Do NOT sign with Wahu or ANY property owned by Cardinal Management.Currently, Cardinal is facing a class action suit in Denver, as well as a federal lawsuit in Illinois. I live(d) in wahu for the 22-23 school year/leasing season, and it was consistently problematic. The only good thing about Wahu is the maintenance team- endlessly thankful to them for actually listening and helping. In no particular order, I have detailed SOME of my experiences with Wahu. This list is in no way exhaustive of all of the issues we have had, however it covers the most severe issues we faced. -The property manager (Yinnka) is one of the rudest people I have ever met. He is cold and difficult to work with. he comes across as seemingly annoyed by every resident issue- as if that isn’t his entire job. It gives the complex a bad look when the property manager refuses to treat the residents with basic respect. I understand he has a hard job, and is busy, but it is incredibly upsetting that the number one person in our building walks around with obvious and clear disdain for the residents. One of those incidents is discussed below. -Early in our lease, packages were placed inside our unit without the LEGALLY REQUIRED notice. This means that a staff member had entered our apartment while nobody was home, without our knowledge or consent. -The printing worked for maybe a month into the lease, then was riddled with technical errors to the point where printing was a thirty minute process, then fully removed the only desktop that could connect to the printer. There are new desktops (added just in time for leasing season!!), but I have yet to attempt to print anything, as I have so little faith in any positive change. -We were told upon signing our lease (jan 2022) that the pool and hot tub would be functional by our move in day (sept 2022). The pool and hot-tub remained closed until April of 2023. -The unit itself was dirty upon move in, with obvious collections of cooking grease around and above the stove. Cabinet covering was chipped, and both the carpet and flooring have many paint splatters (we are paying for “luxury” housing- use a drop cloth!) -The halls, lobby, garage, and elavator reek of garbage constantly, particularly when trash is being taken out, but the carpet holds the smell always. -My unit has had multiple packages lost, one containing a new debit card. -An expensive package was given to me after being ‘found on the garage floor with a hole in it’ (according to the front desk worker who handed it to me) -The locks were redone, and we were left without our new keys. When we claimed our keys the office manager was unbelievably cold, on the phone the entire time, clearly annoyed we had asked him to do his job. -The ‘security’ is a joke. We had an issue with a ridiculously loud party- out in the hall, music moving the floor, all around one am. The security guard not only did not come up to the apartment until reminded twice, but ultimately did not enforce the community standards, as the volume continued. -In regard to the same incident, I called and placed a formal complaint with the leasing office. I never received a call back. -Overnight parking passes for guests were free, now they are $20/night- the Oak Street ramp (less than a block away) charges $13/night… -None of the study rooms received heat in the winter months until multiple complaints were submitted. -The study rooms are not cooled in the summer, making them unusable. -Hot water stopped working for nearly 48 hours. We were not notified until roughly 20 hours in. Once this issue was ‘fixed’, we consistently would run out of hot water in the evening. The boiler has since been replaced, and hopefully this will not continue, though I am doubtful. -When our air stopped working during the hottest month recorded on the planet, we were told they would ‘do their best’ to get to it before the weekend, and offered some fans, despite the fact that Wahu defines this as an emergency.

