I have lived at this property since 2018 each year since then it was going downhill. I just hate moving, after this last year. I was convinced I would have to move .. since 2018 we had a poolside apt .. The last few years every summer, the pool was green.. we finally got a big name to manage the property/Greystar ⦠so thus far with this current iteration of management things have been running much more effectively⦠and Iām hopeful they will turn things around here and keep it going !! I previously had given this property a poor review and listed my issues as they were at that point .. however, the current team seems much more responsive and effective within their positions ! Aimee, the manager actually answers the phones and deals with residents /doesnāt just hide in her office and leave the front desks to take the brunt -Which is what I saw with past iterations! Corina/Michelle - I think same person - has also been very friendly and efficient and I think that this group actually helps each other and communicates better.. cause they are happier -And the new guy, Julian I think his name is .. when I have been sitting in the lobby, waiting to speak, I have seen him handle and deal with everybody very professionally⦠Which is also something that was lacking in the previous teams.
But anyways, finally, after being in our original unit since 2018.. And living through all of the previous rental ā trials and tribulationsā we decided to move into an upgraded version of our exact apt - the Luxe version - Has everything I was looking for in other properties, and instead of moving out of the building I just had to move two doors down on the same floor!! Couldnt ask for an easier move or upgrade. Iāll post pictures once we are all unpacked and settled-
If you get the chance to check out the Luxe models - Itās worth a look if they have one available- stainless steel kitchen appliances, good flooring/better and brighter lights / ceiling fans in every room / nice upgraded primary bathroom/ better counter tops in kitchen and bath - Because for this area, the size of the apts/the location/ the price it is all pretty good ! I know, cause I have been out there looking for the past few months trying to decide where I was gonna move.
And every property has its issues unique to it! I just finally feel hopeful for the years to come with Greystar owning the property and The current management teams efforts! Also shout out to Juan in maintenance- He is also very nice and was very efficient in handling my recent move-in maintenance...

The elevators were down on Fannin side at least 2 years . Fire alarm trips off by itself around 2 to 3 I. The morningthroughout the day and night . M," was disturb and I could not work on my job effectively due to the constant noice of the fire alarm . Also I lived above a tenant who loved to sings opera and play the band music in the middle of the afternoon on my days off. Disturbing my right to live in peace and quiet. If other tenants in your building are disturbing , I complain to the landlord and they retaliated by contacting the credit bureau and placing a negative mark on my credit reports . Which is now removed . In December there was water damage from the garage that was hazardous. A 2 by 4 was holding up the entrance way . Made it very difficult coming off San Jacinto because thatās a one way street . One way in and 1 way out in April and May which was very hazardous . Also they over charged me $50 administrative fees every month for 2013 until 2023. Also for 7 years I was paying for reserved parking but my space was 379. In 2018 the new management gave me space in 373 plus I was overpaying for 3 vehicles when I only had 1. I added the 2 nd vehicle in 2020, I have all my receipts too. I never missed a month not even during Covid and they retaliated and spread rumors to other tenants that I left without paying them . I lived in 4720 for 12 years and then 4512for 1 year . People come in from the street inside on the Truxillo side and Cleburme side because locks on both doors do not work . Our safety was compromised. I have photos as well but too many to download . Also I was being charged in my lease for use of a business center and amenities . However they removed the business center so thatās $50 I was being over charged for 2 years . All kind of charges they make up in order to make you pay for things that donāt exist . In order to learn whether your building owner will cover portions of your rent due to amenity closures, you should check the āServices and Facilitiesā section of your lease. Ā Ā Ā Read moreThe apartments themselves are nice. Our apartment was clean and nice, and the service was always timely. I liked the pool and, generally, the place was quiet. Plenty of parking and street parking made it easy for friends to visit. The walls were made of concrete so the noise from neighbors wasn't bad (except for the puppy who cried for 5 hours on end). However, the big issues I had were: There were two bikes stolen off my second floor balcony and the management failed to send out a notification to other residents with the exception of posting one leaflet on my own door. I've asked if they were going to send one and they said yes. However, when I asked the other residents if they received any notifications, I was told no and that was the first time they've heard about it. What the management did instead is issue a notice telling residents not to put stuff onto the balcony other than the furniture with absolutely no mention of theft. Needless to say I had a terrible time sleeping at night with the knowledge that if these people can get onto my balcony and steal the bikes, they might as well come back and enter the apartment. The security officers basically sit inside their little space and do nothing, occasionally they walk around the complex but anyone can get into the building without trying too hard. There are countless homeless people roaming the streets around the apartment and I didn't feel comfortable walking outside, ever. They would literally stalk you inside the Fiesta asking to buy them stuff. Before the outside benches were removed, there were homeless people hanging out at all hours of the night taking very loudly about how they haven't done crack in months, which I presume is a good thing, for them, but gaining this knowledge at 3 am didn't make me feel any better. On January 2, 2017, there was a crazy naked homeless man wandering on the street next to the apartment with a gun and obstructing traffic. It took 5 cops to take him away. There is no odor control in the trash chute and man it reeks. The hallway carpet hasn't been cleaned in years. The gym is a joke. Their ONE elliptical machine has foot contraptions that were likely made by the Spanish...
