I have been a resident at this property for just over a year and recently renewed my lease due to my satisfaction with the community itself. However, both my initial move-in and the recent lease renewal process have been severely marred by unacceptable failures in management and customer service.
My experience began with a deeply frustrating and difficult move-in. I was scheduled to receive my keys at 6:00 PM on the day of my move, significantly late. Upon arrival, the unit provided was not the unit I had previously walked and agreed upon. The apartment was also left in a filthy and uninhabitable condition: floors were sticky and stained, hair was found in the shower, and blinds had unknown residue. This required multiple time-consuming trips to the management office, located approximately 40 minutes away in West Hollywood.
As compensation for this nightmare experience, I was granted specific concessions attached to my original lease agreement. Throughout the first year, there were repeated operational issues, including my reserved parking spot (part of the concession) being consistently given away to other tenants
Despite the initial setbacks and ongoing parking difficulties, I chose to renew my lease because I have come to genuinely love the community. My current unit is excellent, the neighbors are wonderful, and the on-site security staff, particularly Mario, consistently provides exceptional and cheerful service, significantly brightening the daily environment.
I recently signed a renewal lease that explicitly included the continuation of the previously granted concessions. Both I and the leasing office executed this legal document. However, the current management company is now attempting to unilaterally refuse to honor and apply these signed concessions, contradicting the terms of the binding agreement.
When I called to resolve this issue, I was met by a highly rude and unprofessional secretary who repeatedly interrupted me. When I requested to speak with a superior to discuss this contract matter, I was asked, verbatim, "You want me to transfer you to someone else so they can tell you the same thing I just told you?" This level of dismissive and distasteful energy when attempting to resolve a serious contractual issue is appalling.
I was later connected with Rebecca, who approached the situation with a significantly better, more professional demeanor and took the time to understand the issue. I am currently awaiting the resolution...
Read moreAlthough this place has friendly security guards and nice clean instalations at frist glance, it leaves much to be desired. The alleyway that leads to the parking entrance is too narrow and it sometimes can be a mess to leave or enter when more cars are moving through that area, and for some reason big trucks are always there moving stuff. You cannot sleep here in peace without being woken up at around 4 a.m. by a random firetruck, police car, or ambulance blasting its siren across Figueroa. Like waking up early still? Then your trusty construction workers on the side building will do the job at 7 a.m. without fail! A lot of the appliances had problems, some not even the maintenance crew could fix. For example, my refrigirator had this problem with the fan that hit something causing constant clanking for about 10 seconds every time the compressor kicked in. I reported that 3 times and they came 3 times to attempt a fix and failed. The worst part of the units are they overly sensitive smoke detectors. Jesus christ I swear I got PTSD from these things. The alarm goes off extremely loud and the slightest touch of vapor would set these things off. I had 2 on my small studio. I had to be very careful when cooking and using the oven was simply not an option, it would always produce smoke and inevitably set off the alarm. The alarm wasn't just my problem, hearing that alarm on other units in your floor was a very common thing, I heard it elsewhere at least 3 times per week. Finally, when I left. I was expecting to recieve msot of the security deposit I left when I began the lease, it was 500 dollars. Yesterday I got a letter at my new address saying that I would be getting only 120 back. They spent most of it on "cleaning and painting" even though I left the place EXACTLY as I found it. Before I left I made sure the walls were clean and everything was nice and tidy, I simply cannot fathom why they would need to spend 380 bucks for a job I already did. I feel like I got screwed over by these people. The only good thing about this place besides the friendly guards are the amenities, but they are not worth a rent of 2000+ for such a small space with all these issues. I cannot...
Read more*Update (September 1, 2023)...Bringing my rating down. I have now been trying to reach Avant for over two weeks to get help as I have had issues setting up my Rent Cafe account to pay my unit security deposit and first month's rent so I can move in. No answers to calls, no one returns my voicemails, no one responds to my emails. I am traveling across the country and supposed to be moving in on September 9th, and at this point I am very concerned that someone will not be present or around to give me my keys etc that day.
I give Jonathan Boyle (one of the community relations staff) individually 5 stars. Once I finally got through to a human being, he was extremely helpful in getting my lease sent over and getting my checklist started, he also sent a follow up email to check in on me, he has been superb! I will also give Ariya (one of the remote leasing staff) 5 stars for helping me find a different unit when the one I wanted and was approved for turned out not to be available...................The only reason I can't go 5 stars overall is because the overall responsiveness from Avant has been inconsistent. When someone does answer or reply to a text they are generally helpful. But I never know when i actually will have luck getting through to someone or getting a response. For example, once my was application was approved I was told I would receive a follow up email/call with steps and instructions for my lease. I was never told when to expect that call or email and I needed that information to start to coordinate my move across the country. Multiple days went by and nothing. I then called for multiple days with no answer and no response to my text messages or voicemails I left. This was discomforting for someone trying to coordinate a move from Tennessee to LA. Finally, one time I called and I pressed 2 for "current resident" (even though I am not a current resident yet) instead of pressing 1. And I finally got someone to pick up (Jonathan Boyle who again was great!). I am still looking forward to living here, and again on the rare occasion I do get through to someone they tend to be helpful. But that inconsistency is something I hope can...
