UPDATE: FINALLY GETTING OUT OF HERE!
Been here 3 years and I am normally go with the flow. But living here, I feel like I'm being turned into a Karen asking for the BARE MINIMUM for a decent place to live.
Can't use the grounds as the grass is so waterlogged from constant watering up to 3 times a day. (Yes 3x a DAY). It feels like walking on a leaking waterbed with sod over the top of it. It's very marshy and my service dogs don't like walking into the wet & muddy grass. When they drive the golf carts over the grass it tears it up and leaves ugly mud patches everywhere. There's usually tons of standing water in the grass and garden areas.
The blatant overwatering has directly led to more bugs (Black beetles, crickets, mosquitos and wasps) over the years, which in turn has attracted tons of spiders to come into my home and even fuzzy little mice that like to try and make a home on my patio and my neighbors no matter how much I clean. I've had to pour bleach all over my patio and near my front door to try and repel them as the pest control spray barely makes a noticeable dent in their presence. Definitely NOT what I call "Luxury". After several calls over MONTHS, they finally did something about it. They've supposedly put mouse traps around outside.
While it's a pet friendly apartment complex, I've had nothing but issues. From people having their "friendly" dogs charging at me and my service dog off lead and snapping and biting them. We've been attacked several times and frankly I don't dare travel outside if I know certain neighbors are out. Certain neighbors just let their dogs bark constantly at all hours during the warmer months, but that's minor in comparison to what's next. The worst of the pet issues is the dog feces everywhere. It's bad enough people don't pick up their dogs shit from the grass or the dog park way on the back, but when it's within 10 feet of the poop stations (which usually have bags)? Come on. Not to mention poop on the sidewalks and walking paths. I'd understand or be at least a bit less irritable if it were little bitty chihuahua shits, but the piles left behind being about the same as massive mastiff shits? Absolutely not. It's disgusting and completely unsanitary!
Snow removal is a complete joke and I had to worry about getting hurt each winter (my partner got hurt falling last year when we had to dig ourselves out several times) and this year I fell while i was pregnant. (I'm ok)
For the interior, our apartment was not cleaned when we moved in, carpets were stained and the carpet cleaner came two days after we'd moved in to clean the place (not exactly helpful when we've already gotten everything moved in). Water damage to the kitchen cabinets near the dishwasher and in both bathrooms. Bubbling on the Vinyl flooring in the kitchen and dining room. Broken/Damaged appliances.
Walls for the neighbors to the sides are somewhat decent, but don't expect them to be sound proof from muffling the neighbors screaming matches around 2am. The ceilings have no insulation. We've had 3 sets of upstairs neighbors. The first with kids, second with a very energetic dog. We didn't mind this at all! even with the occasional stomping and slamming of closet doors, it's an apartment after all. Mind you, these were quiet compared to the stampeding, cinderblock boot wearing neighbors we have now. Starting 5:30/5:45a we hear constant stomping that wakes us amd baby up nearly every morning. It can be heard over music, tv, the dryer, even the vacuum.
Managements solution: Papers on the door asking people to be mindful of the noise. No change despite banging on the ceiling, requesting them to please be mindful of quiet hours & stomping and these papers.
ALSO they say they'll handle/fix things, but all they ever do is handle you. Renters beware. Their corporate office never bothered to do anything aside their reply to my original review. Never called / emailed me back.
So tldr: If you don't mind overpriced, unsanitary and don't use the grass, it's an okay place to live, but NOT luxury...

To clarify the 1 star rating, this is largely coming from the leasing office and most of management. If I were to rate the Falls based off of the quality of the building and grounds themselves, 5 stars for sure! It was a very nice place to live, although very overpriced. Because of the dozens of poor experiences I had with management though, I can't give them more than 1 star.
A side note, Erika Bronson was awesome! She was my primary leasing manager, and she was nothing but helpful! 10/10, 5 stars for Erika! I also received great help from Rylie. Outside of those two though, working with management was dreadful.
My situation was pretty normal. A friend and I signed a year lease. In the middle of the lease, my roommate moved out of state, and found a new person to take over the rest of the lease. New roommate wanted to stay at the falls after the lease, I was planning on leaving. I made the office aware of this multiple times.
The office said they sent us the paperwork to basically say "I am leaving at the end of my lease, new roommate is staying", but upon closer inspection, it was actually a brand new lease for me and the new roommate. Again I explained that I was LEAVING, new roommate was STAYING. New roommate needed a new lease, I shouldn't have technically needed to do anything. I was just leaving at the end of my lease.
