Me & my wife lived here from summer 2019 to summer 2023 across two units (611 and 601) and property companies so we know it well. It's like other flashy but cheaply built apartments in Orlando but older than some and with unique issues (so not the worst but below average). Focusing this review on kinds of problems you won't notice on a tour but most importantly AVOID 601!!! Location: There's lots of noise on the southwest side with construction, loud trains / announcements, and bus noises. Between those transit hubs, the 7/11, and the abandoned building on Amelia it's a magnet for homeless people if that bothers you (it certainly adds to noise). This exact stretch of Orange is closed for parades and events several times a year so it can be impossible to actually get in or out of the building. Quality: The building itself is cheap wooden construction. 611 was fine. It was a central unit facing the pool with a tight floor plan so that kept it stable (though it did have plenty of echoing from the pool area). 601 is a mess because it's at the corner and has a open floorplan. It sags which causes cracks throughout as well as the floors to sink so far that you can feel the elevation shifts and crazy vibrations as you walk . That bad construction resulted in several leaks in the building. It also means when the hallway AC unit on the roof directly above the 601 office gushes water it causes severe leaks. When a hurricane added to it and created new damage there were so many leaks from so many things in the building and in our unit (ACs, sprinklers, the hurricane) that ours weren't fixed from September 2022 until January 2023. There are still damaged ceilings in all of the hallways and I've heard from management that there are roof leaks that travel all the way down to the second floor and that they have leaks in their own units. As for the rest, pipes already make weird noises, there are three elevators but at least one goes out every few months, the package lockers are always damaged or broken, and one of the garage gates breaks every few months (most recently one was stuck shut for over a month and a half which endangered everyone by forcing incoming and outgoing traffic to share one gate with blind corners). Design: The garage is tight which is dangerous with people racing through. They recently added speed bumps but people still speed over them (or try to swerve around them). The hallways are in bad shape from lack of repairs, painting, or care. Management: American Landmark took over in 2021. They attempted renovations but they've come slow and are poor quality, some were even abandoned or undone. The office is unwilling to budge on policy to help you yet don't make enough effort to enforce policies like not leaving trash in the hallways. The maintenance team is very nice and seem to be doing their best with what they inherited. Unfortunately, whoever is allocating funding for their fixes isn't providing them with enough money to get the work done right. Fixes for anything that takes over a day are slow. Even after THREE LEAKS IN THE SAME SPOT and being unable to use a room for months we were only given a tiny referral credit. After TWO MORE from the same faulty AC a bunch of my stuff that I warned them about was damaged. Despite this negligence the management team insisted they weren't liable and that this problem was unavoidable because they "can't control nature" to stop the AC from clogging. When asked if that means anyone staying here should just expect for their unit to leak, they danced around it. Safety: The building has security but residents and even homeless folks outsmart it. I've heard of them getting into hallways, stairwells, and vacant units. There was a Tiktok posted by a woman (sammiesantos21) who came home to find a homeless woman going through her stuff.

They’re coming from multiple areas: underneath the carpet, bathroom ceiling, floor, room closet, kitchen drawers, walls, and even the living room wall. On the day I received my keys, I was told the apartment had been cleaned, but it is incredibly dirty. You can see in the pictures just how filthy the shower is. To make matters worse, nothing seems to be working. The garbage disposal and kitchen lights are broken, and there are multiple leaks—one from the fridge and another from the garbage disposal. I understand that the building is downtown, but the area is overrun with homeless people, making it feel unsafe to walk around the complex. I’ve been approached several times by people asking for food or money, which is very unsettling. Additionally, I had an issue with parking. I stayed in the apartment overnight, as I’m still transitioning from my old place, and I forgot to place the required parking sticker on my car. Despite the complex offering complimentary parking, my car was towed. At my previous apartment, which also provided complimentary parking, I never had this issue in nearly three years. Overall, this experience has been very disappointing, and I would not recommend this place to anyone. I will be posting more reviews and pictures if anything else comes up.

