I can understand why someone would want to live at Park District Residence. The doorman/concierge team is very welcoming, no expense was spared on the lobby and amenity deck. That’s where the positives end.
The reasons you do not want to live at Park District Residence ….Location, the homeless population, the chaos of KWP, the sounds and smells of food trucks. Cheap finishes, the floors are an absolute nightmare, they damage merely by looking at them. The appliances look nice but constantly break. Overall things are dated and worn 6 years into the building’s life.
But the REAL reason you DO NOT want to live here is the management team. The three-person team is hidden in the back, never to be seen except if they need to use the restroom. They have no idea what is occurring in the building, nor do they care.
Park District claims to be a dog-friendly building, nothing could be further from the truth. I had the unfortunate experience of having Cruella de Vil as a neighbor. Upon moving in she immediately started making false claims that my 16-year-old dog barked non-stop. I am retired, home with him most of the day, and had a dog camera, her accusations were proven false every time. This went on for 10 months. The Assistant Manager sent me an audio of him barking for 19 seconds, then admitted they should not have sent it to me as it was not excessive parking. On one occasion I received an email they had a complaint and couldn’t get up there for an hour, was my dog barking? I sent them the information from the dog camera to prove he was not. I requested a call from the RM: four days later I received a call, her general turnaround time. This insanity went on and on, I finally asked for a meeting with First Service’s attorney about this harassment and that’s when it stopped. When asked why they were not focusing on the many real issues in the building their response- we only address issues when someone complains, that’s the only way we know.
I advised I would not be renewing my lease the response from the 3 Stooges Management team- well I guess this was a learning experience for all of us, we should have handled this better. Glad I could provide you with Management 101.
We moved to a much nicer building; my dog won Pet of the Month as he was so loved by everyone. Two months later we sadly said goodbye. The Park District Management Team stole a year of his life, his last one.

Located right across the street from Klyde Warren Park and the Arts District and the beginning part of Uptown, Park District is in prime location to do business and easily access other companies in the key financial district.
The building has PwC as its core tenant with Winston Strawn as another main occupier. My business is located on the 3rd floor as apart of the Hana shared office space group of floors (total 2.5 floors), which includes a 3rd floor accessible balcony.
The added bonus of this location is that you can easily access the freeway (to head to airport or go to North Dallas for other HQ companies), entertain clients (a diverse, upscale offering of many restaurants) or take in the best of the art and culture of Dallas (opera, Symphony, Black dance theater, museums,...
