- Our room smelt like mildew and wouldn't go away even if we turned on the humidifier. - They don't give you disposable slippers as advertised in their photo which is a bit misleading. I would have brought my own if I knew that was the case as it seems so dirty sharing the same pair of slippers with everyone else (I don't trust their random sign that says it's been sanitised). - check in is at 4pm and they don't allow for early check in. This is the latest check-in time I've seen having travelled to many countries. On top of that check out is at 10am. - there is no daily housekeeping services unless you pay 3000 Yen which is ridiculous for a 4 star hotel at their price point. On top of that, you need to let them know by 8pm the night before if you want your room cleaned. - You're given a key for your room instead of the usual key card at other hotels. Make sure you don't misplaced it otherwise you're paying 10,000 yen. - the room door doesn't auto lock like other hotels so also make sure you are locking it behind you each time. - the carpets are heavily stained and so are the cushions for sitting on the floor. - the toilet smells even worse as there's no windows and ventilation sucks. - aircon is full of dust and obviously hasn't been cleaned for ages. See photo. Wouldn't recommend staying here for this price point.

I love how clean and quite this place is. It is surrounded by so many famous sites so you can visit them by foot. They do not serve breakfast here, but in this area so many breafast resto is available. Some of them need to reserve first. The room is traditional japan style and the cleaning will come every 4 days, but they give you extra amenities in first floor near receptionist. The hotel is small and located in a compound, so you can see local's activities everyday. They have laundry coins, microwave and ices maker in a communal area (just a small room in 2nd floor, but enough to do things).

The area is super dark at night, if you are a lone female traveller you might be a little paranoid. But the location / room size / utility is pretty good value. The room itself is quite big but the toilet & shower was cramped. My room had a weird stale feet/socks smell? And no free water provided. Quiet, boutique and friendly enough service!

my partner and I love this place and highly recommend it. situated in a quiet neighborhood but only 5-10 minutes walk from the nearest stations, sites main roads and streets.

it's very clean, the staff speak English and are very friendly and helpful - they even helped us in a heartbeat with a smile on their face to deliver our luggage to Tokyo and helped call the next hotel to prepare reception of the luggage.

room is spacious in traditional japanese style with a couch and TV. strong shower head with a bath. cleaning comes every 4 days if you stay for more than 5 days. they also provide extra toiletries for you to self serve next to the reception.

also 1 laundry machine, water and ice machine and microwave in a communal space on the...
