I can summarize my 2 year stint at the Station as horrific. I know not everyone will read all the way to the end, but run as far away as you can. Management is horrible!!! From the very first day leasing with the station we were misinformed on parking. The agent that took us on the apartment tour quoted us one price. When we got the lease, we noticed that parking was $75 more expensive than what was originally communicated with us. After much back-and-forth we finally got them to honor the original price. Thank goodness for Adrien. (The rest of this review is not referring to him, only leasing agent with a heart and a soul). This was just the beginning of what we dealt with. No one was ever on the same page. Turnover was awful. You always talked to someone new. 9/10 you would have to follow up with the station vs the station calling you back. And that is because they honestly do not care about you as a resident. What I will tell you though, is they run a scam. There is absolutely nothing listed in the lease detailing specific move out instructions. Before moving out, I hired professional cleaners and a professional handyman to patch up holes in the wall. Paid over $350 for these services. Upon returning the keys we were told that the leasing agents were not allowing residents to do the final walk through with them because of Covid. That would be understandable except for they have been allowing residents to walk in and out of the leasing office, in and out of common areas, and I have interacted with leasing agents more than a dozen times even during the peak times of covid. 6 days after returning the keys i was contacted by a leasing agent asking us if we had moved out of the unit. So I’m confused, you did an entire walk-through of our unit, but they asked the question if we were out of the unit and had returned the keys??? Finally seven days after we had moved out, a leasing agent contacted us and said they apologized, that the keys had gotten set aside on someone’s desk. Weeks later we received our final move out bill. According to the leasing staff we owed close to $600 because we didn’t repaint the unit and there was a “scuff” on the door. The majority of the pictures I had to ask for clarification on because I couldn’t even see any damages in the photos. According to leasing agents, our walls had to be fully repainted, and they consider that damage by the tenants. Yet between every tenant you’re responsible for cleaning the carpet and painting the walls as the property management company?? Again talking out of both sides of their mouths. I contacted the leasing office and asked multiple times for an explanation of where that was defined at in the lease. They were unable to tell me where that was in the lease because it didn’t exist. When i tried to get clarification Monica and Jasmine were rude, condescending, disrespectful, arrogant, and inconsiderate. There were tenants that lived in the complex for an entire year not paying rent. I was a stand up resident and my bills were paid on time. The lack of empathy and concern for the amount of money that they are requiring us to pay is astronomical during these times. And what’s even more sad, is none of them took the time to ask why we were breaking our lease to move back across the country. We did everything the correct way upon submitting that notice. If you really cared about your residents, you would consider things like death in the family, a loss of someone’s job as why the lease was broken in the first place ... but I’ll spare you those details because clearly this place is incapable of being empathetic. They use their tenants money to fix things in the complex. I lived in that unit for 2 years with broken cabinets, flooring pulling up, broken blinds, broken shelving, poor water pressure yet you say that you’re ultimate goal between tenants is to restore the apt to “move in ready”?? Read moreWe've lived at the station for almost 3 years. Our experience has been positive for the most part but I'll give my pros and cons. Keep in mind we live in building 3, so our building hasn't been affected by the fire suppression project. If we lived in a different building and were forced to move out, our experience would be drastically different.
pros: -location is awesome. Very walkable to lohi and union station. Plenty of restaurants and bars/breweries around. -double sided fireplace - this was actually a huge selling point to us when we first decided to move here. Having a fireplace in both the living room and bedroom is very convenient in the winter (although it doesn't always consistently turn on) -Gym - although small, is very convenient and has everything we need -pool/patio area - The grill area and pool is great for hosting guests. It gets pretty rowdy in the summer but that's expected. The hot tub is nice now that they've fixed it but it was broke for a very long time. -community dog park - this is really convenient to let my dog run around off leash -maintenance guys are the best and even though we constantly have little things breaking, they are always quick to show up and are extremely personable. -resident events - They do a good job of hosting parties, happy hours, etc. which is great for residents who may be new to denver and want to meet people.
