Not as it appears; go elsewhere. Last week of July 2024-Booked 5 days/4 nights for a 2 bedroom/2 bath efficiency, Cottage #25 Floor was sandy from the start. Sheets were old, thin, dingy and had pilling (tiny fuzz balls) all over them. (see pics) and top sheet was too small for the queen bed. Towels, also old, thin, strings hanging and grey/dingy. (see pics) Master bedroom-no dresser rather plywood cubbies to store clothes. Nightstands were flakeboard with screws sticking out and gouges in them. (see pics) Had a make-shift closet “box” but it smelled bad inside, I did not use it as I did not want my clothes to pick up that bad smell. Master bath shower-paint peeling, no exhaust fan/vent and no light in shower stall, so dark with shower curtain closed, you could not see. Two separate faucets in shower so you had to fiddle with both hot & cold-water faucets to get warm water. (see pics) Kitchen area – TV hung high on the wall with cable box freely hanging down in midair (wires and all.) Gouges & dings in walls in areas. (see pics). Sofa was lumpy and stained. Second bathroom – no exhaust fan/vent. It had a small awning window, but the hinges were broken so it would not stay open. Second bedroom with bunk beds – had an old, stained chair in it (see pics). Next to the top bunk was a glass block window (doesn’t open, just let’s light in). This room is next to an alley where there is a garage with a motion activated security light installed. Every time a bird, car, person, leaf or piece of trash moved in front of the security light it went on. This light shines right into this bedroom through those glass blocks. It’s on and off all night long. They should have curtains to use on these glass blocks at night. Pool – there is a small pool, but the water in it was cloudy each day. Never saw it a nice clean blue. A/C went out early evening (along with electric to refrigerator) the day before we were to leave. My husband missed out on spending time with us because he was dealing with the hotel and the no a/c situation. It came back on for about an hour or so but then stopped again later that evening. No one in the office to assist, I left a voice message as well, no one called me back. It was during a heat wave, too hot to stay without the a/c and we had food in the refrigerator we did not want to spoil. We had no choice but to pack up at midnight and leave for a long drive home. Overall – this was not a cheap hotel, we spent $375/night. It is misrepresented by the photos online. From the outside it looks very nice but looks are deceiving. It needs a lot of work inside. Photos online show one specific part of a room that is okay, the rest of the room is not, as we found out. It is overpriced and the cleaning and service is subpar, you can do much better for the price elsewhere. FYI: we asked for a refund for one night since the a/c broke the last night we were there. They REFUSED to credit us the one night. Never again.

The rooms were clean and well maintained, the beds were comfortable, enough storage for a family of four, and the AC worked well. The TV had a lot of options for kids shows that I would never knew existed, we watched old school Sonic. The hotel is less then a block away from the boardwalk but still feels secluded and peaceful. It has a terrace with tables and chairs, we would eat our breakfast out there. The pool went from 3 to 5 feet and had a smaller area for jets. The pool area was clean, it had bathrooms, a little eating area and the ivy grew over the fences making it feel isolated even with all the buildings around it. One of the staff came out with ice pops for the kids, it was a kind gesture and thank you. My only negative is we were charge 30 dollars for a pack 'n play, where most hotels it is complementary. We did call in advance but the cost was not mentioned and they forgot to add it to our reservation. I chalk this up to miscommunication and a one off.

We stayed in the Penthouse at Ocean Manor's 1040 property. Absolutely stunning views from the great room with windows facing the ocean, Flanders, & the amusement pier. The penthouse is spacious, clean, modern, & well-appointed. Decorations are beach- contemporary & genuinely contribute to that "let-it-go" & "relax" vibe. The owners are down-to-earth & have a lot of pride in their property. We were treated with kindness in all interactions & they went above & beyond to make sure we had a great week. There were 14 in our traveling group ... we rented 4A (penthouse), 4B (a separate lockout room that fully connects within the larger penthouse), & 1D (the 1st floor corner room was perfect for my aged parents, allowing them a corner view, covered porch, & quiet from the "noise" of the larger group). We plan to return to 1040 Ocean Manor many times in the years to come & do not hesitate to recommend this property!

We stayed in the Penthouse at Ocean Manor's 1040 property. Absolutely stunning views from the great room with windows facing the ocean, Flanders, & the amusement pier. The penthouse is spacious, clean, modern, & well-appointed. Decorations are beach- contemporary & genuinely contribute to that "let-it-go" & "relax" vibe. The owners are down-to-earth & have a lot of pride in their property. We were treated with kindness in all interactions & they went above & beyond to make sure we had a great week. let me begin with making the reservation. I called down May 18th and asked how old you have to be to reserve a room. the lady on the phone asked how old we were and i said “4 of us that are 18 and 19 years old.” She told us that’s not a problem, there would just be a $200 security deposit because we were underage, and we had no problem with that. I told them we’d like to arrive on June 11th, and we’d be leaving the 13th. they told us no problem. We got the confirmation and none of the 4 of us realized they were charging us as if we were staying the night of the 13th.

fast forward to arrival, we got there, checked in, and told us we would need to pay $100 per person as the security deposit. keep in mind we already paid our full vacation ahead of time ($455) and were told it was a $200 security deposit by the lady we made the reservation with. the lady at the front desk argued with us that that was not what we were told, and we simply felt that it was because we were young and she thought she could take advantage of us. not the case. we told her about the issue with us being charged for a 3rd night and she told us she would talk with her manager, and it shouldn’t be a problem getting a refund for us.

the next day, we had a friend who came down for a little so he simply changed into his swim suit in our room and that was it. didn’t stay the night, nothing. all the front desk people saw that and didn’t say a word, and then when we went to check out we were charged a $50 fee because there were “5 people staying in the room.” we told them what happened, still didn’t budge. so yes, maybe that was our fault, but they could clearly see there were only 4 people staying in the room. whatever at this point.

come check out, we were informed that we would not be getting a refund because we didn’t cancel the third night 2 weeks before our trip. we weren’t even aware they charged us for the third night because their confirmation email wasn’t very clear at all.

all of this not to mention the fact that we got into our room, there were ants all over the kitchen area. the room was dated and smelled musty, along with the chips and cracks in the paint and the one window that wouldn’t stay up. when we made the booking their website said they don’t offer maid service because of covid, and we were fine with that. we came back to our room the second day and found that maid service was in and also moved all of our stuff around. our room didn’t even have a DND sign. the maid took all our towels and wash cloths and only left bath towels.

overall, i would not stay here again. we felt like the staff did not have any respect for us simply because we are young. we didn’t cause any problems throughout our stay, kept our room clean, and everything. will not be staying again, and was very...
