I lived in Premier Lofts for a year. I am generally a pretty optimistic person so I will just throw that out there and hope to give details as to why I’m rating this 4 stars.
First, I will start with Chantal. She is amazing, she was amazing when we moved in, super helpful and generous. She knew me and my boyfriend by name even when we didn’t have many conversations after the move (which is pretty impressive if you ask me!). Russel is I think the property manager. I have never been a fan of him. He comes off as hot headed, rude, distant. I recently asked him if he could find me a storage closet. He wrote down my phone number and everything so he could go see if there were any available. I never got a call back.
In terms of work orders, they typically got back to us pretty quickly. We had a toilet malfunction one time (our fault) in which our toilet bowl cracked. This happened on a holiday weekend and Ryan (the maintenance guy) went out and bought us a toilet that very day to install it. I was impressed by that!
The garage is pretty good. For the most part I trusted most other people in there and it seems like other tenants feel the same. Other tenants leave things like tires or bikes in their spot and didn’t ever see anything get stolen. However, at one point the garage door letting into the garage broke for about 3 weeks to a month. During that time, my car got broken into. I don’t believe I had my car locked. Whoever it was stole a nice pair of sunglasses. I think it was a homeless person that was able to get into the garage due to the broken door. I talked to property managers about it and they really didn’t provide anything useful. When we moved in last year, we asked if there were cameras in the garage for instances like this. They said yes. When I asked about the cameras after my car got broken into, they said the cameras are only by the elevators, so there is not going to be any useful footage. Would have been nice if they told me that when we moved in. They didn’t notify cops or anything. Parking was $75 for one car and then another $125 for the second car. So $200 a month for 2 cars. You have assigned parking spots.
Speaking of elevators, it did seem like there were always 1-2 elevators that weren’t working.
We were not aware when we moved in that premier lofts is half apartments/half hotel. So just to be aware!
There is a large homeless population 2 blocks over from the building, some of these people trickle down by the building. There were typically 2-5 homeless people by the building at all times. They didn’t bother anyone, but just something to be aware of. We did get an email from premier lofts recently saying that the Denver police department notified premier lofts that the area in LoDo is getting to be “unsafe.” I am a female and probably wouldn’t walk by myself late at night, but during the day was totally fine!
The gym is great and so is the rooftop deck. The lobby is beautiful and always impressed our visitors. There is a fun pool table, with a lounge and free WiFi. There is a free coffee machine downstairs as well, take advantage!!
Mail was fine, you have a mailbox on the ground floor. Sign up for Parcel Pending for boxes, you get texts and/or emails notifying when you have a box and it is in a locker and you need a code to get in.
Our apartment itself was very nice. No complaints besides how small it was and how much we were paying (expensive!). But that’s downtown living. Our utilities bill per month I believe was around $100. Be aware of the trash service, it’s $30/month and you put the trash can they provided to you outside of your door and they will come pick it up Monday-Friday around 8 PM. We were not able to opt out of it, so we took huge advantage.
We never had any noise problems (besides when hotel guests stayed in the room next to us).
All in all, when I felt I was annoyed by this place, it was mostly downtown living annoyances. Such as loud people or cars outside, not attached...