cons: -The constant construction. Whether it's the pool tile, hot tub, painting projects, package room, garage door, etc. there always seems to be construction going on. During the holidays there aren't enough storage lockers for all of the packages so your package will likely get dropped in a pile of 100 other packages so it can be an easter egg hunt trying to find your stuff. -The rent used to be a pro because it was one of the cheaper buildings in this part of town. When we first moved in, our 1BR was around $1700 and now we pay around $1900 (which is what you would pay for a brand new building). I can't fault them for inflation but something to consider -Security is spotty. Sometimes there's a security guard here, sometimes there's not. For example, I've been kicked out of the hot tub for being in there (quietly by myself) 10 minutes past curfue but I've seen homeless people sleeping by the pool for a whole night and there's no security to be found. Also my bike was stolen out of the bike garage (it was double locked and you need a fob to get in) yet it was still stolen. -parking: if you have friends over to visit it can be tricky with parking. There's really no guest parking and apart from a small yellow curb outside of the leasing office, your friends will likely need to look for street parking and walk over. -management turnover: In the 3 years we've lived here I think we've had 3-4 different management companies. It's not a huge inconvenience but it makes it hard to build relationships with people and each management company is stricter/more lenient on certain things.
So to summarize, we like living here for the location and walkability. We love walking our dog by the river and park. It's honestly a really hard location to beat. But living downtown comes with challenges (i.e. homelessness, theft, rent increases, etc.) Some of that just comes with living downtown vs issues with the station. We will likely be moving out in May before this fire supression project gets to our building but I do think management could do a better job of communicating that plan to residents. As mentioned by other reviews, there was supposed to be an educational town hall about what is going on but that was cancelled. It kind of feels like management is intentionally avoiding telling the community what's going on. The only reason I found out about the fire supression project was people talking about it at the dog park. I think they're fearful of everyone panicking but I think they need to be more transparent about what's going...
Read moreLived here with my fiancee for 3 years. I will say that location is unmatched in downtown Denver. Riverfront is a lovely area - close to running/biking trails as well as everything downtown and Lohi have to offer. The unit and common areas were good. Updated appliances, cool amenities and overall nice vibe. I have to point out the negatives as well, however - I'll refrain from showing frustration, judge each of these from your own POV if you're considering living here:
It is costly. Yes, all of Denver is costly so I doubt this place is much higher than average, but some things to consider. In addition to your rent.... -Parking is an additional $75 - $125/month depending on what kind of spot you get. -Valet trash is $30 a month. There are trash chutes on each floor but this is a mandatory monthly fee. The Station handles electricity/gas and passes the bill through. However, you pay a portion of the common area utilities along with your apartment's share. This includes the cost to heat a large, exposed outdoor pool throughout the winter. Not warm enough to swim in, though. -Renter's insurance is also required by the lease. This is usually another couple hundred a year (though likely common in most communities).
Management The management company changed hands while we lived there (currently Alliance residential). It took them a full year to get established. I can't tell you how many times we asked for basic things like routine maintenance that fell through the cracks because they weren't set up yet. They changed their parking policy a good 5 times while we were there with 2 major changes in the same month right before we left. They were very tow-happy as we discovered the hard way, immediately following one of these policy changes. We had fully paid our parking fees but had not affixed the new sticker 2 days after they instituted the policy. There was no notification that our car was towed. We thought it had been stolen for a couple hours. They require a 60 day notice of moving out, even if your lease is ending. This means that if you only give them 30 days notice (typical of most leases) they force you into a month to month lease (past your lease end date) for the remaining months. Read your lease carefully. It was very hard to get answers from them. About 75% of our inquiries were ignored - only receiving a reply after numerous follow-ups and with no acknowledgement of the delay. No coordination with Alliance. We were constantly told that our problem was something we needed to take up with the main corporate office. They are very slow to do anything. If the lease or CO law says they have 60 days to provide something, you're going to get it on day 60.
Other considerations -Zero guest parking. The parking on little raven only becomes free at 10PM each night. Theft. Cars were repeatedly broken-into in the garage. Oftentimes because management left the garage doors broken and open for weeks at a time. Non-enforcement of actually helpful policies. They attempted to institute policies in the pool area to curb the amount of non-residents flooding the place each weekend. Every weekend there would be no change and they didn't do a thing about it (despite their strongly worded emails to us about it :-))
Take the good with the bad, no one loves their landlord. The thing that bothered me was their lack of accountability. Constantly penalizing residents but never giving any slack when things were their fault. Hopefully...
