Lived at Juxt for six years and would do so again if I’m ever back in Seattle. Highly recommend!!!!
I recently left Juxt but really enjoyed living here and would most definitely do so again. Below is my detailed experiences good and bad. I hope this helps future tenets understand why it’s a great spot to live.
The building: the building is still fairly new and has great amenities. I’ve lived on the 7th floor and the 3rd. The higher the level, greater the chance for a better view however you also have a higher risk of hearing your neighbors either above, below, or beside you. If you have a problem with the noise the Juxt stuff will help try and resolve by discussing with other tenets but there is nothing that can be done to truly sound proof your apartment. For this reason I highly recommend the 3rd floor. The third floor is built with concrete between the floors and apartments. I lived on the third floor for five years and it was amazing. Never heard my neighbors nor received a noise complaint for my tv being too loud and it was turned up pretty loud to compete with the air conditioning (portable unit, no central air). Bonus points if you get a unit with a lake view! I loved it! The roof top deck and lounge are beautiful and make for great dinner spots to sit outside. The speakeasy is a fun gem and the gym is perfect if you just need the basics (treadmill, bike, free weights, and some machine units). There is also a lounge on the first and second floor as well as the third near the front entrance. Two parking garages if you want to pay monthly for a spot. Only issue is the spots are snug and when a big truck squeezes into a compact spot it can be tough for others. There is a huge locker/ package space which is controlled by key entry. This was a huge improvement made by the Juxt staff after a few incidents over the years. The apartments are good size and I never minded the urban bedroom layout. Appliance we’re on the newer side and didn’t seem worn at all.
Location: I really liked the location here. It sits right on the 62 bus line which takes you close to lumen field. It’s also close to other major bus routes and only a short walk from most Amazon buildings in SLU. It’s also close to the lake which has a great path for walking and running. Many restaurants near by and a new coffee shop and brewery right next door. The area is pretty safe compared to other areas of Seattle but that doesn’t mean you should let your guard down. I never felt scared or threatened in this area but recognize I am male and don’t stay out late.
The Juxt staff: Shout out to the all the staff from cleaners to maintenance, to office and leasing management. The building is very clean and maintenance often resolved tickets in a day or two. The leasing office staff always seemed to know us even though we didn’t speak often as I just lived my life in peace. When we did have issues, which I’ll speak more about below, the staff always attempted to help and even on some occasions going beyond their duty(like finding a lost package). All the staff is nice and helpful, and you really can’t ask for more.
Issues: During my time at Juxt we had two major issues. The upstairs tenet left their tub on and flooded their apartment causing a leak into ours. Juxt accommodated us with a spare apartment while ours dried out. This way we didn’t have to rent an Airbnb and get renters insurance involved. Kudos Juxt! A tenet that shared our air ducts was smoking cigarettes and the smell leaked into our apartment. While it took weeks to resolve (I think the tenet traveled which dragged it out) Juxt did find the tenet and made them stop! Again kudos Juxt team My other gripes are with others that lived there. Sadly people are lazy and leave trash in trash chute rooms instead of taking it to the dumpster on the first floor (chutes are down usually one day a week for pickup). Read moreI have lived in Juxt from May 2019 to September 2022, and I’d like to offer you some of my comprehensive views on this apartment. I originally chose to live here because of reading all the positive reviews on Google and Yelp. This is not a bad apartment, and I agree with a lot of the positive reviews: great location, and friendly staff on site. But I have several extremely unpleasant experiences in the past year and would like to warn you before you choose to live here:
-Safety Before COVID, they used to have dedicated package room which was locked at night. During COVID, they converted the computer room to package room. The package room has been broken in twice for the past year which caused me lost hundreds of dollars.The management team has done very little to mitigate the package incidence. I have seen homeless people resting in the property not once but twice. I can’t help but to worry about the overall safety in this building.
