There’s so much to be said about this apartment community, but so little time. While I was applying to move here I was in constant contact with the office and had no problems speaking with someone. After I moved in that all went downhill. I moved from the south and to my surprise there was no on-site team as they all worked remotely. This summer someone was robbed and shot in the courtyard of the building. My neighbor began playing his music all day and night to the point I wasn’t getting any sleep. The first time he did it I politely introduced myself to him and asked if he could stop, but it only got worse from there. I had the police called twice but they never came. I called/emailed the office for more than two months and no one ever got back with me. When I finally was able to reach someone they told me to call the police. No! At this point y’all need to do something. This guy even went as far to come knocking on my door to confront me as if I had been the only one complaining and at that point I just didn’t feel safe anymore. The carpet was literally just cleaned last week and the trash rooms are always dirty. It always smells like weed all the time and dog pee because people let their pets pee on the elevator, the floor, or wherever they choose to let them. I would NEVER suggest anyone move here. I’m a pretty quiet person and keep to myself so to have to write a review like this says a lot. We would have been better off with a frog running the building. Please listen to the other reviews. Sometimes it may seem like people are just complaining about stuff, but when you actually experience it for yourself it’s a different story. I’m so disappointed in the fact that for months I tried to contact the office and no one would ever respond to me but as soon as I moved out I got a response in less than 5 minutes. I’m warning whoever is thinking about moving here again, DON’T. To the office please don’t come on these reviews trying to insult the intelligence of those who live/used to live here by saying you’re sorry for our experience or whatever you all always say. If you were sorry you would have changed things and been more available for your residents. Do better.

This place is trash! The management doesn’t care! The workers can only do so much without true guidance on site. There is no one on site. It’s dirty in the common areas cause they don’t have enough staff to clean a building of this magnitude. Noise in the middle of the night and no security to shut it down. No parking for guests. The worst homeless encampment in the back with drug deals and homeless thieves. All the stores surrounding are closing because of the homeless. They harass you if you’re in the back of the building. The management doesn’t answer the phone. Elevators always broken! Common area closes early. Garage stays flooding and they still haven’t fixed the pipes bursting down there after months. Not worth the price nor the headache. The rent should start at $1500/mo because this is truly raggedy! They’ve cut costs to the max and don’t care. Oh and you guys can keep your general messages. We get enough of those especially when you are telling us there’s nothing you can do! Pictures are of the back of the building!

I just completed a self-guided tour of the property, which was a little awkward given that there's no leasing office or management on site. The code they gave me for the door didn't work, but luckily maintenance let me in. Nobody took my ID, but took my friend's ID instead who wasn't the person that made the appointment - and they gave him a key fob.

The leasing agent sent an email listing three units to tour - they were all the same floorplan, size and color scheme, but with different views. I didn't get to the amenities, as I didn't know where anything was and I was only given a half hour to complete my tour.

The units are really nice! I was pleasantly surprised and the view into the courtyard was great. I typically prefer an exterior unit, but they have really nice foliage in the courtyard that adds a lot of beauty to the view so you're not just staring into neighboring apartments.

I'm ultimately really disappointed because I LOVED the finishes - nice quality, but the lack of management or even a leasing office onsite is really concerning. Resident/maintenance/amenity issues are inevitable, and with a complex of this size, it seems rather careless to not have management on site to handle concerns and walk the property to ensure everything is as it should be. That also send the message to tenants that they're not worth the diligence and care.

Additionally, Hollywood isn't the safest area, so I was really put off by the fact that they only offer "self-guided" tours of the property, and allow random people to wander the property and enter units unaccompanied by a property representative. Things could get stolen or damaged with no accountability. Not to mention the safety concern that presents. As a resident I would be VERY uneasy about this. A violent person with ill intent could be roaming freely at some point. I can't help but wonder if that's how the robbery/shooting happened that is mentioned in other reviews.

I wasn't provided with a map to check out the amenities, so that was a little disappointing. I was also only given 30-minutes for the tour so I really didn't have time to ask and search around for things.

I really don't understand why they don't offer tours guided by a leasing agent, who can really highlight the amenities, provide a seamless experience, and really sell the property. That seems kind of lazy and is off-putting for a property of this quality...it sends the message that my time/money/effort/interest isn't worth that level of service.

Believe all the negative reviews. The maintenance staff, Henrique, Carmen, David and Enrique are the only people I would give 5 stars. This place is the worst. DO NOT waste your money moving here.

They will rob you every cent when you move out. Since last October my electricity bill jumped from $35.00-$45.00 to $1452.75, $1774.53, $545.01, $172 etc. since last October just my electricity bill has been over $100. I don’t use AC or Heat, I just opened the window. Some months I was only in my apartment for one or two weeks at a time but the electricity bill was just as high.

I brought the concerns to management, they told me everyone in the building has the similar problem and they’re working on resetting the meters. I waited a month to call back, because obviously no one in their office followed up. But when I called the manager I spoke to was not there anymore because they have such a high turnover of staff. They never resolved the problem and they kept on telling me to call Conservice, who are the utilities providers, when I called Conservice, they told me to speak to my building.

I was bounced around between Conservice and the building for months. Sometimes no answers from the building cause they never call back or email back.

In short that problem was never resolved, they took all of my money. I was paying every month because I was told I would be reimbursed the extra charges I have paid so far but that has never happened. The current manager who is very rude. Told me that they did a further investigation and there’s nothing wrong with their meters. And I was charged fairly. She only said this cause I was moving out and I’m sure she thought she wouldn’t have to deal with me anymore. They wanna charge me for extra two weeks. But when I went to check my mailbox, there was already someone’s else mail in my mailbox. Which means they’re charging two people for rent of one apartment. They’re a bunch of scammers.

Also, there was a break in of a car in the parking garage, I didn’t feel safe anymore and I thought it was time for me to leave. There’s been stabbing and people pulling out guns on each in the building. You can’t reach them on the phone, they never reply to messages. It’s just a headache. Save yourself and look...

This place has been turned completely upside down since the new year. Management is terrible. We used to have three attentive security guards now we have large men that sit in the garage doing nothing security related. Also the property looks disgusting. Trash everywhere. I mean someone literally stole my groceries today and the building management does. not care. Absolutely disgusting and not well kept. Very sad to see this project go down the drain with these clowns

Update: 6/1/22 The property has gotten worse. Residents steal things from the common areas. The gym is never cleaned. There is literally one hard working lady expected to clean the entire building. It’s sad. More ghetto people have moved in and are just so rude. No one says hello to anyone aside from me. All these mean faces and ugly attitudes. It is very very bad here. I am so excited for my lease to end so i can RUN out of here. The elevator is always sticky and a majority of the people here are the lowest quality citizens. Going back to Santa Monica. I can not believe i thought hollywood was an option. This place will VISUALLY trick you but it’s not worth it at all. ALL garbage. Run.

Update: 7/4/2022

I get back home from a lovely evening and find trash in the lobby and I’m talking about so much trash that you would think there was a children’s party and they left all of the gift wrappers everywhere. The floors were covered in black sit and there was literally syrup thrown at the elevator door. I cannot wait until I get out of here and find a better building community. There are some people here that are absolutely not well-kept and have no respect for their fellow neighbors. There’s been so much yelling and screaming from the pool area where you think someone was being stabbed. This building is so terrible and if you were to try to talk to the community manager they will copy and paste to reply to you without a real solution. Please do yourself and anyone else a favor and do not move here.

Still horrible. Finally moving out. Very dangerous building filled with ghetto people who have no respect for other people at all. Just rude and vile. Avoid, avoid, avoid. Trust me babe....
