2/25/25 Where do I begin. I safely got out. Took 2 months to get back an overcharge only to be handed a returned check that was returned last month via the barcode. I have this apartment on recording for false accusations, under the one party consent law, and failure to repair. let alone the mold I have documents for after I reported a leaky window + having a roof collapse/flood that required my entire floor to be ripped up but I not the carpet?maintenance: "corporate will not fix that until 3 windows are broken." When I broke into tears in the front due to 24 hours of 2 inches of water on my floor and a leaking electrical outlet, I was told "please leave you're making me uncomfortable and there is no maintenance on the weekend" by Mariah (recorded). INFESTED with roaches. Morgan group (MG) made us empty 1/2 of our apartment for bug-spray only to not follow up with a second spray for months (2024-fall). Common area in 880 is used as a dog park/homeless charging station. Tent in the courtyard one time only for the MG agent to ASK AN APPLICANT TO GO WITH HER; SHE WAS SCARED TO CHECK IT OUT HERSELF and "only had a 4-hour shift so I needed to call due to her short shift." I ended up missing the officer since I had to go drive to get my prescriptions since the unmanned usually ajar package room had my medication stolen from it. I was told to deal with (tent) after. Moving-in, an old company gave me a security bar for my balcony; something MG should consider. The air bnbs listed online are dog-friendly so more off leash dogs are in tow. Speaking of dogs, mine was almost taken from me. MG claimed that they were only responsible for "finding the right dog" after they falsely reported my elderly dog after a CHILD had their FACE attacked by an off leash dog on my floor. (I have reports, management are on it for reporting though I cleared my dogs name with them and legal via phone and images (recorded); actual dog was still off leash last time I saw).
Building is entirely unsecured. Only one of the garage doors is actually unlocked so free access to the apartments; stairs facing Alabama are always open if you want in. Especially by the 5-Airbnbs listed online with remote access to the building without cut off (I moved 3 months ago and still have access). watched my neighbors door lock get drilled through by two men at midnight (picture). Ive woken up to break ins on every floor (2024). Dog S* EVERYWHERE. Trash in the hallways always in 880.
The Structural concerns were issued in September and as of January did not have a resolution listed on the permit online. This permit also included failure to register the building. How to you forget to register a building for 1/3 of my rent (~$600)?
The insta pictures are crazy. they keep using Cottonwood pictures with a Morgan group icon slapped on. Fire pit hasn't worked since 2021 (January 2025). There's a post with an employee on an elliptical that never turns on. Most of the weights were stolen by a homeless man months ago. gym is unsafe w/broken and unmaintained equipment.

   Read moreWhere to begin, I toured Aug 18 & someone else applied for the apartment they showed me during the tour so Ruth showed me another essential housing unit that someone had just moved out of & I loved it. We had a personal conversation about her child, how long she had been working there & then she congratulated me because I am expecting my 1st child. I applied for it the same day in their office after she kept saying I will get you approved within 48 hours for the apartment with your tax returns & offer letter. On Aug 22, someone finally reached out after I sent 4 emails & called over 60+ times with no answer. A leasing agent contacted me saying I made almost 4x my yearly income so I would over qualify for the unit I chose which was $1400. I sent over a message letting them know I definitely do not make $147k a year & that they were looking at the maximum social security tax for 2022 & not my income. That should have been my first red flag, they canât even read tax documents correctly. Which is funny because if I made 147k a year, this would be the LAST place I would rent at. I went to the office the next day and spoke with another who calculated my income with my taxes & said I didnât make 2.5x the rent but if I use my offer letter I made 2.5x the rent. When I got there Ruth acted like she had no recollection of me whatsoever. Ruth told him to have me send out an employment verification to my employer which I did and get it notarized which I cant because I was not the person who signed the employment verification form. I went back to the office on the 24th to ask them if they received my documents and I would like to have a conversation with Ruth since that was who I was supposed to be working with anyways. I waited in the lobby for 30 minutes to even have a conversation with her and when she greeted me the first thing she asked was about the employment verification which I had already sent over. I proceeded to ask her about how long it would take to get approved for the apartment since I was scheduled to move in on the 27th. She began to interrupt me in the middle of my sentence saying â Didnât I say I was going to get her approved for the apartment â over and over again to the other leasing agent that was there. She told me I was disrespectful for coming in to the lobby and â doing all