DO NOT LIVE HERE – COLLECTIVE TENANT WARNING
Current tenants are issuing this warning: Greenhouse is a masterclass in false advertising. Expect a reality of broken promises, shockingly poor construction, and negligent management, not the "luxury" they sell.
Amenity Nightmare & Neglect: The pool was GREEN on Memorial Day after promises it would be open. This sums up Greenhouse: the cold plunge, hot tub, and fire pits were unusable all last year. Brand new patio furniture was left out all winter to be destroyed. The sauna lights are still broken from last summer, and it's apparently never been cleaned – it's filthy.
Shoddy, Cheap Construction: This building feels like a rush job on a minimal budget. Expect warped floors, misaligned trim, terrible paint, and dirty baseboards. It's all fake plants and faux wood. Worse, there's ZERO soundproofing – you'll hear every neighbor's sneeze, footstep and conversation. No privacy, no luxury. For Kauffman Development, the poor quality is astounding.
Management: Indifferent & Deceptive:
Package Theft: A thief operates in the mailroom; management refuses to review security footage despite specific times provided. They simply don't care.
Safety/Maintenance Fails: A tenant's unanchored dishwasher tipped over, injuring them. Another proved maintenance faked an HVAC filter replacement by marking the old filter – it was still there after they claimed "completion."
Security & Parking Sham: "Onsite security" is sporadic and useless, with guards sometimes acting inappropriately (staring at lone tenants in the gym) instead of patrolling outside. It's ONE parking spot per unit, regardless of bedrooms. No guest parking. They even refer you to a paid garage a block away. The city won't issue street permits because Greenhouse has a garage, even though it’s woefully insufficient.
Constant Broken Promises: The ground-floor restaurant, promised last fall, still isn't open. Add it to the list.
Our Sincere Warning: Avoid Greenhouse at All Costs
Greenhouse is, frankly, a scam. It's one of the most cheaply constructed buildings in the Short North, representing nothing more than a cynical money grab by the developers. Do not fall for their misleading tours and false promises. Countless current residents are desperate to escape their leases, having been tricked into expecting a quality lifestyle that Greenhouse utterly fails to deliver on every conceivable level.

If I could give zero stars, I would. Living at Green House Short North has been one of the worst rental experiences I’ve ever had. The leasing team is incredibly rude, dismissive, and completely unhelpful. Every time I brought up legitimate concerns, they acted like I was inconveniencing them never any urgency, never any accountability.
The building itself is poorly constructed. You can hear everything through the walls, and good luck getting any actual peace and quiet. Despite multiple complaints, they continued to allow someone to openly smoke marijuana on their balcony, which would constantly drift into my unit. Management was fully aware and still did nothing.
Inside the unit? A disaster. My AC was broken for almost a month and a half during the summer heat, and it took repeated emails and calls before they finally sent someone over. Totally unacceptable.
For what they charge in rent, this place is a complete joke. Don’t be fooled by the trendy aesthetic Green House Short North is all looks and no substance. You’ll get a fancy facade, but behind the scenes it’s nothing but neglect and poor management. Do yourself a favor and...

I was also stuck in the elevator several times - which was so unpleasant. One time the elevator dropped a floor and all of the lights turned off and the help buttons do not work.. So the fire department had to come (they had to come a couple of times that I was stuck) The first time the elevator stayed broken for at least a week after and so everybody had to take the stairs....& The pool is green for most of the year with chairs flying around when it gets windy out. If you get an apartment with a pool view assuming you'll have a nice view, you won't.
Also, we moved out in April and we have reached out several times but still have yet to receive our security deposit. They are impossible to reach and they do not respond to e-mails nor do they pick up calls.
Very poor management - we didn't renew our lease but we would love our money back for our security...
