Checked in for 5 nights with my family of 5. 2 Adults and 3 Children age 3 - 7. This hotel is a Gem and should be your first choice when visiting Hanoi. The rooms are spacious and at least 35m2. Linda the manager was very helpful from the start. We called the hotel a week before to make a booking for a family room and she swiftly booked us one. I requested for a simple cake and balloons to surprise the family. And the hotel went out to deliver to impress. Upon checking in they provided decorated the room, set the cake with some crackers and fruits. It was really lovely. Even before we arrived linda introduced a day tour to Ninh Binh which was the highlight of the trip, the visit to Citadel, Trang An Boat Ride and Mua Dragon Cave was truly memorable and grand! And the price of the tour was very reasonable at There is no breakfast at this hotel but Linda helped us to arrange for buffet breakfast at their sister hotel Tirant Hotel which was about 5 mins walk away. She even reminded us in the morning that breakfast ends at 10am. When it comes to laundry, we contacted a laundry service provider. We left our laundry bag at the reception and they were kind enough to pass on and collect from the pickup / delivery person and helped with the payment. Linda and her colleague was always happy to assist on making restaurant reservations and recommending places to eat and places to visit. The check in was smooth and the room was ready when we arrived. We were greeted by a staff at the reception named Bella. She was helpful and took her time to explain the attraction points in the city. The other staff were also kind and pleasant towards us. We truly appreciate the service.
The room was clean and spacious. Air-condition worked fine and the bed was comfortable. We had some issues with the water temperature in the bathroom not being consistent and changes all of sudden - we have pointed out this issue to Bella when we checked out, she mentioned she will get someone to check on it. Another issue was there were some ants around the kitchen area, so we had to be careful when placing our food. We hope the hotel will take note of this to improve in the future.
We had breakfast at their sister hotel, 3 minutes walk from our hotel. The breakfast spread was great and the staff, especially the one named Ha, were accommodating to us. The view from the breakfast area was scenic. Loved it!
The location of this hotel is quite convenient too with food stalls, convenience store and souvenir shops nearby. It is located in the alley but it felt safe as there are some restaurants/food stall operating until night.

The hotel is located inside a narrow, slummy road. We don't mind. Just that some people might be surprised. Stair access going to the lobby. Unsure if there's a wheelchair access. But the staff will help with the luggage.
For breakfast, you'll need to walk about 3 mins going to their main hotel. It's not in the residence and apartments, but on the hotel and spa branch.
Room Cleanliness needs a little more assertion. Though linens, pillows, and towel cleanliness are acceptable. Bed are comfortable. Hard side spring type, which I prefer. Shower, flush, wifi, etc. were all functional.
Basic toiletries provided. Hair dryer, shampoo, shower gel, hair cap, toothbrush, cotton buds, soap. Water. Few drinks in the fridge at cost ranging from 20k onwards.
Service from staff is welcoming and accommodating. All are helpful and courteous.
The first weekend noise from the road was loud. It was really loud. So if you're a light sleeper, then you might have a problem with sleeping sound.
In spite of the downsides, overall, we are ok. The price from agoda is on the little high side. About 70$ sgd per night...
