I'm almost convinced this property is ran by a slum lord. The only good thing about this property is the location for the views. There have been burglaries here, as well as even home invasions... Instead of letting residents know immediately of the issues, the property tries to hold off allowing that news out in attempts to secure its reputation instead of securing its residents. The security here is a joke. The armed guard does nothing but lounge in the lobby on the phone all day instead of actually doing rounds and patrolling the building...even after the burglaries and home invasions. Management is ridiculous. Apparently the heat is controlled by the property and not yourself...That being said, they will not turn the heat on, even in late November where it's easily 30 degrees outside and even living with children. We have contacted management via email (only point of contact) but never gets a response. We have had a random person walk in the apartment WITH A KEY...literally opened the door while I was cooking, stared at me and said "My bad wrong apartment" I went to front desk to complain and not only did they "not see anybody" but gave us a hard time when requesting the locks to be changed. So after already having burglaries and home invasions, I find a random guy walk in the apartment WITH A KEY. With my girlfriend sleeping, If I had not been there Who knows what could have happened. FYI It wasn't maintenance. Afterwards, we immediately packed up things to stay elsewhere as we do not trust this property and the lack of concern from the property doesn't help either. If you wanna deal with burglaries and home invasions, you can stay in North Philly for three times less than what you pay here dealing with...
Read moreI moved here 3 years ago with my dog from NYC. This building and surrounding area are great. It's like living in a small European city with everything within walking distance.
The building itself is a LEED certified sustainable building. In an emergency the generators kick in. Our utilities are super low. The thermostats are centrally regulated with a VRF system . If you like temps below 60 or above 75 you'll hate it here. 10" concrete floors & ceilings mean you never get woken by stomping neighbors. Although I wish the walls were concrete too because I can sometimes hear a neighbor singing.
My favorite parts are the gym & the 5th floor roof with grills. The roof has a beautiful sustainable garden. Grills stations have continuous hookups so you can cook forever. They are immaculately cleaned every morning by staff.
Warning though - if you want to have more than 4 friends over for a BBQ they will bill you for hosting. You also have to pay to host parties anywhere which is fair. You're also not allowed to have guests in the gym. I love this all this because I don't pay rent for other people to bother me but to each their own.
The prior management company, Greystar, did a lot of not great things and weren't responsive. My lease renewal over the holidays was a nightmare and they asked me to sign in person in the year 2022!
The new management company, Scully, is super attentive and does their best despite some things out of their control. Things like package handling are now managed well with lockers & emails. They fix minor apartment issues (washer filter, etc) usually in 24 hours.

Read moreLocation is everything here. I lived here for a little over a year and left on good terms, the lobby was secure and the receptionists were always fun and pleasant and looking out for you. The views are wonderful on anything above the 3rd floor. Since it's in Old City, a major tourist area, issues are pretty low but parking is non existent if you don't get parking in the building....assuming they have anything. And building parking was a cool extra $300 a month. Which...nah. I wound up not having to drive much and just kept my car at the cubesmart on callowhill about a 10 mins walk away. for $175....which still sucks but better than $300 lol. Anyway, free coffee in the lobby. Secured mailed deliveries and boxes. Utilities ran about 100-150. Also, you can open the windows which is great when it gets stuffy. Biggest drawback besides parking it probably the PATCO line that uses the bridge next to building. But honestly is not frequent, doesn't run after midnight I think, and honestly isn't that much noisier than the rest of the city if the windows are closed. Like, you ALMOST wouldn't notice when the windows aren't closed, but if they're open youd think a bus was crashing into the building. So I guess that speaks to how good the windows are lol.