Nakia and Reneil (the property managers) are hands down the best leasing team I have ever had in my years of renting. They set up weekly classes (art, cooking, etc.) in the downstairs cafe that is free to every resident. For Valentines day they hosted a “dinner under the stars” on the rooftop with a DJ, drinks, amazing food, and (the best part) the maintenance team serving the entire night with amazing dance moves, smiles and jokes. After the valentines event, they personally came to our door with a gift bag including a framed picture of my roommate and I and some goodies. Every single person from the maintenance team has done everything possible to help my roommate and I set up an amazing home and feel as safe as possible considering it is two women in the apartment. Walking around the property everyday really makes it feel like home and a big family all because of the bright smiles and care from Nakia, Reneil, the entire maintenance team, Victoria, Alex and Angie (previous leasing agent). Plus they have free snacks and coffee every single day in the office and who doesn’t love that?

I have been a resident here since August of 2022 and this review is definitely long overdue. Central Station on Orange was my first apartment living in downtown Orlando and this team has added to my experience in every way possible. The office staff are the absolute rudest and lest professional that I have had to experience in my many years as a renter (with the single exception of Jackie) If you do make the mistake of moving in here be sure to get all conversations in writing. (app does not provide you copies of your own emails) . The office staff contradict themselves and each other constantly. This place even towed our own car with sticker out of the grage. (It was later retuned with out fee) All of the luxuries of living downtown are quickly swept out of the window when having to interact with this office even on occasion.

Apon move out there were 4 clearly visible moving carts, unused and behind glass. When we asked to use these in addition to what we already had we were told no. When we shared that I had recently had shoulder surgery and although we had hired movers it would be a reasonable accomidation they continued to refuse. They said this was due to Covid, however their gym and pool ammenities had reopened. (How can you keep these facailities clean but not a metal cart that can be sanitized with a simple wipe down)!!. Three others were mri in four on the same day and all were baffled about how litttle they would take care of their residents.

Grounds: are dirty filled with litter and dog poop is rarely picked up outside of the exact fence are of the dog park. Be prepared to be harassed for change regularly when stepping outside. Which brings me to security. Security: Security staff is a revolving door and although friendly never seem to be the same personnel for long. This is concerning as this prevents them from getting to know their residents and hence be more able to protect the area. (Seems to me the office staff should be the ones getting replaced minus Jackie)

Noise: I have lived in two units in this building and both have had issues with Jill noise. There must be zero sound proofing between apartments because it can sound as though your neighbor is literally in your home. In additon to that the outside noise is also abundant. The construction is a conditions noise maker and random people outside playing loud music, yelling ect.

Maintenance: Staff is friendly and competent. However, we were at one point with out hot water for over 2 weeks. We were also told not to worry about stains appearing on our walls due to water dmamage. Which appeared to look a lot like mold. When a major leak appeared from the floor above us. They put a fan in our apartment to be ran for 3 days and painted over the potential mold, instead of replacing the dry wall. Which is convienitent that they do not mind cutting corners on maintenance when it is on their own dime... however They have no problem charging charged us on two occasions to replace the carpet (transferred to a two bedroom at a point). They claim they will provide evidence. However, the caveat is that all of their apartments have fully new carpet at the previous renters expense. (Know that should you live here you will be getting a bill at the end). They claim their third party person dems carpet replacement needs. However, this their party is Carpet Valet, and they are the same company that gets paid for carpet replacements. Also watch out because although your lease won’t say that you are liable for all carpet should one price be damaged they will charge you for every inch of carpet in the apparent. Also note we had carpet valet come to our apartment and they estimated the corner that was demanded in the move to cost $70 but we were charged $700 due to eranious claims. We were also only provided evidence of damage to one room but we paid for two. Because they decided they wanted to replace it all. While it was quite clear for $70 plus cleaning these carpets would be in like new condition.

I have several other examples of their rude unnecessary unprofessionalisim but I will leave it here. Just know the entire time I lived there I regretted it!

Don’t move here unless you like dealing with inconsiderate and selfish humans who just want you out...

When a hurricane added to it and created new damage there were so many leaks from so many things in the building and in our unit (ACs, sprinklers, the hurricane) that ours weren't fixed from September 2022 until January 2023. There are still damaged ceilings in all of the hallways and I've heard from management that there are roof leaks that travel all the way down to the second floor and that they have leaks in their own units.

