We ended up booking this hotel the last minute, after cancelling another hotel in Griante Cadenabbia; we decided for this one in order to be near the centrum, the Funicolare, cruising boats. Hotel looks old, old fashioned furniture, small tv, old pillows and tiny weird face towells...we use such towels as kitchen towells. Cleaning service was ok in our triple room, unfortunately we had no fridge but we managed. Our room view was not so great, as another local, old building was next door with a tiny street in between the 2 buildings. Actually, when we were opening the window, u could see everything inside the rooms of the neighbours or their balconies. We were ok with this also but the what we didn't know/hear at check'in was the NOISE. NOISE late evenings until midnight, huge noise early mornings with Trash trucks, huge noise with materials carried to the next building for repairs. We tried to get along also with this, although it was hard to have such wake-ups starting with 6-7am.
Discomfort came from the hotel staff, not all of course but with few of them we were shocked about their attitude. We are not simple tourists, we work for the hotel and cruising industry and for us in Australia and Europe, it is very weird to have such attitude from a hotel employee. To be more specific, Receptionists and Breakfast staff ladies have absolutely no training for the hotel industry, although some are foreigners and they pretend they do no not speak English......unfortunately for them, we speak Italian and was easy to us to still try and have a decent conversation or to request simple things which were really hard for them to understand.
Just a simple example: to ask for a Decaf Coffee Americano with added boiled water on top! Simple. For Gislaine for ex. was impossible....pretending she doesn't understand. We spoke in Italian in order to understand but face grimaces were more than a terrible attitude! Same attitude was backed-up by the Manager so.....then we realized that the lack of experience and attitude comes from the lack of training. Of course not all girls were the same.
At Reception, again another shocking experience with an Italian lady, we would like to write down her name but we were shocked to hear that we are not supposed to get their names ( name tags are not existing on their uniforms) from her as she is not happy if we will write bad comments about them!!!!! She is Italian, short black hair and little overweight.....sorry to point down such details but this all that we were entitled to know. This lady refused to give us their names, mentioning simply that is not happy that we will write bad things about them!!! Unbelievable, right!!!
If service was so poor, food variety was also poor, we tried to ask for scrambled eggs or omelette or fried eggs and we were told that we need to pay extra as only boiled eggs were included into the breakfast menu. Bread types were very hard, juices very poor selection....actually you can find daily 2 carton boxes of apple juice or orange juice.
Location is perfect, near the shops, near the boats, you have plenty of restaurants around as well as the famous Cathedrale, 5 walking min away.

Read morePros: -Great location - located close to the duomo and the lakefront. -Parking -Staff - overall pretty friendly. Our room had a leak in it and they graciously refunded us. -Restaurant - there is a restaurant on site with a fairly limited menu. We did enjoy our pasta and risotto however.
Cons: -Rooms - we were not expecting any frills but they were worse than expected. They had a stale smell (mold around) and the beds were some of the worst we’ve ever slept in. Hard as a rock. Our room also had a leak in the ceiling and therefore all of our luggage was soaking wet in the morning. -Breakfast - we typically love an Italian continental breakfast but this was simply not a good one. Breads were stale and the pastries were lacking.
It wouldn’t be a place I suggest to anyone who wants a relaxing place to stay, but if location is your main priority I could see this...

The bathroom was clean. The shower is tiny, but the water pressure and temperature was excellent. The hair dryer is weird and almost useless; took forever to dry my hair so I decided to let it air-dry instead. The towels were thin, but absorbent. I actually would love to take one home ;).