of this â in front of other prospective tenants and she abruptly got up and walked away and said she was done with the conversation and began to help another customer who came in after me. Unfortunately, 3800 main or any individual alive is not worth me losing my child over. I ended up going home and looking for new apartments because I was fed up with their behavior, professionalism and lack of communication. Today, someone reached out again and stated the same thing that I made 147k a year which is too much for the apartment and they can move me to a unit that was $1600. I told her, I had already spoken with multiple agents and got that situated and at this time I would not be interested in renting with 3800 main. This apartment complex takes on too many applications at one time and are unable to hold the weight of them all. They make up excuses constantly for not being able to get you into a unit & go back and forth with false information because they do not know how to communicate within their office to understand what is going on with an application in the 1st place. It makes sense as to why the actual manager is putting their 2 weeks notice in. If you want to live somewhere that is unprofessional, unethical, and lacks basic communication skills please rent here because they are the leading office for all of the above. I am now out of $350 dollars because of false promises & the incompetent assistant or account manager. Read the reviews & really do your research, thereâs a reason why people come in upset during your tour complaining of problems since their move in date. I donât know whoâs worse, Greystar or RPM. The initial leasing agent I worked with @ 3800 Main proved to be extremely kind, amenable and personable, however, pleasantries aside, my boyfriend and I lived a thoroughly foul experience with the leasing staff upon withdrawal of our lease application. Following several unreturned emails, we decided to view the property once more before making a final decision to â or not lease an apt. Following verbal notice delivered in person, we were informed that we would not be returned our security deposit; for clarity â our grievance does not concern the financial loss of the security deposit(as we did not expect recovery), our chief complaint lies with the absolute lack of a respectful, coherent, cohesive and overall satisfactory explanation concerning the applicable circumstances and/or policies surrounding the agencyâs inability to refund our deposit. We initially discussed the matter with a frontline leasing agent (agent 1), who, when challenged â posited that we would not be returned the deposit because they had âwaived the application and admin feesâ. On request for clarification, agent 1 sought guidance from his manager (agent 2) and he (agent 1) returned with an answer that âitâs just policyâ, at which point I asked to please be briefed on the specific written policy weâd agreed to which was inhibiting the refund of our deposit; this dialogue led to the agent 1 disclosing that at this point it was at their discretion whether or not weâd be returned our deposit. I asked to please speak with the agencyâs local manager and I directly observed the manager roll her eyes and deny my request to agent 1 and only upon the agent 1âs insistence, did the manager avail herself for discussion. While introducing myself and my boyfriend, agent 2 interrupted me and very sternly offered âI understand, youâre wanting to get your deposit refunded, youâre NOT getting your deposit backâ; mind the audience, the initial intention of the agent 2 was seemingly resolute, finite and ultimately uncompromising â sheâd already reached a decision without considering a mutually respectable discourse. My boyfriend and I were ultimately told that we were ânot getting the deposit backâ and that it was in fact NOT at their discretion to return the deposit, and that agent 1 was wrong for telling me so. I informed the agents that Iâd been recording our conversation and I intended to use the audio to relate my grievances to their superiors and/or likely pursue further action, I was then told that the conversation was being ended, and was yet again reminded by agents 2 and 3 that I was ânot getting the deposit backâ and that I needed to leave the property. I reached for a copy of the lease application weâd been reviewing and was very angrily told I could not take it with me. My grievance is lastly with the financial loss of the $300.00 security deposit, truthfully, the request for refund of my security deposit was just that â a request, one which I was prepared to be met with (understandable) resistance and ultimate denial. What I was not prepared for during my discussion with agents at 3800 Main, was a gross, discourteous and obdurate sermon. Mine is not the lone dissent concerning adequacy and capacity of the leasing agents/staff charged with administration at 3800 Main, it would seem, rather, that there exists a clear and striking theme within the representatives at 3800 Main. Mine and my boyfriendâs lived experience today, transcended a minor, trivial request and instead quickly became an obnoxious and deplorable affair for all involved parties. I do not seek to regain my $300 deposit; instead, I hope to relate my complete dissatisfaction with the deterioration of the integrity of civil discourse instituted by the staff...