This exact same battle happened again. The office sent ANOTHER lease still with my name on it.
The third time, I went into the office, and worked with one L.R.. I explained the situation, that I was LEAVING, and the office kept sending new leases, and that the new roommate was STAYING, and needed a brand new lease WITHOUT my name on it. L.R. said in order to do that, I had to sign a roommate release form, essentially releasing myself from the lease. I explained we had already signed those twice, but L.R. couldn't find them. I asked "Why do I need to sign a roommate release form, I'm not leaving a lease early, I am just leaving when my lease ends. Why do I have to sign a form outside of my lease?", and she wasn't able to answer.
At this point, I was sick of working with them, so I agreed to sign the release form AGAIN. I received it in an email later that day, signed it, and moved out. I even went to the office AGAIN the day I moved out and specifically asked if there was anything else I needed to do. I explained for the fifth or sixth time that I was MOVING OUT, and was NOT renewing my lease. I explained the battle I had with L.R. and stressed I wanted to double check and make sure that they knew I was leaving. They said I was good to go, and I left.
Fast forward two months. I was talking to the roommate who stayed, and he told me that the leasing office told him that I was still on the lease and was financially responsible for half of the rent. Two months after I moved out. I called the office to let them know for the SEVENTH time that I left when my lease ended, and found out what happened.
Remember that roommate release form that L.R. sent? The one we had already signed? Turns out she only sent it to me. She didn't send it to the new roommate. Then, upon seeing that only one person signed it, did she contact us? Did she send the form to new roommate? Did she communicate with us at all? Nope! she just voided the form, and threw it away. And my name ended up on the NEW lease! After 7+ instances of telling them that I was leaving, L.R. managed to get my name on a NEW lease that I NEVER SIGNED.
I just called the office AGAIN moments before writing this, and thank goodness I got Rylie. She confirmed that I was in fact still on the lease! Even though I never signed it! She got it all straightened out and it SHOULD be fine now, but L.R. not only sent us the wrong forms and LOST the right forms a handful of times, she also managed to submit a lease with my name on it that I never once signed.
Again, because of management (minus Rylie and Erika, they are great!), 1/5 stars. Wish I...
Read moreI have lived here for a year and my overall feeling is one of disappointment. When my roommates and I moved in, our carpets weren't vacuumed before they were washed and there was wet chocolate, hair and gunk left there. The touch up paint was found on the towel rods in the bathrooms and there were crayon markings on baseboards. Our door is bent and cannot be fixed until better weather (because it needs to be removed entirely). While the staff is nice - they do not get back to you when they say they will and you have to call and follow up with them regularly if you want a resolution - unless you owe them money of course then they have no problems making time to contact you. Our unit was set up as a corporate account and so we were back-billed for 7 months of utility usage. After that was fixed, we still weren't receiving bills through no fault of our own and had to have that fixed as well. Management also wait several months before telling you there's a credit on your account because someone overpaid and you need go through and track down who it is if your splitting rent with roommates. Lastly, their dog restriction list sucks. There are hundreds of more dogs that they don't allow, but they'll wait until the last minute to tell you and you have to follow up with them because they do not call back when they tell you they will. I honestly have met some small dogs at this location that are aggressive, but their breed is covered by the "insurance" so it's okay. But when I found a sweet dog who had been abused, was not on the restricted breeding list and fit the weight & age limits - she wasn't allowed because she's part "hound". She was sweet - terrified of most things due to her past, but very kind and still curious. She gentle with strangers, vets, kids and dogs - which is amazing given her background. While she's not difficult with cats, they do give her anxiety. However, because she was a certain breed - she was not allowed despite fitting all the criteria due to hidden loopholes that the management is not open about. All the dog trainers and shelter specialists I spoke with confidently said that with training and socializing, she would grow out of her insecurities. I was looking for an Emotional Stability Animal and bonded with her. I was approved by the shelter for her and was ready to enroll her in classes when I had to call the office back (after they said they'd contact me and told the shelter they'd contact me - and did not) to see if she was approved. She wasn't. I have moved a lot in college and this has been one of my least favorite management companies to work with - I'd rather take the crazy landlord I had in Provo who charges people $25 (for cleaning fees) for spending hours cleaning their apartment, ditching their scheduled walk-through and pinning their construction messes on you.
