We were really concerned about noise living in a busy area when we first moved but the street noise itself isn't any louder than what you would expect from a city. Management has been very friendly and for the most part helpful. We moved here from NY and they were really helpful in getting large packages put into our unit before we arrived.
Our corner unit is poolside and more days than not the pool is very loud during the work day with blaring music and people drinking, We've complained to management a few times, but it doesn't appear any attempts have been made to resolve the noise issue. Disappointing as so many people are working from home. If you don't mind being at a lively property this is a great spot, but if you're looking for something quiet, this might not be the place for you.
Update: The appliances, finishes, and amenities are all cheap but usually functional. As mentioned previously, the pool is super obnoxious, and as displayed by managementâs response, they do not care. Garage gates and elevator were functional about 60% of the time. There was dog waste in the hallways multiple time and the elevators usually had some sort of spilled liquid or trash in them. The location is convenient, but during the 12 months we lived here there were 3 separate shootings across the street (none of which were ever addressed by management).If you are looking for a party and donât mind lots of noise and gross common areas, itâs livable, the building itself is like a 3/5.
The rating reflects unresponsive, unprofessional, and frankly unethical management. Very quick to respond to your public review, but no reply to email and know that the managerâs door is always closed. Your rent will increase $500-600 (from your base rate, not including any discount they lured you in with) after the first year. It did for us and everyone else we know in the building despite the fact they had multiple units open that were identical to ours.
You will be required to pay for Parcel Pending but your packages will usually just sit unattended in the lobby. They used to get delivered to your door or you would at least get notified you had a package, but due to âstaffing issuesâ they just sit in the front window for you to find.If you do have the pleasure of getting an email back from management, they will likely dismiss your question or concern and try to make you feel like you are the problem. Prior to moving into the building everyone was so nice. As soon as we were moved in the switch completely flipped (with the exception of the ASM at that time and maintenance staff who have always been wonderful).
About a week after we moved out I returned to the building to pay our account balance and pick up a delivery that had mistakenly been sent there. When I walked into the managers office, where packages are not stored or delivered, I found Rosie Sanchez standing over my open package (wrapped in clear plastic so you could easily see what was inside) with one of the items from the package removed and sitting on the table. Upon returning home I noticed the usual packing slip with my name was missing along with an item from the package. When I emailed Rosie to ask about this, she denied that anyone from the building opened the package and claimed it was delivered to the office that way. She offered to pay for the missing item so she could close my account. I asked multiple times for her supervisor's name which was not acknowledged. I donât honestly care what they claim, I would not feel comfortable having anything sent there and am grateful to be out of that place.
The only reason people stay here is because moving sucks and frankly finding housing in Nashville is still a headache. Do yourself a favor though and do not live here. They are unprofessional, unkind and no one deserves to pay for that kind of treatment. Donât bother with a disingenuous reply, weâve all already wasted enough time on this.

   Read more1505 Demonbreun is the apartment building equivalent of Spirit Airlines. It can be a decent value if you're lucky and nothing goes wrong but if something goes wrong (and it probably will) then it will be a nightmare. I lived here for 13 months (mid 2022 - mid 2023) and it was the most distressful living experience of my life. I am using the word distressful instead of stressful because by definition "distress occurs when stress is severe, prolonged, or both" and my experience was certainly both.
There were two major construction events during my time there. One was interior construction (for EVERY unit) that would forcibly remove you from your home for 10+ days, at any time. The best part about these repairs is that they knew about them prior to us signing our lease but withheld that information from us. They would email you, with little notice, of the when you're temporarily evicted with no negotiating. They even scheduled it for us once, and then when my partner and I had figured out our complicated plan for us and our pets, they then switched it last minute and told us to be ready anytime in the next two months (I guess we aren't allowed to plan travel ahead of time?). They put us and our pets into a small scarce studio and offered no concessions for the major inconvenience. They did pro-rate our rent a little but made sure to do the bare minimum. They only gave us 9 days of pro-rated rent instead of 10. They argued there were some hours in the move-out and move-in days that we had access to our home.