-Unreliable front desk stuff Like other reviews notes, Wednesday and Sara are great! But I believe that they have transferred them to other properties recently. This particular front desk person, who joined Juxt team in the past year, is so unprofessional!! When the package room theft happened, he tried to mask and lie about the fact that the break in and theft incidence. He was incredibly rude when I tried to figure out what has happened. Last week (September 13, 2022), I got home around 5:30 pm when the leasing office was supposed to be open, and realized that I forgot my keys. I went to the leasing office and just saw a sign stating that they are just temporarily out of office. But no, they never returned back and they just left work earlier!! Normally the previous leasing office staff always send emails in advance if the leasing office is gonna close early. I notice that the unreliability only starts to happen in the past year or so when they started to have new people in.
-Noise The noise level is unbearable!! If you are facing Dexter Ave N and Aloha, the noise is 24/7. You will experience an array of noise: all day traffic noise, construction noise starting at 7 am, loud music during the weekend, trash collection, alarm clock that kept ringing at 5 am, and so much more. It’s relatively quiet if you have all the windows closed. Then welcome to a toasty oven. The apartment itself is like 20 degree hotter than outside. The only perk is that you hardly need to turn the heater on during winter.
-Flooding and water damage Right before I decided to move out, the ice maker in my apartment broke down and it flooded my entire bedroom. All my cloths and winter covers that were stored under my bed, my rugs, and everything on the bedroom floor were completely soaked and damaged by the leakage. On-site staff came to fix it quickly. But they had to put a dehumidifier and an industrial level fan in my apartment to dry off the wall. It’s like 120 degree in there and was unlivable for a week. At first, they asked me to stay in a nearby hotel and get reimbursed by my renter’s insurance. But oh no, I didn’t accept that terrible offer. Eventually they relocated me to a furnished room across the street. Overall, just a terrible experience.
Also after moving out, I found out they jacked up the rent for my unit. If you don’t mind all my negative experiences(granted they may not happen to you) that I mentioned above, and just want to live close to work and right above taco chukis, this is the...
Read moreI had a great experience living here for two years. The units are modern and well-designed. Stovetops are plenty powerful, and closets have lots of built-in organizers for all your stuff. The staff are all kind and attentive. Move-out fees were very reasonable. The location is great, with lots of workplaces, groceries, and restaurants within walking distance. Definitely check out Tacos Chukis downstairs. It's a winner.
A couple of facts I wish were easier to find, accurate as of July 2020:
• Garage parking is $225 for a compact space, $250 for standard and EV charging spaces (expensive but standard for Seattle) • There are four total 4kW J1772 EV charging spaces, which are assigned to specific residents 24/7. By the time I left there was definitely more demand for EV charging than supply. I would recommend the property owner to build additional EV charging spaces to keep up. • Bike storage is $15 per month, and access to the bike room is restricted to those who pay for bike storage • General resident storage ranges from $15 to $50 per month per storage unit depending on size (this is very reasonable)
Every apartment building has its quirks, and here are some of the things I've noticed:
• There's no way to exit the building from the bike room without taking either stairs or an elevator except through the garage door on the second floor garage, which you'll only be able to open if you have a car. This is somewhat annoying if you plan to bike everywhere. • The apartment gets hot during the summer, but you can get cool airflow through your apartment if you open both your front door and your windows. The central hallways are pressurized higher than apartment units. • There's a comms panel somewhere in the unit. For me, it was one of the bedroom closets. You can use the comms panel along with an edge router to hook up all of the ethernet ports in the apartment to your local area network. Don't be like me and run 75ft ethernet cables along the ceiling just to find out there was a comms panel all along when you move out. • Trash Collection East is a hidden gem. There's compost collection for all your environmentalist needs, and people throw away working furniture all the time.
Units to watch out for:
• Parties in the common amenities can make it unbearably loud at night for residents close to the amenities, including 842-845 on the 8th floor and the units just below the amenities on the 7th floor. (I think they're units 742 and higher, but I can't remember; check the master floor plan.) This may not be as much of a problem when there's a pandemic going on. • Beware of the construction in the block south of the building. If you have a south-facing unit or a unit near the south end of the building, you may have difficulty sleeping past 7am. • The 300s facing Dexter are pretty loud due to road traffic. • 101 is right across from the trash room as well as a high traffic fire door.
