I don't usually leave reviews but due to my discomfort with this experience I need to leave this. I will try to cover the facts as closely as I can.
The Concierge owns the reviews, not the Society. 99% of good reviews are due to concierge going around asking tenants to leave them a review with their specific names. This is because they work for a 3rd party company who has nothing to do with Society, so when you move in, they help you and ask you for the review because that will get them incentives from their company which ends up benefiting Society's rating.
Hidden/Undisclosed fees. Regardless of your financial state, I can't recommend you enough to check your ledger every month to see how much you are overpaying from the agreed rate. You will often find some unexplainable fees that if you don't call out, you end up overpaying without getting your money. They call it "Credit" back. When questioning management, they will just say "I'm sorry, it was a mistake" but it happens multiple times.
Lack of Communication - Unable to reach management Good luck trying to get in contact with management. They are never in the office, go in person and the door is locked, if you call them, they never pick it up or make a young lady pick it up to tell you they are not available, to leave a message. They don't follow up and never call you. Voicemail? Haha. Emails only work to their advantage and you get a response within who knows how many business days.
Untrustworthy Management Under Florida Law, the agents represent the owner. Never, I repeat, never believe a word management tells you. They made a charging mistake in my account, which I did not notice, and found out when I noticed a new charge in my account. Upon inquiring, Sherrie (Assistant Property Manager) said it was a mistake and that I was not going to be back charged. To my surprise, they posted the charge and said the owner (Which tenants don't have point of contact with, but if you do your research you will find them) upholds the charge even after I showed management evidence of themselves saying I was not getting back charged. My payment was locked so I couldn't pay rent only while we find a "resolution" of the back charge. I have never been late at any apartment I've lived in, but Society had the honor to give me my first late fee after I attempted to communicate with management via email, phone/voicemail, in person, and they were not available the day of a late fee. But guess what, that same day they had time to tape a late fee letter threatening me with eviction to my door shortly before the office closes. Like I said, I have never been late and was working in good faith with management for a resolution of the extra charge, NOT THE RENT. I have evidence.
Unreliable Amenities - Lack of cleanliness Elevators smell like marijuana and break all the time. Fire alarms go off randomly. It is never their fault, and all we get is a "Sorry". This forces you to use the stairs just to find out there is dog's feces, vomit, trash, and leftover food. I attached a picture. Gates break. Often leaving you locked out until you can get a hold of someone. No outside internet provider, you pay $95 a month for 300mbs. Lost my ac 4 times.I have evidence of all this.
Cheap labor/materials Expect to receive an apartment with paint stains on the floors and tiles. It looks nice at first, but then you will have cabinets falling apart and peeling off. The floor peels. The pool's floor is already peeling off.
I don't recommend this place if you value your money and like to be treated as a professional. I am not telling you what to do, I just want to raise awareness. Society may look very nice, but I don't care if my quality of life is reduced by the company's behavior. I can't cover it all due to the character limit. My lease is up and I am moving out, maybe that's the answer to their behavior? Seems like Property Markets Group, Raven Capital Management and RCM don't care about quality nor their tenants. Read moreSociety has an amazing concierge team, leasing team, responsive maintenance, and stays on top of activities offered to residents. However, their management tends to make decisions that are not cohesive and often have no backing. I am leaving a thorough review on RBB after one year of living here.
Firstly, the unit/building: My roommate and I received a bill of $480 for sewage ALONE for the month of March. Maintenance has conducted two inspections, but found nothing. I do not know how management expects to solve this, but I doubt they will. (To give context, when there were 3 of us in the unit prior, we never had a sewage bill above $120 total). Utilities typically runs $200-400 on top of your rent, in this building - just fyi any potential new residents.
The unit we are in is stunning, I cannot lie. Without a doubt, the BEST view of downtown orlando and it feels like a penthouse. The 3bed RBB units are all TINY except for the end (#22) units (what we are in). I lucked out with my roommate, however, to be noted: it is a gamble who you will get. My roommate and I, two working guys in our 20's, almost had a roommate that would have been an incredibly incredibly poor match for two young'ish guys (a middle aged woman).
