I can't speak on living here yet, but I wanted to comment on how great our tour experience was! Keanu was extremely helpful and took the time to understand our needs and answer our questions. We appreciated how kind he was and how he came prepared with all information we needed. Bonus: he also made great food recommendations for the area! After a great touring experience, we ended up falling in love with the property and applied for an apartment!
UPDATE: I've lived in Embankment House for about 3 months now, so I figured it was worth posting an updated review with my resident experience so far.
First, the good! I think overall, Embankment House is a great place to live. Nestled in Hamilton Park, the area around EH is charming, quaint, and quiet compared to other parts of the city. There are many wonderful local establishments within walking distance, and EH's proximity to the park makes it an easy sell for families and dog owners.
The layout of most apartments feels spacious yet cozy with charming hardwood floors and subtle industrial finishes. They nailed the updated vibe within an older building (and the windows are killer!).
As for the people, everyone I've run into in the building has been friendly! There is a good mix of younger residents and families, which gives EH a light atmosphere. Facilities/maintenance staff are kind and helpful, and the concierge is always a welcoming face. Overall, moving to EH was a great choice; no regrets.
Now for the disappointing. I recognize many apartment buildings have their own issues, and as someone who has apartment-hopped quite a bit (including to Greystar properties), it takes a lot for me to be bugged by expected inconveniences. Ultimately, this is my personal experience, so there is no guarantee anyone else has dealt with the same issues.
That being said, I have never lived in an apartment complex with such an unorganized, uncommunicative leasing staff. Upon moving in (in June), I walked over to the leasing office to request a parking space in EH's main lot. I was first assigned a space belonging to another resident. I was then assigned a new space for a few days until they gave that space to another resident and I was required to park on the street for a few days before being moved to electric vehicle parking (with my non-electric vehicle) without being offered any prorated concession for the benefit I was paying for but not receiving. I had also just moved from out of state, so having no zoning permit for my car meant I couldn't park anywhere for longer than two hours (yay).
I was then, through email, assigned another temporary space in Revetment Lot (essentially a block away) with the promise that a permanent space in EH lot would be assigned to me on July 7th. July 7th came and went, and I was not emailed nor called. No permanent space was assigned to me. Not wanting to constantly hound them, I replied to that same email in mid-August to follow up. No response after five days. I called and left a message. No response. I called and reached someone and was told they were "conducting an audit" and would get back to me by the end of the day or the next. Never heard from them.
I finally walked over to the leasing office and asked if they had a space available or not. I was given a "permanent" space where I could park after September 7th. I verified that this would be my final space, that it would not magically be reassigned, and I was strongly assured that this was the case. Well, it's after September 7th and somehow there is another car parked in my space.
All of this to say, I'm not entirely sure how something so simple has no solution three months later lol. It genuinely feels like I'm being pranked. So if having an efficient, effective, and communicative leasing staff is at the top of your list, please spare yourself. Other than that, no complaints! I love...
Read moreManagement is not responsive and neighbors are disruptive. Although the building is decently soundproof, you do hear activity depending on the kinds of neighbors you have.
We have neighbors who are OBNOXIOUSLY LOUD. I honestly thought the units were reasonably soundproof after living here over a year, until a new neighbor moved in next door and likes to blast the movies and music they listen to obnoxiously loud.
Unfortunately, our bedroom wall is their living room wall. Never had that issue with the previous neighbors until they moved out and the new ones moved in. Except for these folks, everyone else is respectful. So the quality of soundproofing REALLY depends on the types of neighbors you have.
These neighbors play loud music and loud movies multiple times a week. They host people who leave their things in the hallways. This is supposed to be a family friendly neighborhood and a family friendly building. Many other residents have pets and small kids. These neighbors ruin the vibe by blasting their sound system so loud, it can be heard throughout the hallway and felt in our bedrooms late at night. Not everyone is like this, but all it takes is one neighbor to ruin the experience. Regardless, management doesn’t really care, despite reaching out many times. They’ve responded only once saying they’ll reach out to them, but that was several months ago and the issue has been ongoing ever since these neighbors moved in. Management does not care, despite being open 7 days a week, they might as well not be.

Read moreFor those considering moving to the Embankment house in apartments facing the parking lot or highway … here are some negative realities for what you will endure once you sign that lease and move in.
The dumpsters are in the parking lot, and trash is picked up three times weekly in the middle of the night usually at 10:00 pm and 2:00 am. Garbage trucks come and unload the dumpsters- soo expect to be woken by loud banging and industrial sounds regularly. The garbage also smells on those hot summer days. There is no escaping as the smelly outside air is blown in through the windows if they are opened
Snow removal occurs after 12:00 am. Soo expect to be woken by plows and shoveling not only on days when it snows but in the following days when they are still cleaning up
Expect weird things with invoicing for water. Expect to pay around an additional 50+ per month. But sometimes the invoice comes, sometimes it doesn’t, and a lot of the time cost variations do not make any sense.
This building is now run by a big management company called Greystar. The office staff is all young (Like late 20s), smile, and tow the company line. They are not empowered to make any decisions.
