We stayed in the Overpriced "Penthouse King Suite" @ $200+ per night. The suite was a nice size; had a small living room with a pullout couch, and nice club chair, large wall mounted TV, desk area with nice chair, microwave and small refrigerator, as well as a cabinet that could hold a lot of food, etc. The living room and bedroom each had French doors that opened onto a small covered patio. The patio had solid walls 1/2 way up, had wrought iron bar height chairs and a table. The bedroom had a 2 person bathtub, club chair, dresser with large tv, and nightstands on each side of the Very Comfy King bed. The bathroom is set-up so that the tub/shower and toilet are in a small room. The sink/vanity/mirror are just outside the door. The Cons for this room/hotel: The Penthouse was in a separate building from the pool and breakfast area. The terrain is a VERY steep hill to get to the different buildings! Don't be fooled by the hotel's response to other reviewers pointing out that this is Branson and it's hilly here...There are TONS of other hotels that ARE NOT situated on a steep hill! Many other Hotels that you DO NOT have to leave your building to walk outside on such steep terrain, just to get to the breakfast area and pool. We were on the 3rd floor and while the front desk person told us to take the elevator, etc. when we got to the building, the housekeeper told us the elevator was out of order. We never saw a sign on the elevator, but it Never worked while we were there. The staff either didn't communicate with each other, OR the right person didn't care enough to post a sign and tell the front desk to warn the customers. The indoor Heated pool is actually cold! While the air temp in the pool room is warm and humid, the water temp is cold! Anyone that we saw come to the pool left very quickly as it was too cold for them! My husband and son tried to "tough it out" as long as they could, but even they couldn't stand it for long. There are several reviews that also state this as a problem. We just hoped it would have been resolved by the time we stayed there....guess it will always be an issue at this hotel. The bathroom vanity area is EXTREMELY small. There is very little room on either side of the sink to set a flat iron, make-up, etc. AND the lighting is so dim! Seriously, you can't do your make-up in such dim lighting...much less the safety issue of plugging in your flat iron and precariously balancing it on the small ledge around the sink. There are NO other outlets to easily get access to plug in a flat iron, that would also give you a mirror. It's a very POOR set-up. The patio furniture was caked with dirt/dust/and lime green pollen. This was a build-up that took far longer than the 3ish hours between the last guest and our check-in. They need to have housekeeping wipe down the seats and table top after Every guest checks out! We got dirt and pollen all over the back of our clothes when we went to "enjoy the patio seating"...BIG mistake! Had to change clothes again before we could go out! So, my recommendation is that you should only stay at this hotel if: You get a GREAT deal on the price! Seriously, Penthouse is only worth about $125 considering it's location. Other standard rooms are only worth about $75....and only IF they are located in the same building as the breakfast area and indoor cold pool. Love walking from building to building with no covered walkway (if it rains, etc.) Love walking up seriously steep hills Love a nice small cold indoor pool Next time we splurge on a nice room, it will be at the Hilton on the Landing, NOT...

My wife, 3 boys, and I are Branson veterans, but we always stay on The Strip. This time, we were in town only for one night for the Polar Express (Christmas season only). I saw the location is within walking distance of The Landing as well as the train station. The train station is also the place for the scenic excursions.||So the location is absolutely perfect especially for being as moderately priced as they are. I strongly recommend walking to The Landing. It's just 4 blocks away and with traffic, it's actually faster to walk than to deal with parking and the traffic. Granted you will need to walk back up that steep hill to get back to the property from The Landing. Still beats having to drive!||As far as the property goes, there are a few separate buildings on the property and they are not connected together. The property is built into the steep hillside. We had a suite in Building B with a king size bed and pull out couch.||It was good for one night, maybe two, but anything more than that, try booking their large family suite or look for another property. The room was clean, smelled fresh, everything worked just fine, bathroom was nice and clean too.||They have a rather spacious breakfast room, which is right next to the pool, and we enjoyed a really good breakfast the one morning we were there. I recommend having a waffle maker. One of my boys was a little disappointed that he couldn't make his own Belgian Waffles like he is able to do at numerous other hotels we've stayed at. Otherwise, they do have a decent spread of hot and continental items.||We will definitely consider staying at Best Western Landing View next time we are in town for a short visit or if the family suite is available! Location can't be beat, rates are very reasonable, especially for the location, and great service from...

This Best Western Plus property appears to be corporate owned, but the condition suggests otherwise. The inn is run-down and poorly maintained. Honestly, it doesn’t even meet the standards of a SureStay by Best Western. The first room we were checked into had hair all over the bed, stained sheets, and food crumbs clearly showing it hadn’t been cleaned properly. It's hard to understand how housekeeping missed that. While the front desk staff was friendly and accommodating and quickly offered another room, the issues continued. In the second room, the shower drained extremely slowly, the faucet fixture moved whenever you tried to turn it on or off, and exposed electrical wires with wire nuts were sticking up from the carpet a serious safety hazard. The rooms are very small, the furniture is outdated, and overall, nothing about this stay met the expectations of a Best Western Plus standard. Even the main entry door was difficult to open and close, constantly catching on the carpet. Frankly, I’ve seen independent motels in the area that were in better shape. I do not recommend this location. If it truly is corporate-owned, Best Western should seriously consider rebranding it to something lower than SureStay if there’s even a tier for properties in this kind of condition.

Just go to the Hilton. The rates need to be lowered here because it's about the same as the Hilton, but not anywhere near the experience. I gave an extra star because the breakfast is decent and the TV worked. Upon checking in I asked about the fitness center and was rudley told that they did not have one. I asked again and before I could finish she cut me off and yelled no again. It was advertised so I was confused. The next morning I asked another employee who told me they did in fact have a fitness center, but the treadmill was not working and he did not know when it was cleaned last. The rooms are very small and upon entering the room we were overwhelmed with artificial smell that made my allergies go nuts. I looked around and found a GE plug in plugged into an outlet on the wall next to the bathroom. The hotel claims this is not their doing. The bathroom fan was running when we walked in and this plug in was pretty old and dusty, so it had been there a while. It also seemed like all the fixtures in the bathroom were falling down, like the towel rack. The door to the room also did not shut properly, so if your not double checking you could end up leaving your room accessable.

Their front desk personnel were very nice. Sandy took our reservation and we paid $125 per night, tax, title, and license out the door. The breakfast was excellent. It is a complete hot breakfast and you'll really enjoy it. Their proximity is superb. They are very close to Branson's landing and the center of all Branson. The motel is kind of cantilevered into the side of the hill. In some places it's quite steep. There are no elevators. We were in room 202 on the ground floor facing the road. This is an old motel that has been kept reasonably well. The beds were very comfortable and the rooms were clean. The bathroom was immaculate. Our room had a bit of road noise since we were right on highway 76. They have a microwave and a refrigerator in the room along with a coffee maker. Frankly, if you go to the morning breakfast you have no need for the coffee maker. Their breakfast coffee is quite good. They aren't kidding about the complete hot breakfast either. It came with scrambled eggs, a meat, pancakes, toast, oatmeal, juice and other sundry breakfast items. The pool is not heated. I would suggest getting a room not facing the highway.