The building IS stunning. The gym is incredibly nice and a major positive. The pool is awesome, however, the main larger pool is often closed it seems. The garage has been secure, no break ins i'm aware of. However, drivers VERY often slam into the retractable gates like idiots and break them leaving the garage unprotected for periods of time.
One last thing that majorly needs to be noted: SOUND POLLUTION. It is incredibly loud here. Engines constantly revving down North Orange, at all hours of the day. The greek restaurant across the street playing club music outside all day, every weekend. The fitness events on the patio? They blast music that can be heard all throughout downtown. The train screeching by at 11pm daily? These are why they include an addendum in the leasing contract lol.
Now onto management,
The management team has: Claimed I have to pay $1000 to transfer RBB units and be in unit for a certain amount of time, and wait 60 days... when in the lease, it states the first was free. I had to send a screenshot of my lease to them for them to uphold it - which they did. This is the first case of making stuff up.
They applied my deposit to my monthly rent then 6 months later realized their mistake and are now asking for me to repay the deposit. This is the best case scenario but sincerely so annoying for it being their mistake.
They forgot to charge me for cleaning then back charged it. They over charged me for parking until I sent them my lease (again). Which, by the way, the cleaning services are not good. The lady comes in once every two weeks and mops for 5 minutes then leaves. In my prior unit, she cleaned the counters, sink, tables and the floors. Weird discrepancy and certainly not worth being forced to pay for.
Does management respond? Yes. However, the amount of mistakes made by the team is incredible when you hear stories from other tenants and inexcusable. The fees upon fees each month for these units make it not worth it. When my lease is up, I am moving buildings and going somewhere more lowkey. If you do not give a shit about your monthly budget at all - then this is the nicest, modern apartment building in Orlando. Nice place with good amenities, although can see this place being like 55west in 5-10 years if they continue to run the place like they are.
Michael from management is sassy and very passive aggressive for no reason, someone should remind him he works for us, and being in “customer service” and essentially being the 1st face you see when getting your keys, you need to have a positive attitude that goes with that. I see why you guys have him in the back office and not on the leasing team.
You can pay $50 a month to park, or you can pay $150 a month to park 10 feet closer to the doors, the choice is yours. Half of the Elevators have lights out that haven’t been fixed for the past two months. One elevators side railing is so loose it’s going to fall off one of these days. Also one of the elevators is insanely loud and creaks enough to the point where you consciously think about not taking that elevator again. You’d think since they do tours daily it would be fixed by now but NOPE!
Common areas are kept tidy but the elevators and hallways are constantly dirty. Nothing crazy but there needs to be a weekly or bi weekly vacuum done on every floor at the very least. We have stains in the hallway carpet for no reason that seemed to turn up overnight. Lots of unexplainable stuff that you just have to question when paying $2700 a month for a 617 sqft 1 bedroom.
Have witnessed many leaks in the garage on the 4th floor that come and go….(not rain, probably the pool or pipes, brand new building keep in mind)
Cement is cracking where the balcony fences are held in place, lots of screws and nails and just bits of concrete everywhere. seems like no attention to detail in certain areas, makes you wonder if they skipped out on anything that the eye can’t see. All it takes is some wind and these things fall to the pool deck below, but that’s none of our business.
Be prepared to pay $200 more than expected per month after factoring in all the hidden expenses and money grabs they get you for…..also can only use Hotwire WiFi, every other provider is blocked out. Billing set up is about 3 different layers and very confusing, you better be tech savvy or they might charge you more fees.
Concierge is great thoo. This place has potential to be the best building in DTO, but a few changes and MORE ATTENTION TO DETAIL need to be put in place while the building is still fresh and doesn’t smell like mold (we all know what happens when things get ignored ahem 55west)
With the extremely high prices people pay to live here this is nowhere near acceptable, I think a few residents feel the same as we do. Pay just a little more and you can basically get the same thing in downtown miami !
