I’ve been a resident of ARC since the building first opened in November 2017.
Before my move, I’d been living around the LIC/Astoria area for about 8 years in different pre-war buildings. I finally decided to check out the newer, full-service apartment buildings in the area. My personal preference of ARC over similar buildings was:
-Brand New Building -Preferable amenities (Gym, Rooftop Swimming Pool, Game Room, Basketball Court, Garden) -Close proximity to my old neighborhood, the city, and several subway commuting options (N,R,W,E,M,7) -Beautiful modern decor and feel -Great vibes from the staff
LEASING & STAFF As far as renting goes, this wasn’t my first rodeo in NYC. I did a lot of research. My lease signing was easy and straight forward. I came in early with all of my documents well in order because I knew the building would fill up quickly and I wanted the best deal possible. Since I came in early, I had more options.
In addition to being very professional, ARC’s leasing staff was especially accommodating. They took the time to show me every apartment within my price range and asked the right questions to get an idea of which unit would be the right fit for me. Some agents in NYC can seem rehearsed and deal-driven but ARC’s team is just cool, knowledgeable, and down to Earth. They believe in their brand and it was a pleasure working with them.
Porters, concierge, and management have also been a pleasure to work with. My move-in was flawless. ARC’s move-in coordinator even went above and beyond to resolve an Internet installation scheduling problem on Verizon’s end.
CONSTRUCTION A few reviewers here have addressed concerns with the construction. Prior to signing the lease, my expectations were set accordingly. Any issue that I’ve had was quickly addressed and resolved. Again, the team here is exceptionally reasonable and very accommodating. It appears that most of the construction has now been completed. The building’s Super lives here and has been incredibly responsive to all of my needs and concerns.
APARTMENT I wound up choosing a very nice courtyard facing apartment. It’s quiet and has a peaceful view of the garden below. The layout of my apartment was well thought out and designed. They paid a lot of attention to detail down to the small fixtures. I’m tall so I like the high ceilings. I have a walk-in closet. The floors go with pretty much any choice of decor. Kitchen appliances are top notch including the washer and dryer. I also get lots of natural sunlight. The windows are large and almost totally soundproofed.
AMENITIES I work out about 5 days a week so the gym was a huge selling point for me. I was a member of Equinox for 10 years and making the transition to ARC’s gym was pretty easy. I also really enjoy the yoga, spin, and dance classes.
NEIGHBORHOOD Dutch Kills Central and Crescent Grill are my two favorite bar/restaurants right down the street. Everything that LIC/Astoria has to offer is a short walk away.

Read moreFor the past two years, I had the pleasure of living at ARC LIC, where experience provided by on-site and remote staff were nothing but world class that far exceeded my expectations. If it wasn't for a new job opportunity out of state, I would would have easily renewed my lease for another two years based on my experience.
When describing the property, I say the building's design and aesthetics are immaculate, common / amenity spaces well curated and maintained, with every apartment's interior space optimized fullest for available use. Too often nowadays in New York, especially with newer "luxury" developments, you find apartments designed with either low quality interiors or layouts with a number of awkward arrangements rendering most of living space dead or unusable. You won't find that at ARC LIC, which was the principal reason for me leaving another LIC luxury property for theirs. Having in unit washer/dryer, well insulated walls and a connected parking garage were also a plus and commonly overlooked by many. What I enjoyed most out of all the amenities offered (e.g. salt water rooftop pool, basketball court, game room, lounge, library, gym, concierge service, and zen garden) was the zen garden especially when the cherry blossoms are in full bloom mid March to early April. Not often do you find a property where you can experience the changing of seasons with such a spectacular backdrop at the comforts of your living room window, but here at ARC you can!
As for management and staff, my experience had been nothing but professional and responsive, even to some of the most demanding requests. They take pride in offering each resident with a luxury experience while living at ARC and you will find this through each interaction. You will always be greeted with a smile by staff throughout the building and even by name from concierge and front desk. Their ability to focus and prioritize on these insignificant and simple to overlook details was what separated ARC's luxury experience for me from other comparable properties around the area.

Despite an impressive looking courtyard and a roof top with a nice view of Manhattan and Astoria this place is designed with many flaws. When I moved in, I was surprised by the lack of lights in the apartment. The only light in the kitchen is the one from the microwave. The bedroom has no lights and neither does the closet so you have to use your phone to look for things at night. I was told this "creates intimate atmosphere". More like money saving atmosphere for the owner.
Also - they would charge you extra fees for a small gym and pool.
Probably worse is the fact that the walls are paper thin - In my living room you can clearly hear anything from the corridor, everyone walking by and their conversations. The building is right next to the N train tracks so that will create immense noise every time the train passes (every few minutes).
Elevators are some of the slowest ones I have seen and not enough of them have been incorporated into the building. This means long lines, particularly at rush hour and if one of the elevators is being serviced or used for moving in/out (think social distancing in Covid19 times). Recently, elevators (particularly elevator D) started making annoying noise - two loud thumps every time the elevator is used. I live quite far from the elevator and despite that I can hear it every time. I have complained to the management and they were prompt to call the service. this however did not resolve the issue. After several more attempts to contact the management, I was told that this is the "normal" noise of elevator breaks.
The amenities have understandably been closed during Covid19 pandemic. The rent however did not decrease.
