. The freight elevator numbering has been mislabeled for our entire lease. If you want to go to the 4th floor via the freight elevator you need to hit the 5th floor button because the basement of the garage is labeled as floor 1.
Their listed community amenities are a sham!!! The âDog Parkâ is not on-site but the City park across Broadway Ave. The âState-of-the-art fitness center with fitness bikesâ has never had the fitness bikes even after...
