BEWARE! READ IF CONSIDERING LIVING HERE! As a resident of this building for over 9 years, I feel the need to warn future tenants about my experiences, especially with the maintenance staff and policies. I’m not a Karen here; I’m just providing honest feedback. Dealing with the staff & lease issues: Expect your rent to increase significantly every year (mine has gone up 50% in 3 years) without any upgrades to your apartment. After one post-COVID increase of $200, when I questioned it, the manager said, “maybe this is where we part ways.” Also, don’t expect fun community activities or events – there’s been one failed holiday party and poorly timed breakfast events. Moreover, if the online payment portal doesn’t work, they will ignore your calls/emails and suggest paying in person at a Wal-Mart, which doesn’t recognize the payment service. Utility costs: When I signed my lease in 2015, utilities were prorated based on a commercial electricity bill, but they switched to Conservice, which TRIPLED the cost. The charges are unreasonably high, with minimal responses from management. Expect an extra $400-500 in utility fees on top of rent, not including parking ($105), pests ($3.50), and water ($50.49). Parking: Parking is problematic. You pay $105/month for garage access, but the garage system is flawed, and there’s a long process if your garage card doesn’t work. Visitor parking is also a hassle. They require 24-hour advance notice for guests, and even then, the staff may not know about it. Parking on the street downtown is risky and could result in damage to your vehicle. Maintenance: Maintenance is the biggest issue. The two maintenance staff members, Des and Phil, are unreliable and unhelpful. My AC and heater were both out in extreme weather, and maintenance took weeks to address issues. Des tried to blame my Nest thermostat for HVAC problems and refused to fix it unless I bought a new one. When I escalated the issue, the staff sided with him, showing a lack of professionalism. Even after the issue with my AC this summer, they didn’t respond promptly or properly, they ignored the issue and left for the day without servicing my AC when it had been out for DAYS. It's astonishing to me that they are still employed with Interurban. If you’re now wondering “maybe this is an isolated incident” I had a neighbor with a window unit for MONTHS because his was out. It’s outrageous, the building is small in comparison to every other building downtown. There is zero excuse for it and I NEVER had these issues with the previous maintenance managers. Management: The management team has changed 6 times since I’ve lived here, and they consistently ignore emails or requests for help. There’s no accountability for lost packages (which I just had a printer stolen from the mail room last night), broken amenities, or the unsanitary conditions in the garage (dog waste everywhere). The management also never gives notice for things like fire alarm tests or parades that will literally keep you from getting to and from your home.
In conclusion, if you value customer service, your comfort, or just want a positive living experience, avoid this place. The management and maintenance staff are unprofessional, unresponsive, and uninterested in making your life easier. I’m currently still waiting for repairs that should have been addressed months ago.
RE Management Reply: I've attached screen shots of the notifications we've received regarding visitor parking, the 1 day's notice of fire alarm testing, and the notice we JUST received about street closures for the holiday parade TOMORROW, which is going to prevent them from opening till noon.
There is NO parking validation system for guests, it is "giving a name 24hrs in advance" to the office.
The maintenance staff may have been employed for 8 yrs with Interurban, (which they shouldn't be) however they were never management before and are clearly not capable of managing themselves. The lack of concern and action towards that staff is why residents are disgruntled...
Read moreI came to Dallas for work, I had a very unique situation and Shannon & Hailey were helpful, accommodating, and wonderful to work with. This building has so much character, it's very nice, and they upkeep it well. I have very very few bad things to say.
Location: This location is prime for me! My work is literally right across the street. There is a very nice gym in the same building, which residents get a discount at. The Discovery District is a great place to hangout, grab a drink, and watch the weekend games play live on the HUGE screen. When it comes to nightlife, I typically go out to uptown or lower greenville, which is a short 10 min. uber (like $8) away. When it comes to convenience, I do have to drive out of downtown for groceries. I initially thought there would be grocery stores within walking distance, but no big deal. Interurban is located in the heart of downtown, which is a busy area on the weekends! It can be loud, but that is nothing that Interurban can change, so I cant really blame that on them. I won't lie either, you can hear gunshots and people revving their engines on the weekends. But Again, that is a city of Dallas problem, not an interurban problem. I wouldn't suggest living downtown of any city if you don't like noise. I got used to it very quickly.
Safety: Safety was a top priority for me when apartment shopping, especially as a girl. and I can say that I rarely feel unsafe here. Overnight security roam the halls of each floor at the top or bottom of the hour each night. We share a garage with AT&T employees throughout the week, and there is security standing at the parking garage entrance at all hours of the day and night as well (including weekends). This garage is open to the public on the weekends, but personally I have never had a problem with my car being vandalized or broken into. I also have a ring doorbell for ease of mind, which a lot of residents do as well.
Apartment: I saw a lot of reviews about dirty apartments upon move in, but mine was squeaky clean. I have never heard a cricket ever, so I don't know what that review was about. Beautiful white kitchen counter tops, exposed brick (my favorite part), very industrial feel. Appliances are Whirlpool. Shower is a really pretty dark tone tile. I hate the washer and dryer, but they work fine, I am just picky lmao. Lacks kitchen cabinet space, but completely doable. I love the openness of these apartments. There is so much room for creativity and making it feel homey. Maintenance responds to work orders within a timely manner, which is even awesome. The floors and ceilings are concrete, so you can't hear anything from your upstairs or downstairs neighbor. And honestly, I have never heard anything from my neighbors next to me either. Very quite building, full of respectful and quiet residents. I have never had a problem with my packages being stolen when they're delivered to my door, and sometimes they sit out for hours while I am at work.
Cons: Parking is $105/ month, which is kind of expensive. But it's well worth it- especially because of the security guards...
Read moreMy stay at the Interurban Building has been nothing short of a nightmare, and I strongly advise against anyone considering living here. It is, without a doubt, the worst building I have ever lived in, plagued with ongoing issues and managed by the most inept, amateurish and laziest leasing team in Dallas.
From the very beginning, I encountered a litany of problems that remained unaddressed despite my repeated attempts to seek resolution. The most pressing issue was a leaking AC unit in my apartment, which I reported multiple times to the maintenance team. It was only after I reached out to the Leasing Manager, Shannon, through email that any action was taken. The constant water leakage created an uncomfortable and potentially hazardous environment, a clear violation of the lease agreement terms.
On top of that, my apartment was infested with crickets, and despite reporting the matter to the leasing office, no effective action was taken. Vague assurances from the staff about appointments with the "bug man" amounted to nothing, compromising not only my living conditions but also my health and well-being.
False advertising during the leasing process was another major issue. Promised upgrades, including blinds, a washer and dryer, a fridge, and replaced Juliet balcony doors, were never delivered as "late April" came and went. This misrepresentation shattered any trust I had in the management team.
The most distressing part of my experience was dealing with the leasing manager, Sarah Calhoon. Her behavior, response, and treatment towards residents were consistently unprofessional and dismissive. A hostile discussion between Sarah and I (witnessed by other staff members but went unaddressed) further solidified my belief that this environment is unwelcoming and unsupportive for residents.
As if the ongoing issues were not enough, the maintenance team displayed sheer incompetence. Their lack of expertise and disregard for tenants' concerns were evident throughout my stay. To make matters worse, as I was moving out, they taunted me in the elevator, adding insult to injury.
Given the gravity of these issues and the lack of any satisfactory resolutions, I formally requested an early termination of my lease. I sincerely hope that potential residents take this review seriously and consider other options. Living at the Interurban Building has been a harrowing experience, and I urge you to find a more competent and respectful place...
