The location is excellent. The room is small and the mattress is very hard for my liking. Has everything you need basically, so balances out quite well overall. The exhaust fan in the bathroom is very dusty. It is also making a very very loud humming sound that I can hear very strongly when I am laying in bed. Bad sleep due to this. The cleaners make a lot of noise talking loudly to each other down the corridor every morning. We found caterpillars in the bed. On check in we were basically just handed the room key card and on checkout we approached the staff at front desk and she just pointed at a 'self checkout' machine and didn't speak to us once even though there were 2 staff there and no other customers.

Further update: after 7 nights of sleeping on a painful mattress I decided to uncover the sheets and have a look and found the mattress is actually broken (the layers have collapsed, and you can feel the inner meta springs). After showing photos to and communicating with the management I was offered a small refund of one night. To be honest, the bed was so bad it almost ruined our trip and I've still got neck pain a week later. The Sotetsu Fresa Management we communicated with via email were very good, polite, honest and communicative. The staff we encountered in person at the hotel....I have nothing positive to say about them...
Read moreGreat hotel!! Such a convenient location. We only stayed a night on our return trip from Osaka the night before our flight home and I wished I had made this hotel my Tokyo base.
Rooms were actually a bit more spacious than other hotels we’ve stayed at in Tokyo. We were given an outside room, so it was nice and chilled. Luckily, the hotel lets you personally control the AC or heat. It was also nice and quiet since it’s further away from the elevator.
Location just can’t be beat!! 10 minute walk from Tokyo station, 5 min walk to Ginza or Asakusa line. Direct line to Haneda airport through the Asakusa line. We got to the airport within 30 mins. The Ginza Don Quijote is also 2 stops away. It was so, so convenient for our last day souvenir purchases!
Lobby, check in, amenities, pajamas, laundry, and vending machines on the 2nd floor. Vending machines are also around the hotel outside. Lots of options. Breakfast for purchase at the restaurant attached to the 1st floor.
Staff were very helpful. They have self check in and check out, but they do ask for hotel confirmation number first before directing you to one of the machines.
Rooms were clean and like I mentioned, more spacious than other Tokyo hotels. Products smelled good. Hotel can hold onto your luggage or receive and ship to the next location. everything is so convenient! Great value. Great location.

Read moreLess than 10 minutes walk from Tokyo station but the price is actually very reasonable even though we got it at a discounted price with the current travel campaigns. The hotel is also just a stone's throw away from Kyobashi station, and a family mart convenience store. ||Rooms were really clean, standard Japanese size, and most amenities were provided. The reception is on the 2nd floor and for security reasons the lifts would always stop at the 2nd floor even though you are going down to/coming from the first floor. ||Our booking came with breakfast and it is supposed to be a western/japanese buffet but because of COVID precautions, at our time of stay it was a order-type buffet. You get a sheet of paper with the breakfast items and tick those you want to order. It's still a buffet style so you still can order as much as you like just that you need to let them know what extras you want for the second round onwards. The service was really bad though and items we ticked wasnt included, but items we didnt tick came to us. Understand that the order-style buffet is due to COVID precautions and this cant be helped but it would be great if the staff could just put more effort into reading the orders....