I’d like to pass on my current issue with Wahu management and Cardinal Services Group. The main points of contact are Kelly Williams and Sean Devine. Essentially, misleading and deceptive advertisements are placed all over the Wahu building stating that signing a lease with Wahu will result in a $400 discount to be applied over 12 months. When I approached Wahu about potentially renewing my lease with the deal, and I was given illogical reasoning that essentially negated any discount to be applied towards renewing. In support of the irrational reasoning, there is: (1) no express language on the advertisement stating that the deal won’t be honored for current customers or that the deal is limited to only new customers; (2) Wahu doesn’t address why the advertisements are published in private elevators for facing current customers that are not eligible for the deal (again, with no express or implied language to say that current customers won’t apply); and (3) there are dated signs along with the advertisement that state “Deadline to renew is Jan. 27th! Renew today!” which seems to imply that the renewal rates are still ongoing, since January 27th has obviously been exceeded by months. The advertisements don’t expressly state that deal is applicable only to new leases. A reasonable person would believe that the deal would apply to any rate provided by Wahu representatives from the leasing office. I find the advertisement troubling because if it is not honored, the advertisement could be construed as false advertisement, intended to lure customers into a lease rate that the organization had no intention of honoring. The advertisement is distributed throughout the building and is located in our customer facing elevators, and the language of the advertisement does not expressly state that it applies only to new customers, or that it would not be combined with the rates provided by Wahu representatives. When I prompted this information to Kelly Williams, the Wahu manager, she did not speak to the issues, or answer my questions. She simply tried to end the conversation multiple times, and I frequently had to send multiple follow-up emails gain a response from her. I found her approach to be incredibly unprofessional and rude. Later, Sean Devine of Cardinal Services called me and I had thought the call was intended to resolve the issue, but rather it was just a listening session from him, which was unproductive and aimless. When I asked what his goal of the call was, he laughed, and continued with his ramblings and incoherent speech about how “all apartments do this.” He said he would call me back regarding the issue and he still hasn't. Cardinal Services has not acted professional is resolving this issue and Sean Devine was incredibly condensing and unpleasant. I have an email thread documenting all these happenings and the advertisement to pass on. The advertisements are still published throughout the building. Wahu is not worth the price point. I am consistently emailing and following up with Wahu management on obvious issues throughout the building, such as broken gym equipment or study rooms being locked out. I’ve lived at other expensive apartment buildings in Dinkytown/Stadium Village and haven’t had any of the negative experiences Wahu has provided. There are lots of other expensive and professional buildings to live in Dinkytown/Stadium Village, and I’d like to warn others to stay away from this deceptive and unprofessional building.

My daughter lived at WaHu for three years and experienced many problems, but my review will be focused on the parking garage. Parking here is not good. We paid $125/month for secured assigned parking in the lower level of the WaHu garage along with bike storage. We didn't experience any issues pre-pandemic, but post pandemic and the social unrest in Minneapolis were a completely different story. The lower level parking was not SECURED and the parking "arm" was broken, so anyone could go to the lower level. My daughter's bike seat was stolen, and her assigned parking spot was taken by different people. On several occasions she would come home from work late only to find a car in her assigned parking spot with no WaHu parking sticker. There was no security guard onsite, so each time she took photos of the cars and we sent an email to WaHu management (Blake) and copied the building ownership (Cardinal). They refused to tow any vehicle without giving them 24-hours’ notice, which required my daughter to find alternate parking - sometimes in other reserved spots in the garage (hard to say if those were someone else's spot - we are so sorry if they were!). Needless to say, there were people parking in the secured WaHu garage for free, likely guests of WaHu residents or people from other surrounding buildings. Also, the upper level of the WaHu parking lot is open for some of the retail shops (2 hour parking), but during the social unrest it was used as a dumping ground for stolen cars. In one case there were two vehicles that were crashed in the lot and not moved for weeks even after it was reported to building staff/management (see photo of crashed cars with dust). I know the staff at WaHu are trying their best to handle the situation, but the owners need to do something to improve the parking and security in this building that is used primarily for student housing. I can rest easy at night knowing my daughter is not living there anymore.

Wahu is cheap. I mean that in every possible sense. They advertise their great pricing in relation to the surrounding buildings, as it is around $100/month cheaper than similar offerings in Dinkytown and Stadium Village. I would ask you to question why this is though. Wahu offers these prices at the expense of management and maintenance. Ask the leasing agents to allow you to explore the building beyond the typical tour, and you will find every stairwell, hallway, and elevator not shown in tours is in horrible condition, with graffiti and stains throughout. One stairwell even boasts a dried pile of vomit which has been present since I moved in. The maintenance is nearly nonexistent, and according to the maintenance staff themselves, have no real authority to do much.

If you choose to live here, you are on your own for any issues that arise. We have lived here for just over two months and have not gone a single day without an outstanding maintenance problem. Here is the process for requesting the repair of our air conditioner which broke shortly after we moved in.

