Current resident. I’ve lived here for over a year now in one of their studio apartments.
The positive: when I called for maintenance, they came 2 days later pool area is beautiful, fireplace is a nice touch with outside pool table & basketball court ( just missing a hot tub) gym is 24 hours apartment itself has washer & dryer in unit & has very nice appliances. All hard wood flooring & bathroom is a nice size. clubhouse is beautiful staff has always been easy to talk to & available if I needed anything events in the clubhouse & free yoga classes location! Publix is across the street along with 24 hour Walgreens & gas station. Mary Brickell village is walking distance. Entire street is heavily monitored by police. trash pickup right outside my unit. Just leave it out there and they come grab it. you pay rent online. Very convenient. Although use you bank account. They charge $56.00 for visa
Negative fire alarm testing: 9am until 5pm for 3 days straight. company hired do not send enough people to make sure this is finished in one day. Following week I had my little cousins over and the alarm went off at 6:30 IN THE MORNING, waking them up in a panic because to two little girls it means there is a fire & we need to leave. I asked the office & he said it’s because a faulty alarm. Testing for 3 days clearly did nothing but make it worse. 2 cyber cafe computers, one never connects to the internet & printer is never connected, or never has ink or paper. I’ve asked maintenance to take a look at it while I was there one day & they did for about 3 minutes but said they didn’t know how to fix it. That was over a month ago & issues are still going on. I’ve repeatedly contacted the office over this issue since I moved here & nothing has been done about it. (Over a year) there’s a security guard here who is extremely rude. I’ve caught him chilling on the second floor. He doesn’t say hi when you say hi. He will not hold doors open for you when he clearly knows you’re behind him. Just not personable, looks miserable. I need security that I feel safe & comfortable enough to go to if there ever is an issue. They’ve had guards before that were great but this one needs an attitude adjustment. theater needs to be updated. I should be able to use this without having to wait for someone from the office to help me. The office closes at 7 so really you can’t use it past then. hours need to change. restrictions on the pool are ridiculous. You get thrown out of a place you pay for. I understand if someone is being loud or obnoxious but security needs to leave tenants alone if they are being respectful. I’m the one that lives here. I don’t need someone kicking me out. the worm infestation was getting out of hand. They were getting into my unit & covering the floor of all exits. They were everywhere. Then they died & were left to dry up in the sun and never cleaned up.
About the negative reviews I see:
we’re told when you move in you cannot park in guest parking at any time for any reason. we’re told no more than one trash bag for trash pick up and no cardboard. Everything has to be in trash bag. the reason why it smells like dog piss sometimes is because of the tenants who are irresponsible & dirty & can’t have the decency to clean up after their own dog. I see the women who clean here & they work hard & try their best to clean it, doing multiple deep cleanings. I’ve seen they even changed some areas of the hallway to tile instead of carpet. some of the tenants here don’t take responsibility for their actions or clean up after themselves or don’t speak up when things aren’t working. The coffee machine does sometimes need to have the tray emptied out but that’s because it’s being used by the entire building. When I see that it needs to be fixed I just call the office since I bring my cell phone with me & they usually send someone up within 10 minutes.
I hope new management adjusts some things so that the amenities promised when you sign the lease are fully available to you...
