Loved this place so much. Pros, 24 hour concierge and security.You can NOT get into the building unless you have a fob, and you can’t go into the elevators without one unless concierge lets you up and they will call whoever you’re going to see to confirm. That was one of my favorite parts. It always felt safe. There are two gates to get through, loved that it felt secure. Amenities floor is always maintained ( always saw workers in the morning ) building is well maintained. Everyone in the leasing office is so kind!! Easiest and sweetest people to work with, especially Ms. Carolyn, Ms. Jacquelyn, and Mr. Kedrick!!! They were so helpful throughout my lease and always so kind to me! Thank you so much! Concierge was always helpful no matter what time it was. They were all super kind to me as well! The residence buckhead has such a great team. This could be a pro or a con but theres no trash valet! This isnt a con but in the beginning it’s confusing to know where to lark because there are two different buildings a north and south tower! So remember where each garage is! A couple cons for the missing star: Walls are super thin, if someone was speaking otp slightly loudly, you could hear the conversation. If someone dropped a pencil above you, you’d be able to hear. The garage is so irritating during Winter time because it’s only a one way and we share that entire garage with all the retail buildings! There was traffic in the garage for a whole month during that winter festival! One more con, just please buy a dash cam. Not the buildings fault in any way, but people drive so fast and crazy in the garage that i’ve almost been hit on multiple occasions! Just be weary! Most of the cons are minor but I love to be honest. It’s not too far from 400, lots of great places to eat at and things to do! Read moreSo my girlfriend and I just moved in here about a week ago or so. I’ve been a bit baffled by the recent influx of negative reviews the complex is experiencing. When it rains it pours, I suppose, so I’ll give an honest POV on our experience.
We moved from McDonough, where we had a house that just wasn’t a “fit” for us. We fell in love with the Buckhead Village area, and wanted a residence that was smack in the middle of it. We looked at this complex and the Hanover apartments, and settled on this because we felt it would be a quieter apt (we’re on the 17th floor) and getting in and our would be easier.
Our leasing agent, Carolyn, is elite at what she does. We had an odd situation moving in where our timeline was predicated on when we would sell our home. Carolyn adjusted our move in to work with our selling timeline, and made the entire process go extremely smoothly.
As for the building, it is excellent outside of the parking. I’m not going to even say the parking is bad because it’s safe and extremely cheap, but the set up of it isn’t conducive to a quick park. Management knows this too; it’s just a design flaw with the building. My partner and I lived at Hub50House in Boston, one of the top complexes in the downtown Boston area, and the interior of these units are better than those. Appliances are excellent and modern, and the residents that live here seem (to me at least) take pride in their building. The front desk staff in the south tower has been a big reason our puppy, Boston, enjoys going for his walks so much.
I’ve paid about the same in rent at other complexes, and the value you get on this one is right on par with the money you spend. Other tenured residents may feel differently, and you should definitely weight their reviews more than someone who has only lived here for a bit of time, but I wanted to share an honest POV from someone that moved...
Read moreAlthough the quality of living has dropped a few notches over the years in Buckhead the service should never change in a luxury apartment community, ESPECIALLY WHEN YOU ARE PAYING OVER 3K monthly.
I’ve lived at the residence for 3 years, and this year by far has been the worst when it comes to timely repairs and the repairs being fixed properly.
Attached you will see photos of emails, and pictures showing that even minor repairs have not been completed in months. I have reached out to management via email over 20 times. I have even reached out to Simpson Property Group directly and can’t get anyone to return the call. My rent has been paid on time in spite of the repair issues.
Kedrick is the Assistant Manager, he is amazing with communication but he can’t do it all on his own. The service must turn around immediately.
If you decide to rent from the residence don’t let the 8th floor amenities distract you from carefully taking a look at the unit you will be leasing. Also make sure to hold them to the 48 hour maintenance guarantee.