As for the rest, pipes already make weird noises, there are three elevators but at least one goes out every few months, the package lockers are always damaged or broken, and one of the garage gates breaks every few months (most recently one was stuck shut for over a month and a half which endangered everyone by forcing incoming and outgoing traffic to share one gate with blind corners).

Design: The garage is tight which is dangerous with people racing through. They recently added speed bumps but people still speed over them (or try to swerve around them).

The hallways are in bad shape from lack of repairs, painting, or care.

Management: American Landmark took over in 2021.

They attempted renovations but they've come slow and are poor quality, some were even abandoned or undone.

The office is unwilling to budge on policy to help you yet don't make enough effort to enforce policies like not leaving trash in the hallways.

The maintenance team is very nice and seem to be doing their best with what they inherited. Unfortunately, whoever is allocating funding for their fixes isn't providing them with enough money to get the work done right. Fixes for anything that takes over a day are slow.

Even after THREE LEAKS IN THE SAME SPOT and being unable to use a room for months we were only given a tiny referral credit. After TWO MORE from the same faulty AC a bunch of my stuff that I warned them about was damaged. Despite this negligence the management team insisted they weren't liable and that this problem was unavoidable because they "can't control nature" to stop the AC from clogging. When asked if that means anyone staying here should just expect for their unit to leak, they danced around it.

Safety: The building has security but residents and even homeless folks outsmart it. I've heard of them getting into hallways, stairwells, and vacant units. There was a Tiktok posted by a woman (sammiesantos21) who came home to find a homeless woman going...

UPDATED THOROUGH REVIEW:

My lease is coming to an end, and I'm deciding whether or not to renew – I thought I should update my review!

PROS: I LOVE LOVE LOVE my apartment so much. It's beautiful inside, I like the layout and color scheme, I love my balcony and the UNBEATABLE view of the city lights and the courthouse (there is some construction right now though, so this will disappear soon sadly...). I love that the SunRail station is right next door. I love going on bike rides around the cool little neighborhoods just east of the building. I love being able to walk to the bars downtown. This was the perfect building for me this year because of the location and because it's fairly updated inside. The rooftop is nice as well! I love the security guards – they are cool and extremely kind people. I also love Robyn and Jacqui from the leasing office, they've been really helpful and kind and pleasant with resolving issues and helping me figure things out, especially when I make really silly mistakes! I like sleeping by the sound of the train. It's a really special location, even if it isn't considered the safest. If you're used to a big city environment, or even craving it, I would recommend this place as one of the closest things you'll get to a big city experience in Orlando – this is my opinion as someone from Toronto who travels a lot. Once you're moved in, there's no real structure set up for residents to give feedback, but the property owner does respond to bad reviews and occasionally steps in to resolve things, which I really appreciate, and that's part of why I'm updating my review.

CONS: Apart from the people I just mentioned, there are some other members of the staff team there who can be rude in my experience, and who don't care at all about your experience. They basically try to do the bare minimum, seem very fake, and don't care if you walk away unhappy. Secondly, I almost never use any of the amenities. There are hardly any machines in the gym, and the pool almost never gets any sunshine – most "luxury" places do a little better in these departments. The rooftop is a good time, and the lounge is pretty, but the music playing there 24/7 (which is supposedly impossible to adjust) bothers me too much, so I just avoid it – plus it closes at 10pm which is a huge bummer... Sometimes there are also homeless people wandering in and out of it, but that's just what you get downtown, so not a big deal to me. Now that I've done more research, I've found that there are other places (though to be fair, not many) that have 24h private study rooms, nicer 24hour lounges, 24hour free printing, sunny pools, etc., for similar prices. On another note, the move-in process isn't super smooth. They don't try to make it easy for you at all (I actually just overheard a guy getting frustrated about how he was trying to move in but the staff were making it really difficult...). The furnishings aren't high quality (1/3 of my cupboards came off their hinges the first time I used them and the tub was stained with grime that took hours to scrub away when I moved in....) but of all the things to compromise on, this one didn't seem too bad to me.

Overall, minus a few frustrations, I've really enjoyed my time here and it's difficult to decide if I want to leave or not, though there are a few more luxurious apartments out there which seemingly more motivated staff teams for similar prices. The real advantage of this place is the location, if you're looking for a cool spot downtown with nice apartments! Especially if you don't care much...