9/20 – Maintenance request #1 submitted 9/21 – Maintenance request #1 cleared (no solution attempted) 10/11 – Maintenance request #2 submitted 10/12 – Maintenance request #2 cleared (Maintenance Note: defrosted) No investigation was performed into the cause of the issue 10/26 – Maintenance request #3 submitted 10/23 – Maintenance request #3 cleared (Maintenance Note: Maintenance tightened 2 wires and got resident verification that the AC was working.) *False claim. I did not verify the AC was working. * 10/29 – Maintenance request #4 submitted 10/31 – Maintenance admitted in person there is an issue they cannot fix with the air conditioner. He said they did not have the authority to do anything about this 11/2 – Spoke with leasing agent to attempt to escalate the situation, nobody with authority was available to speak with me. Arranged to return and meet with Yinka (Property Manager) on 11/4 11/4 – Spoke with Yinka and Angel Diaz (Cardinal Management Corporate Rep) about a solution. They scheduled an outside contractor to look at the system and attempt a repair. 11/4 – Outside contractor looks at AC, however, cannot run tests as the outside temperature was too low. Agreed we likely need a new AC compressor, but needed to come back out once it was around 60 degrees. 11/4 – Email sent to Yinka and Angel requesting the contractor return once temperature rises. No Response. 11/8 – Follow up email sent to Yinka and Angel requesting the contractor returns this week, as the temperature will be above the required temperature for testing. No response. 11/8 – Spoke with Kyle (Leasing Manager), because Yinka was working off site. I updated him on the situation, and he agreed to reach out to Yinka and update me on the situation later in the day. No response. 11/9 – Spoke with leasing agent, as Yinka and Kyle were not available. He took my availability for the day and arranged to schedule a time for me to meet with Kyle later in the day. No response. 11/9 – Dropped into the leasing office to speak with Kyle. He explained the HVAC company would not want to come out while it was raining, which does not make sense. Agreed to escalate the situation again and get in touch with Yinka. He agreed to call me later in the afternoon with an update. I opted to speak with Yinka in person. 11/9 – Later in the day, I spoke with Yinka again. He explained no repair would be made this fall, as the unit would no longer be used. I have in writing Wahu’s intent to repair the unit in the spring.

It seems Wahu wanted to filibuster their way to delaying the cost of repairing my air conditioning, at the expense of my comfort for the entire fall. I don’t have much reason to believe their words at this point, but I will update this review if the issue is resolved. If this is what you want to go through at your new apartment, Wahu is for you. If not, look elsewhere.

Another warning; they incentivize positive reviews with prizes/free food.

Do NOT sign with Wahu or ANY property owned by Cardinal Management.Currently, Cardinal is facing a class action suit in Denver, as well as a federal lawsuit in Illinois. I live(d) in wahu for the 22-23 school year/leasing season, and it was consistently problematic. The only good thing about Wahu is the maintenance team- endlessly thankful to them for actually listening and helping. In no particular order, I have detailed SOME of my experiences with Wahu. This list is in no way exhaustive of all of the issues we have had, however it covers the most severe issues we faced.