The other construction event was worse, and it was over the span of about 6 months, where the entire building did not have access to their balconies or the pool courtyard. Monday-Saturday there was extremely loud construction from around 7:15 AM - 6:00 PM, with tons of construction workers right outside my windows (for any privacy I had to have my blinds closed all day). I purchased noise canceling headphones which barely helped on some days. I work from home, so this was a massive problem for me. The only response I ever got from the building was that they would try to tell me when the noise was going to be REALLY bad so I could find another place to work (spoiler: they didn't even do that). I have a multiple monitor set up, take meetings frequently, and discuss/work on confidential material that needs a secure connection and space. I cannot just leave and work in coffeeshop. The noise was so loud and prolonged that it drove me to tears and to breakdowns several times. There was a 12-day span where all our windows were covered with a thick plastic tarp, blocking most sunlight (the unit got very little sunlight to begin with). There are many stories like these. Living in that kind of environment was really depressing. At some point, a resident started organizing a class action lawsuit, with around 40 residents on board, to try and stand up for our tenant rights. The organizer just stopped communication after gathering everyone's documentation and passing it along to a lawyer. I have assumed that they probably settled individually with the building. It was/is disappointing but I'm sure he had his reasons.
When our lease was up both construction projects were over, so for some reason we considered signing again. Because of all the chaos, there were many vacant units, and we could see that our floor plan was renting for $300-$500 less than ours. Of course, they didn't offer us any reduction, and kept arguing they were offering "market rate", even though the 7 other identical floor plans were listed at much lower. Thank goodness we snapped out of it and moved out. Living in our new apartment, I soon realized my quality of life and health had improved drastically, and it would have been insane to stay even if they had reduced our rate what we were asking for or below it. No amount of money saved would have been worth it. Our unit, is still listed as available on their website (it's been posted for over 6 months now) at an even lower monthly rate. Wonder how much longer it will stay empty! ...
   Read moreI lived here for two years while going to grad school at Vanderbilt. We primarily picked this apartment due to location, and it LOOKED like it was supposed to be 'luxury' online.
Apartment Finish: I was incredibly disappointed with our interior. The 'hardwood floors' are rolled out pieces of plastic that look like hardwood. It very much has the appear of faux luxury and is fading quickly. Our amazing 'downtown view' was of an empty lot and the apartment complex. Not so appealing.
Grounds: The pool is gorgeous - it is definitely a selling point. The gym is fine. The rest of the apartment has started to be maintained...we complained in an anonymous survey that there had been a dead cockroach on the stairs for legit over a year. They finally cleaned the stairs. The carpets are stained, the walls are dinged. There is usually always some dog pee in the elevator. Speaking of elevators...there are only two for this massive apartment and it is not convenient. There also have frequently been elevator issues.
Misc Issues: -This apartment is starting to take shift towards a younger crowd, so be prepared for more of a 'frat party' vibe. My husband and I, in our late 20s, can deal with that occasionally. However, given the amount of money we were paying - I didn't want to see someone passed out in my hallway. We had someone drunkenly try to get into our apartment in the middle of the night - and at this point, we didn't even have a security guard or officer on location. It was fairly alarming and startling. -At one point maintenance came into my apartment, unannounced, while I was in the shower for a mistake they made (someone knocked into our AC unit on the roof). There was no phone call, only a brief knock. And then I got to see a middle age man walk into my apartment while I'm in a towel. This is not okay. -At one point, we had a fire alarm go off in the middle of the night (~2AM) during winter. This wouldn't be a huge deal, besides a slight annoyance, but it went off for over 2-3 hours. People went back in their apartments to brave the screaming alarm, or sat in their cars. I don't know how people with kids managed, because it was cold and in the middle of the night. The alarm then proceeded to go off from around 5-7 AM every 30 minutes or so. Our apology from the management? Maybe a dozen pizzas. Inexcusable.
Management: Since I have lived here, the management has flipped roughly 3 times. The current management is trying, I will give them that. However, they are still horribly delayed in email responses. I had an email thread (replying to myself) for nearly a month to six weeks to confirm move out details. I talked in person, but I wanted things in writing (they have screwed me over before). They still managed to double book the move out date.
Cost of Living: We moved during a peak in Nashville. There are so many other NICER apartments for roughly the same cost or maybe 100-200 more a month. Go there. If you move here, ask for at least the first 2-3 months free. We had talked to the manager (no longer works there) when we renewed our lease for our second year. We mentioned at the time we may need to add a week or two to our lease when we finalized our move. "No problem", he said, "I'm a nice guy, it will be fine." When we tried to add on 2 weeks, they wanted to charge us $3500 for a one bedroom one bath 800 sq ft apartment. It was unbelievable.
I waited to write this review until the lease was final, the move was finished and all misc. bills were finished because I wouldn't be surprised if they tried to ding us or make us take down the review. I do not recommend this apartment and I'm so...