first night moving in, ceiling water pipe bursts and sprays water onto sink counter and floor; one week later, after being "repaired" it happens again. within the first week of living, our washer unit hose burst and the water draining from the washing machine filled the closet and kitchen floor at the same time, when the dishwasher is run, the sink fills with water and brings up anything that has been put down the garbage disposal (this problem has never been resolved to this day 11 months and counting) the dishwasher also leaked from the door onto the ground, filling out kitchen floor with a puddle of water after each wash (never fixed 11 months and counting.) the water dispenser inside the fridge stopped working after two days of moving in the internet would not set up, and after inspection, the wires in one of the closets had been rearranged (indicating there was never a quality check prior to our move in) the microwave has been replaced the entire oven has been replaced the bathroom sink had to be replaced the shower drain had to be replaced (twice) the bathtub water faucet had to be replaced the toilet bowl and flusher spring had to be replaced the bathroom secondary light and light switch had to be replaced, immediately upon move in it never worked the bathroom fan had to be replaced, immediately upon move in it never worked as well the washing machine did not drain the water out of the washer requiring us to hand wring out our clothing and run the dryer multiple times to dry our clothes, further increasing our utility bill the AC has now "broken" and I was just informed there is "nothing we can do" as the system is under warranty by the AC company and that they cannot doing anything for FIVE WEEKS.... (per our discussion today, I now have a better understanding of the reality of this situation, so thank you) the portable AC unit brought into our unit is extremely loud and requires a hose to go out of our window which not surprisingly has NEVER had window screens so now we must live with the window completely open in order to have some sort of cool air relief as spring begins
The following issues are more building specific: repeated fire alarms going off, for hours without end, at 5-6am the parking garage exit door broke and was not fixed for over a month, homeless people entered without any resistance from management (we have noticed and do appreciate your efforts to secure the building more strictly since taking over) my parking space got changed, and then a drunk driver nearly totaled my car, leaving it in the shop for over a month, with zero assistance or even an apology from the previous owner (only the maintenance team member was sympathetic and he has since left Premier Lofts) extremely overheated hallways, causing trash shoot rooms to spoil and give off terrible smells prior to yesterday's AC issue, the "emergency' maintenance line has taken 48+ hours to respond and even longer to create a work order, if any, often times requiring a follow up call to get any attention to the issue at hand routine maintenance calls for numerous of the above issues have gone undocumented and forgotten by the Assistant Manager, who receives calls, requiring me to call back multiple times repeating the same issue in order to create a work order.
IF YOU"VE MADE IT THIS FAR, BE SMART AND DO EVERYTHING IN YOUR POWER TO NEVER LIVE HERE AND DEAL WITH SUCH...
Read moreThey're just neglectful, incompetent, bullies. Do not let the new renovations fool you. This building has its issues, but the worst of them is the leasing office. They act all professional and inviting up until you sign the lease. We were absolutely lied to about so much. They didn't make anyone aware of the plumbing issues before moving in. MANY of the units have experienced torturous, piercing sounds for hours at a time, any time the water is shut off. Which is exceptionally frequent. They finally did the bare minimum after the first floor had this go on for 3 days straight, an unlivable situation, and me raising hell because the utterly incompetent and vile behaved Kara (community director) neglected to do so for the first 36 hours. I had to call the regional manager. They said the reno would begin in January and be done in March, if not early spring. It is June, and it is still not done. They lie at every opportunity and patronize you. They are simply there as a barrier to corporate. Their goal is not to make you at home but to minimize any issue you bring to them and neglect their responsibilities at every opportunity. Angelica is gone now, i believe, but she was just lies after lies. Told us there was a cafe opening up when we moved in and i guess she forgot she did because at our renewal 8 months later, she said the same thing and of course the space is still a dingy empty mess. The building has so many issues between plumbing, leasing, and filthy residents that they do not respect the public spaces or clean up after their pets. Literally had someone's dog take a dump in the hallway and not pick it up. I could go on and on, but the point is, despite this being a prime location and having some awesome floorplans, it is hell if you have any issues that ariseand that is inneviable. One time, i saw a woman leaving their office crying, saying, "i can't believe you would make me feel that way." They are simply mean girls. The new chick might not be so bad so i dont want this to be a judgement on her but she is working with and under horrible human beings with absolutely no respect for others or the homes of the people they are responsible for. The regional manager, Jen Faulkner, is no better. They refused to give discounts during reno despite it being excessively lengthy and way beyond the expected finish date and causing extremely loud saw and hammer noises from early morning to afternoon for 6 months straight, at least for the 1st floor. I really could go on and on, but hopefully, you get the gist. I will attach photos and videos later in an edit. Oh, and plumbing issues persist, btw. Our unit happened to get the worst of it with the ringing, so they put a bleeder valve in, months after we endured 3 whole days of piercing ringing during the holidays. It now just causes a lower grade,constant ringing. And they just rented out the renovated twin unit to ours that we were supposed to move into once finished to escape that noise. Not only have they broken the law by misrepresenting and straight-up lying, but they are unbearably incompetent in every way. Kristen, at least, keeps it professional. Hope this helps. Update: WE HAVE NEW LEAKS. A new leak has started from above our bed and it is coming from some old access point with gunk and LOOSE SCREWS falling out of it.