-The property manager (Yinnka) is one of the rudest people I have ever met. He is cold and difficult to work with. he comes across as seemingly annoyed by every resident issue- as if that isn’t his entire job. It gives the complex a bad look when the property manager refuses to treat the residents with basic respect. I understand he has a hard job, and is busy, but it is incredibly upsetting that the number one person in our building walks around with obvious and clear disdain for the residents. One of those incidents is discussed below. -Early in our lease, packages were placed inside our unit without the LEGALLY REQUIRED notice. This means that a staff member had entered our apartment while nobody was home, without our knowledge or consent. -The printing worked for maybe a month into the lease, then was riddled with technical errors to the point where printing was a thirty minute process, then fully removed the only desktop that could connect to the printer. There are new desktops (added just in time for leasing season!!), but I have yet to attempt to print anything, as I have so little faith in any positive change. -We were told upon signing our lease (jan 2022) that the pool and hot tub would be functional by our move in day (sept 2022). The pool and hot-tub remained closed until April of 2023. -The unit itself was dirty upon move in, with obvious collections of cooking grease around and above the stove. Cabinet covering was chipped, and both the carpet and flooring have many paint splatters (we are paying for “luxury” housing- use a drop cloth!) -The halls, lobby, garage, and elavator reek of garbage constantly, particularly when trash is being taken out, but the carpet holds the smell always. -My unit has had multiple packages lost, one containing a new debit card. -An expensive package was given to me after being ‘found on the garage floor with a hole in it’ (according to the front desk worker who handed it to me) -The locks were redone, and we were left without our new keys. When we claimed our keys the office manager was unbelievably cold, on the phone the entire time, clearly annoyed we had asked him to do his job. -The ‘security’ is a joke. We had an issue with a ridiculously loud party- out in the hall, music moving the floor, all around one am. The security guard not only did not come up to the apartment until reminded twice, but ultimately did not enforce the community standards, as the volume continued. -In regard to the same incident, I called and placed a formal complaint with the leasing office. I never received a call back. -Overnight parking passes for guests were free, now they are $20/night- the Oak Street ramp (less than a block away) charges $13/night… -None of the study rooms received heat in the winter months until multiple complaints were submitted. -The study rooms are not cooled in the summer, making them unusable. -Hot water stopped working for nearly 48 hours. We were not notified until roughly 20 hours in. Once this issue was ‘fixed’, we consistently would run out of hot water in the evening. The boiler has since been replaced, and hopefully this will not continue, though I am doubtful. -When our air stopped working during the hottest month recorded on the planet, we were told they would ‘do their best’ to get to it before the weekend, and offered some fans, despite the fact that Wahu defines this as...

2018/2/18 connection become stable and faster. I've been living in this Apt for two years, and my experience exponentially decreases.

I can bear with the increasing rent.(quite high compare to the rent two years ago) I can bearwith kicking me out for trying to sign the contract 2hs late. I can bear with uncleaned room when I moved in second-time. I can bear with the small machine noise during the night. ...

But I can't not bear with the slower internet. 2 years ago, when this Apt open, my steam downloading speed can even goes to 50Mb/s and stay around it. The only shortage is that the connection will definitely fail when thunder. Now they changed the providers to pavlov media, everything go worse. The net connection is unstable for last several days, and now, the speed is very slow after 8:00PM, the response time(ping) increase, the speed decrease quite a lot, but still working for webs in US(Most time, last time I can't even upload my homework.), but when you are trying to connect to webs in China, the speed drops to 200k/s, which means no online videos. I didn't test the speed to other countries, but since there a quite a lot Chinese lived in this Apt (I'm in a WaHu chat group of 500 students) They should really take the situation into consider. As far as I know, the Pavlov didn't got good reviews from users. They required your mac address, and your personal information. This is OK but they check your devices's mac address all the time, which might delay the response time. One interesting thing I found is that I already have an pavlov account since I was lived in Stadium View 2y ago, and one of the reasons I moved out was their low speed.

So, since this apt has been worse, I won't live here for another year. Also, I won't recommend any Chinese student live in this apt. 所以我为什么要用英文废话这么久。 因为让wahu看看我有多么气 马上就有新公寓建成,离wahu一站地轻轨下了就有另一个公寓,3b3b 700刀包水电, 你总有更好的选择。 Here is my worst experience: I was kicked because I signed the renew contract late, I was not able to reset my password due to the faulty system, so when I come to the officer next day and reset my password manually, somebody has already taken my place and signed the contract, which means, they didn't keep the promise for leaving the room to me.

I talked with the stuff about the renew things and the only renew process I left is to go home and sign the contracts online. I finished the talking with stuff about 4PM, I tried to reset my password at about 8PM.When I finally finished the renew process, I then was told that my room has been taken. I argued with the stuff and they said that those new renter got in to the office and take the room before 8PM. They didn't keep the reserved room for me. It's totally legal because haven't signed the contracts and WaHu is somewhere like a canteen but not a restaurant. But I just feel BAD!
