Update- Humidity levels in these apartments are out of control- feels as if you are living outside. Had to buy a dehumidifier but it’s not helping. (71%) is unacceptable. Poorly constructed. I lived in Florida and in the peak of summer it never reached these levels inside the home. Building flawed. ———- What is being done as my infant cries at all times due to the pile driving M-F?? And please don't send me a generic response saying circumstances changed with planning. Residents were finessed to pay 5k a month on a subpar building Pros- doormen -gym - maintenance staff -views Cons- -Apartments poorly built. Rush to failure -Insulation not great therefore expect to pay 3x normal heating and cooling. Apartment cannot regulate. -Wall paint is a cheap flat white paint- if you touch it will leave a mark. Had random marks all over my unit the day I moved in. Feels like you are living in a museum. -Kitchen small- little to no prep space. Expect to order out a ton. - No doorbell on doors so if you get a food delivery, good chance it will just outside your apartment getting cold -Not a family friendly building more like college building (amenities space always filled as if it’s the day before college finals) -AC units are loud. Unclear why a 2bed has 3 AC units. - water bills are astronomically high -no disclosure of new building being constructed next door. Pile driving during business hours. In this new work environment, good luck working from home. I wish I could say take this review with a grain of salt but these are facts. Recommend to a friend - No!

If you're considering this place and you happen to work from home, I'd seriously advise rethinking. Construction seems to be a never-ending saga here. Living street-side? Prepare for constant noise from the construction site. If you opt for the park-side, it's the restaurant construction downstairs that keeps the decibels up. The folks running the show here can't give a solid timeline for when the racket will end. And remember, the restaurant is just the first in a potentially long line-up. With more vacant spaces around, the construction could start up all over again. Then there's the rent - it's been skyrocketing, with no special consideration for those renewing. I've been here for 2 years, and my rent's already jumped up 20% compared to last year. You'd think there would be some loyalty appreciation, but it's pretty clear: pay more or move. When you do decide to leave, they'll nitpick at every minor issue to deduct from your deposit, then just move on to the next tenant for the inflated lease. Don't even get me started on package losses. Despite having a Luxer One locker downstairs, packages seem to magically disappear. The doormen can't explain it. I was told once that Amazon is solely responsible for the locker, yet I've seen a doorman handling packages. It's all pretty disorganized. I've lost four packages in six months, but thank heavens for Amazon's reshipment policy. In a nutshell, think twice about moving here. It's more hassle than it's worth.

Been there for a year - if I can give zero stars, I would. Can’t even begin to describe what a horrible experience it was living here, but I’ll start with something: A guy who lived in the building tried to break into our home, so if you think lux apt with doorman should be pretty safe - think again, only the police showed up quicker Strong wind during winter season, very cold and could not maintain the heat if you don’t have the A/C on 24/7 because winds leaked through windows. And the guest bedroom is too small so whenever you have the A/C on, it was very loud, huge con if you work hybrid or remote Most of the door-mans are friendly and professional. But one of the doorman is very racist towards Asians. Several times he registered packages to the wrong resident within one unit. When you talked to him about this, his excuse would be: y’all have similar names (which we DO NOT). He also made very racist accusations of residents not being on the lease when we were all on the lease. He refused to apologize for his mistakes whatsoever. Management here is very hard to reach, write emails? Chances of getting a reply is 50% at best. No rent control. This is a rent control exempted building. Prepare for your rent to increase by at least 15% if you want to renew. They deduct normal wear & tears when you move out. Prepare to lose your deposit or just consider the deposit part of your total rent for that sake. Tiny scratches on the stove top surface? Prepare for them to charge you with a brand new stove of $700. They do not accept changing only the surface glass, when the oven had no issues and damages. They do not show you the receipt of where they purchased the $700 brand new stove - but you can find the exact model in Home Depot for less than $550. So where did the extra money go?

The views over Manhattan are breathtaking, the Concierge Team is amazing and the apartments are comfortable. However, there are a couple of points I wish I knew before accepting to move in, namely:

  1. Next door construction was never mentioned when lease was signed, though we asked about it. Makes it impossible to work from home.
  2. Pool location is an architectural failure. After 12pm the pool sits in the shadow which makes it really unpleasant and cold.
  3. Heating / AC system is faulty. After requiring maintenance a couple of times I still have a cold draft in the living room which hasn’t been sorted. We were told it was normal.
  4. Floor corridor is not cleaned on a daily basis and the odor is unpleasant. There’s dog hair everywhere.
  5. Work space opens only at 8am (too late). If you have calls at 8am or before, the work space doesn’t work.
  6. Gym and Lounge close way too early (10pm) specially the gym. For families makes it almost impossible to use. This was never mentioned by the leasing team.
  7. After almost 1 year in the building the kids room still hasn’t any toys to play with, making it redundant. A year ago I was told toys had been ordered.
  8. Pool season lasts only 3 months, closes way too early. Last year in September we had a fantastic weather but pool was already closed for Autumn.
  9. Use of abusive language and attitude by Management Team reported to Main Office which never replied back.
  10. Management communications and Managers’ actions not always aligned. Last year, Management Office sent an e-mail regarding the Pool Closure on a Sunday due to weather conditions. On the day before (Saturday), myself and other residents were in the pool and we were told to “Get Out” (Exactly like this) as per...

[new] I think they lied about a new building construction right in front of this apartment. There was a huge empty space just across this apartment building when I did my apartment tour. And they said it is going to be a park. Now it's another apartment building, with huge noise and shakes everyday.

Don't expect too much if you are moving here from Manhattan, it's not luxury-luxury.

The construction quality of this apartment is pretty disastrous. The floor not flat throughout the living room, and if you don't have a good balance it's gonna be a problem :). (and they explicitly said they couldn't fix that)

I have also heard of cases where other units have their hot water tube and cold water tube misplaced, so I wonder how they did that.

For my unit, the lights are bit strange too. A certain combination of on/off of severe light switches will somehow de-activate my closet light.

The AC is so loud that you wouldn't want to turn it on even in the summer. It's NOT a central AC system even if it looks like one during room tour.

Another issue is its relative location with the Hoboken PATH station. If you happen to live in a unit of the 'right' location, you will be hearing that low frequency sound from the path light rails, which even makes your wall and window shakes a bit.

The management is also insensitive to windy weathers. I have had two large piece of construction material flew from the top of the building to my balcony (2nd floor). Just imagine if it hits someone. There should be pre-cautions to such things.
