We stayed in these apartments as a family for 8 nights, and unfortunately, our experience was disappointing in many aspects. First of all, check-in is only available after 4:00 PM, which is quite late compared to many other hotels and rentals. With a small child, this made our arrival and first day very inconvenient, as we had to wait a long time before accessing the room. One of the main reasons we chose this property was the advertised kitchen, as we were planning to cook meals for our child. While the kitchen looked nice at first sight and had some utensils, in reality it was not functional. There was only one old pot in terrible condition, scratched and unsafe to use. Most importantly, there was no frying pan at all. We immediately contacted the host and asked for a frying pan and a replacement pot. Although we received a quick automatic-sounding reply saying it would be taken care of, nothing was delivered to us during the entire 8-day stay. As a result, we were unable to prepare meals as planned, which was very frustrating for us as parents. The apartment itself matches the photos in terms of design idea — it has a modern style and was clearly once nicely decorated. However, in reality everything looks worn out, tired, and not well-maintained. Walls and furniture have visible scratches, chips, and stains. The bed for two people was fine and comfortable, but the sofa bed (intended for a child or extra guest) was in terrible condition and almost impossible to sleep on. Another serious issue was cleanliness and maintenance. For the entire 8 days, there was no cleaning service and no basic supplies to clean the place ourselves. There was no broom, mop, vacuum, or cleaning products provided. Considering the location right next to the ocean, sand and dirt naturally come into the apartment after the beach, but we had absolutely no way to keep the place clean. We ended up living in uncomfortable conditions simply because it was impossible to tidy up. Additionally, for a beach property, there was no place to dry wet clothes, swimsuits, or towels. There was no drying rack or designated area, so everything stayed damp, which was very inconvenient. The view from the window was also disappointing — instead of any kind of scenery, the window faces directly another building just a few meters away. The air conditioning was problematic too: it was extremely loud and blew cold air directly on the bed, making it uncomfortable to sleep. At the same time, with the Miami heat, it was impossible not to use it. As for the towels, the beach towels were okay and relatively clean, but the bathroom and hand towels were in poor condition. On top of that, there was an unpleasant smell in the apartment — a mix of cigarette smoke and dampness. It seemed like smoking had taken place there before, or ventilation was poor, but either way it made the stay uncomfortable. The only real advantage of this property is its location, which is indeed excellent — very close to the ocean. However, given all the issues we faced, the overall quality does not justify the price, and the lack of basic care, maintenance, and responsiveness made our stay much less enjoyable than it could have been. I hope the management will take these comments seriously, because with some effort this place could be much better. Unfortunately, based on our experience, I cannot recommend it, especially for families with children.

NO REFUND! LOTS OF NOISE! BEWARE! like many I booked through Expedia without knowing much about the place. we came here to get surgery so my lady could recoup. as far as a mid level hotel it's adequate, BUT this place has terrible bones. the noise level is insane. I can hear people stomping around upstairs all day, but not only that we can hear adjacent rooms stomping around and their conversations and dogs and everything. once I heard some guy on my floor slamming his cupboards for a half hour straight. this would be ok if we were just maybe staying here for sleep 8 hrs s day but overall it's unlivable for someone stuck here for 8 days straight all day long. we tried to get out. offering to pay extra fees, but no. they won't budge on the refund. who does this? we can't move elsewhere in the building. I'm gonna wind up eating the cost I paid for 8 days just to get the hell out and find somewhere my lady can get some rest and peace. never again will I deal with this company. plus the interior is not clean and the toilet is just a sliding door between the bedroom and living room so God help you if you need to take a smelly dump. it will be heard and smelled and remarked on. also if you are 5'10 or above you'll bash your head on the lamps above the terrible, filthy, uncomfortable couch in front of the only tv. no TV in the bedroom! you can't last down and watch TV, if you were for example, recovering. finally, the curtains are as paperthin as the walls as provide no privacy. hope you don't plan on taking your clothes off outside of the bathroom. STAY AWAY!

I stayed at Kasa Collins for about 6 days. Check-in was flexible and quick, which was important for us as we arrived in the early morning. There were two air conditioners, one for each large room. Everything worked and matched the photos. The apartment was very spacious, which was also important for us and improved our stay, and was also very silent. We traveled with the intention of cooking, but we felt that the space itself wasn't very well-equipped for it. I missed having another pan besides a frying pan, and a air fryer would have been helpful. One night the fire alarm went off while we were cooking meat, which discouraged us from trying again. I missed having more cleaning supplies for self-cleaning the space, and missed being able to lock the doors with keys and ways to lock the living room window from the inside, since they are quite large. We had problems at the beach when we went to activate our right to two beach chairs; it wasn't clear if the problem was with the company that provides the chairs itself or if it was due to a lack of additional instructions from Kasa, but we managed to get help from Kasa and the whole situation was resolved in 30 minutes. There is also information that they store luggage, but in fact there is a company they recommend, located about a 12-minute walk from the accommodation (near Lincoln Rd), that charges about $5 per bag and "stores" it only at the back of the room.
