I lived there for a six month lease and couldn't wait to get out.

PROS: Probably about the cheapest rent with utilities included that you'll find. Great if you're on a tight budget (I'm still on a tight budget). The space is large and roomy. Plenty of room for your stuff. The building is secure(?), with an armed guard at night. Unlike other reviewers, I found the staff to be friendly and helpful.

CONS: A little ways from dead center of the Newark ghetto (which is why the armed guard is necessary). The building is rather old, which results in elevators having occasional problems, and the automatic key-lock to access the building doesn't always work. Whoever is in charge of keeping the change machine working in the laundry room doesn't do his job (hoard your quarters). Across the street from City Hall, where they like to have the occasional noisy political rally (don't live there in an election year). The local police like to "play" with their sirens. It's bad enough you get to hear every ambulance driving past, but it seems the cops want to play tunes. Did I mention the ghetto? The people across the street apparently don't know about telephones, so they have shout every argument, which you can plainly hear at any hour of the day or night. In the winter, the building across the street (Hill st) has a steam vent that sounds much like a very LOUD High C from a steam organ. You can hear it for blocks around. The window blinds are almost transparent, lending little privacy (the building across the street can peer right in) and zero room darkening. (I pinned up a large blanket).

SUMMARY: If you're on a tight budget, this is a good place to rent. The negatives are manageable (ear-plugs, drapes, etc.) while you're saving money. But if you can afford a few hundred dollars more, you might want to...

Lived here for 6 yrs with 3 managers in 2 yrs. They don't repair things just cover it up. Manager is here less than 15 hrs a week. When you report something to him he ignores till board of health comes...then he'll yell at you for contacting them. Some residents live with bugs, rodents and mold cause afraid of being thrown out or retaliated against. No maintenance, secirity or coordinator to help. Collect rent from Residents & HUD but don't pay utilities till shut off...
