Sip House is rated very well by a lot of boba lovers so really wanted to check out this place cos I love boba tea. Stopped by 45 mins before closing on Sunday and they were already sold out of their boba (both black and golden) bummer! Next i ordered the pistachio milk tea which usually comes with green tea. The person at the counter took my order and after the payment was done told me that “do you mind if we use black tea instead of matcha in the pistachio latte?” i was confused so asked dont they always use matcha and are they sold out of matcha tea too to which she replied yes they were sold out of matcha too. I agreed for this substitution since i had paid already! Not fair i think i should have been informed before payment so I could change my mind or just walk out since they had no boba no green tea and substituted the main thing in their pistachio latte.
After placing the order I waited for 15mins+ to get my drink. Now thats a long wait! There were 3 folks working on the orders and there were not many orders tbh so not sure why are they so slow. Finally I tasted the pistachio milk tea with black tea and loved the pistachio milk tea it was refreshing and tasted so good. I wanted to try their ube milk tea with boba as well but since they were sold out of boba we skipped that.
Ignoring all my issues above i would still give them 4 stars cos i really liked the pistachio milk tea. I would love to give them another try but I am skeptical cos I do not want to drive all the way to UDistrict to find every thing sold out or substituted (once paid). Not to mention the real slow service. This place is packed with students working on their assignments so if u think you will get a spot to sit and sip your drink during busy hours...
Read moreI didn’t want to write about this incident, but the way the manager/employee handled the situation made me share my experience here. My coworker ordered about 8 drinks through DoorDash, and we tipped and paid for delivery. One of the drinks—mine—was leaked because the cup was broken, while the rest were delivered normally.
I called the store and asked them to deliver my drink. They offered me either a refund or a “free drink” (which is not really free, since I already paid for it including tip, tax, and delivery). Anyway, we agreed that I could come and pick up my drink anytime, which I did. At this point, the situation should have been resolved: they would give me the drink I paid for, and that’s it.
However, when I came in and received my drink, the employee told me, “Next time you should call DoorDash and ask them for a refund.” I don’t think I needed to be lectured. As a customer paying for your product—just like at any other coffee shop in Seattle—it’s not my responsibility to chase down refunds with DoorDash. It’s your responsibility to ensure the product is delivered correctly. On top of that, I already went out of my way by driving to the store another day and cleaning up the leaked coffee from my workplace.
My advice: work better and don’t lecture customers for mistakes on your end. You simply gave me the coffee I had already paid for.

Read moreI’m writing this review after having occasionally visited Sip House over the past year. It’s close to me and is quick solution whenever I want some tea or coffee. I don’t understand how this place has managed to get the ratings it has —let alone stay in business. The coffee is bad compared to what else you can find practically anywhere in Seattle. The pastries you can find better at your local grocery store and are frequently stale. The main appeal would definitely be the specialty drinks. The only problem is that there are wild inconsistencies in the way they are prepared with the taste changing almost every order. Again, this is being said after having visited over the course of a year. Just recently I ordered a specialty drink, $8 dollars in total with tip, and it quite literally tasted as if they had steamed oat milk and diluted it with water with a rancid aftertaste. I threw it in the trash after two sips. By far the most overpriced and overcrowded establishment in the U district, undoubtedly hailing most of its success from the students in the area. Would be worth it if they could make the drinks with reasonable consistency and maybe source pastries that don’t taste like they’ve been sitting on a since last week.
