This is NOT a hotel. The rooms are individually owned units, I believe rented out by management company (ies). It is a "hit or miss" and would explain vast differences in reviews. My unit, at Two Palm Tree, building 3, Unit 2T, booked through Agoda Company) was an absolute MISS. My room on the 2nd floor was literally 10-20 feet away from NAIA express way (see photos).
When I got to the place, none of the guards who manned the gates and "front desks" knew what was going on and why I was there. They did have a piece of paper with my name on it, but apparently no other useful info to help them or me. After being sent to 3 different buildings, they finally called "someone". Two ladies arrived 15-20 minutes later to show me to my room. They came it, switched on AC and promptly left. The room was so noisy you could not hear yourself talk. I had to stuff my ears with toilet paper (the only paper product available in the unit in one tiny 2 inch roll) and put pillows over my head just to dampen the sound. The sheet and pillow cases looked like they have not been washed and was laced with a strong perfume smell, probably deodorizer to compensate for lack of cleanliness. It was late in the day, the room was already paid for at time of booking, and I did not have the energy to call the number given on my booking receipt to track down someone to complain. Needless to say, it was a very long night.
As advertised, it was across the street from Terminal 3, within walking distance. In my case, it was WAY TOO CLOSE (see photos), and since I was departing from terminal 2, it still took 25 minutes via taxi the next morning. And the guards could not/would not help with calling a taxi. I walked to the main street with my luggage and hailed one down quickly enough though.
Having said all that, my friend got same size room at Cluster A at One Palmtree and had an entirely different experience. He arrived and received clear instructions to get his key to the unit. He let himself in, the room was quiet, modern, CLEAN, and the AC was already on. He got a great deal and a nice rest prior to air traveling the next day. Good luck to you all and hope you'll get...

Read moreWe booked this place just an hour before check-in due to a delayed flight, and it worked out well logistically. The location is right across from NAIA Terminal 3—perfect for short layovers or early morning departures. The check-in process was smooth, with someone meeting us in the lobby and walking us to the unit. We ended up extending for another night after our flight got rescheduled to the next day, and the host was very responsive and accommodating of our needs (eg drinking water, hand wash)The room looked clean and well-maintained at first glance. The bed was comfortable, the air conditioning worked well, and the bathroom had hot water. Wi-Fi was also excellent throughout our stay. The unit comes with appliances like a fridge and microwave, though we didn’t use them.However, the presence of small cockroaches in the bathroom (especially noticeable at night) was a downside. It detracted from an otherwise decent stay. Also worth noting: the property lacks a covered drop-off area. Since it was raining heavily, we had to request access to the basement so we wouldn’t get drenched—a workaround that worked, but not ideal. Security in the property were very strict, almost didn’t let us through the basement.It’s quiet, accessible, and the service was commendable.
