If I could give zero stars, I would.
This apartment has been a nightmare. A fire in the building over a month ago caused severe flooding, which knocked out the elevator — and it's still not fixed nearly two months later. No updates, no urgency.
Maintenance is useless unless you spell things out for them. My AC filter hadn’t been changed in so long that the airflow was blocked, causing the unit to freeze and leak all over my apartment. I submitted a request on a Thursday while it was actively leaking. No one came until 8PM Friday night (after I followed up of course). They removed the filter and turned the unit off. That’s it.
On Monday, someone came back to replace the filter — and then closed the request, ignoring the mold and rotting wood I had specifically mentioned. I had to submit another request just to get them to address it, and their solution? Paint over the mold and rot.
It doesn’t end there.
Two days ago, my water heater started leaking. The plastic basin under it (which is supposed to catch leaks) was cracked, so now water is leaking into my apartment from the utility closet. They “fixed the leak” and closed the request — but ignored the warped baseboards and soaked drywall that are literally falling apart.
My dryer also makes a loud clunking sound when running. I submitted a request, and they “fixed” it by cleaning the lint trap. Don't worry though, when I run my dryer, it still sounds like air force one is taking off from my utility closet.
On top of the all this madness, the leasing office is a ghost town. The last staff member vanished months ago (probably fired for doing nothing all day), and no one’s replaced him. You won’t get anyone to answer the phone or be there in person — so good luck getting help.
Bottom line: DO NOT MOVE HERE. The maintenance is reactive and lazy, the staff is nonexistent, and the property is falling apart. Save yourself the stress — live literally...

Update after 1 year of living here: 8/26/25
Truly still an amazing place to live. I am obsessed with the architecture, quality of the space, and the neighborhood convenient to downtown activities. Over the course of a year, management changed and the entire building saw a change in ownership as well, which explains maintenance delays for the elevator. The only thing that has bothered me is the AirBnb designated units. I wish they were separated from the long term tenants instead of mixed throughout as there have been noise issues, messes in the halls, police have been warranted (6 at once in fact) due to insane behavior from these individuals. The airbnb side doesn't seem to care who they let stay and it's a safety concern among just being annoying. These issues definitely don't happen often, but is still cause for awareness. This is also a very dog friendly apartment complex and a dog barking through the night hasn't annoyed me as much as the airbnbs. Read moreThe Malt House has gone downhill since last year, and the presence of the management team slowly fades away into obscurity. The office is constantly closed and the lights turned off. The management seems only to show up when they need something from you, not the other way around—maintenance request submissions are often ignored, or neglected until weeks after they’ve received them. I second what Scott has said in the comment below regarding the aftermath of a fire and sprinkler-related emergency, that the condition of the building in general was not restored even after months. I would like to provide some pictures of what some areas of the place look like after months of the incident. It’s a shame, really, to see the historic, landmark-worthy building to be neglected in such a way.