Read moreI’ve lived at Soma at Brickell for nearly three years. The location is convenient, but for the price the experience has been disappointing. Security: Within my first year, I saw eight different instances of cars in the garage stripped of their wheels and left on blocks. In 2024, the garage gate was left broken and wide open for nearly eight months, while I was still paying $75 a month for parking. Even now that it’s fixed, tailgating happens weekly. Most concerning, Local 10 News reported in May 2025 that a woman was assaulted in her apartment and held at knifepoint by an intruder. That incident has since led to a lawsuit against management over ongoing security failures. Maintenance: The courtyard fountain has been drained all of 2025. Elevators are unreliable — one was down nearly three months, and even now they stop randomly (often on the 3rd floor) or lose your floor button. I also once filed a work order for the bike storage gate; it was marked complete, but the fence was only zip-tied back together. For the first year, there was no A/C in the hallways, leaving the building humid and musty. Rain also caused leaks into hallways that were later covered with new flooring and paint, though it’s unclear if any remediation was done. Management: When I toured, I was told my unit would look like the model, with no carpet and a Nest thermostat. On move-in day, I found carpet being installed and no Nest thermostat. Later, when I tried to reserve an elevator for a Saturday move-out, I was told weekends weren’t allowed because the one staff member on duty was reserved for giving tours to prospective tenants. I was told I had to move during weekday business hours instead. Like many people paying nearly $3,000 a month for a one-bedroom, I work full-time and couldn’t take time off just to move. The message was clear: management prioritizes attracting new tenants over helping the ones already here. Cleanliness & Construction: Pet messes often remain for weeks, and without a relief area, feces build up on sidewalks and grass, making conditions at times terrifyingly disgusting. Construction has also been constant. I’ve had three bolts in my tires and eventually replaced all four. With the Mercedes-Benz tower still in early stages and another project starting soon, disruptions are only beginning. Overall: For nearly $3,000 a month, Soma at Brickell falls far short of the “luxury” it claims to be. UPDATE Thank you for the response. My review reflects my lived experience over nearly three years at this property. While some items may have eventually been addressed, many persisted for months before being resolved. In fact, the courtyard fountain was only turned back on the day after I posted my review — after sitting drained and non-operational for nine months. Calling that “resolved” only once it’s pointed out publicly doesn’t reflect proactive management. Regarding the elevators, the issue isn’t about “my schedule,” as your response suggests. It’s about a 400+ unit community not accommodating residents to move in or out on weekends, when most people with full-time jobs are actually available. Instead, the single weekend staff member is reserved for giving tours to prospective tenants. That reflects priorities — attracting new renters over supporting the ones already here. This building is pretty every amenity is perfect but definitely don't come to life here. There is always something!!!!!!!! A few days ago they were testing the fire Alarms with previews notification so I could take my dog to some others place that was nice, they said a the checking was done and over. But today without any previews notification they start tasting them again!!!!!!!! And is super annoying!!!! I have a dog he is getting crazy and I'm super angry and the thing is you can do anything. This is my day off and they just ruined it!!!! I'm telling you here is always something!!!!!!!!!! Well I just guess my review is going to keep growing and growing!!!!!!!!
A month ago review: I'm a resident in one of this apartments and I'm really upset. I gave them the first time 3 stars now I'm giving them 2 and maybe soon 1. i really love the place, is amazing, i love the amenities, everything is so beautiful, the staff is nice. i like everything so far but the management, i don't know whats happening. they make it so impossible to be happy here, there is always something.... and my worst nightmare is the coffee or the computer center, what ever they call it. why would you offer computers with internet and a printer 24 hours a day for what ever use you need if the printer is not working???????????? they have two computers a mac and a window and the window one is never connected to the printer, so you have to use the mac, and days like today the printer is not even working with the mac!!!!!!!! And the coffee machine most of the times is useless because it has a tray that needs to be changed and is always full and we don't have access to that!!!!!!! the coffee is until 1 o'clock or something like that and even at 10:30am it could be stuck already. this is not my first time with this two problems thats why I'm complying i usually do not give bad reviews but THIS IS REALLY BOTHERING ME cause this is my 10th time with this two issues.
also THE ELEVATORS have the protectors on the walls for when somebody is moving in or out since the opening of the building on December. COME ON!!!!!!!!!!!! how lazy you have to be to leave them all the time, every day?????????? they should remove them and put them back once in a blue moon in one of the 4 elevator every time somebody is moving in or out. they are really specifics with the time of you moving and when and stuffs like that, i thought when i moved here that the reason why is because they have to prepare everything for us to move in or out, you know, protect the elevators and stuff, but no.... they don't do anything they live it like that all the time, and yet they are pushing you when your moving truck is 30 min behind the schedule!!!!!!!! yes, we have 4 elevators and the 4 of them are covered. WHY THE 4 OF THEM HAVE TO VE COVERD???????? thats so ugly, there is not need for that, this is an expensive building and we should not have to enter our apartments like that every day!!!!! I'm...
