We stayed at this hotel in early December 2018 during a very wet week in Hoi An. This hotel is well located within walking distance of the historic old town and their buildings look the part in this ancient and well preserved old town. Hotel has a pool squeezed in between the front of the hotel and the restaurant.
I liked the hotel room (ours was just off the garden area opposite the restaurant) with a veranda, large bed and a walk in shower unusually with pebbles in the shower tray. However, and it is a big however, the sum of the parts just don't come together here. This feels like a business without leadership or management. The staff are competent but they look miserable and do not create a pleasant atmosphere for guests.
People make the place so they should be managed and supported. I don't think that happens much here. It is very unusual to see this kind of service in Vietnam where staff are often so friendly and helpful. A lack of management also seems evident in the state of the buildings which look in need of maintenance. The pool was not used once all week even by people relaxing poolside. Too cramped perhaps? Also the changing room area is woefully substandard for a hotel like this.
The run down theme continued around our room as the garden and veranda outside have a lot of large plants and although there are seats, it doesn't feel relaxing. It's just a bit too cramped for space and just not cleaned and tidied properly. I think the whole garden area needs a new design. Oh and the Christmas decorations were embarrassing! Better to not bother.
Breakfast is a modest affair with a buffet selection, fresh fruit juices prepared on demand and an omelette station. Watching the rain fall dampened the atmosphere for sure but for me the nasty plastic sheeting designed to stop the rain blowing in just too cheap. Feels more like camping. Not so good: The level of "luxury" was not in par with the price paid, we had been in Vietnam for already a while, and for that amount of money, we honestly had better rooms, and better staff... Whoever is administrating this hotel would benefit from training the reception staff to better communicate in English. On the day we arrived, all the attractions in the old town were for free, that's the kind of info hotels usually communicate, but here they didn't... I advise both hotel and guests to officialize in writing the tours organized through the hotel as we ended up wasting some precious hours waiting for a car that was, allegedly, supposed to wait for us (and was priced accordingly). I must say that the way back was not billed afterwards, but: 1) we wasted time 2) the reception staff I was dealing with used the "I will have to pay money from my own pocket" card, which I truly despise as this is either a lie, or a very bad management policy, but surely in both cases, not my problem... The surroundings of the swimming pool should be cleaned, floor was dirty, tiles were moldy, and chairs were everything but inviting you to lay down...

The breakfast is from another world. The staff is so nice. Location wise it is about 10min walk to ancient town and about 20 to japanese bridge, absolutely walkable. They provide free bike service. The room had a beautiful balcony and the bathroom a bathtub with salts for a long relaxing bath. The only minor thing to mention is that the bed was a little hard but wasn't really a problem at all.
