WARNINGS to everyone considering here. I initially had a good impression of Theory U District during my tour. I applied for the D2 Floor Plan, a 4-bedroom-4-bathroom unit, based on a rent discount advertised on their website, which was also confirmed during the tour. They assured me the discount would apply whether I chose a lease for the academic semester (until May 31) or a full year.
Here's where the confusion and strange behavior started. My lease was drafted with the original monthly rent of $1,589, not the discounted rate of $1,381. When I inquired, they said a separate addendum for the rent discount would be provided after I signed the lease. However, after signing the lease and paying the deposit, I still have not received any addendum or confirmation of the discount.
Things got even more frustrating when I was asked to pay the full monthly rent for September, even though my move-in date is September 20. I should only be responsible for a prorated 11-day rent for that month. Despite this, they charged me the original rent without the promised discount. When I raised my concern with the staff, they insisted that I must pay the full, original September rent before moving in.
I'm not sure how long this confusing and seemingly deceptive situation will continue. I'll keep everyone updated as things unfold. Some other reviews suggest they offer gifts in exchange for positive comments, and if you read carefully, you might notice some reviews appear to be from their staff. The location is convenient for students, but potential tenants need to be aware that this area, like many in the U District, has security issues. Management does not do enough to address the ease with which unauthorized people can enter not only the building but also the residence areas. My son has had two encounters, one quite frightening, with unauthorized people. One person was in the hallway of his apt on 5th floor, trying out doors. He was clearly not a student or tenant. One door had been left unlocked and the person went into the apt and then came out. The other time, a person forced his way into the building behind my son as he was entering, even though my son tried to prevent him from doing so. It was around 11 pm and there were no security personnel in sight. The person followed him around the lobby area talking threateningly but also nonsense. My son exited the building, the person continued to follow him. Another tenant appeared and the person left, and my son and the person safely entered. There needs to be security personnel attending the main entrance, with only one entrance available at night. There should also only be FOB access to elevators and stairwells at all times, like there is at Accolade, where he was last year and never had any security...
Read moreAmenities are great. A clean environment where you find broken things can be easily addressed through internal portal. Regular checkup of the safety system make me feel like this is a responsibly managed building. There are daily cleaning and night security check up to maintain the community environment. However, the communication with manager can be sometime frustrating for delay of 2 month of an issue such as mailbox key update can be worrisome to some as important mails will need to be pick up. You will need give multiple back and forth messages, calls, and in person addresses and yet they give you the same answer and with an attitude sometimes. Ordered food/package gets stolen (by unknown individual) occasionally if they don’t go into the parcel pending or mailbox system. The noises coming from outside of the could be unavoidable at nights because of some shouting and screaming from the street, but I think this is just a quirk of the apartments at the U district.
