Using Booking.com, I booked a 2-night stay in a privately owned "suite" (# 810) within the Casablanca Hotel located at 6345 Collins Ave, Miami FL. When my wife, my daughter, and I arrived at 4:15pm EST on 12/24/2023, we pulled on to the front ramp of the property (as instructed in an email from the property owner). I attempted to check in with a gentleman standing at the valet podium located in front of the property. He did not speak English and acted as though he was unable to assist us. I proceeded to the front desk in an effort to check in (also as instructed in the email from the property owner). There was no one present. After several minutes, I returned to my vehicle and with apprehension, unloaded our bags. Considering there was no one present at the front desk, and we were unable to communicate with the gentleman out front, I provided my wife with the room number and the door code, which was also provided in the email. I told her to proceed to the room, while I attempted to locate parking for our vehicle. ||As I was parking our vehicle in a nearby parking lot, my wife called me verbalizing her displeasure with the condition of the room. She stated she was not comfortable staying in the room. I entered the Casablanca Hotel, there was still no one at the front desk. As I proceeded through the hotel, I observed conditions which did not meet my expectations. Throughout the property, the carpets were heavily soiled, areas of clutter, excessive noise, screaming, running, etc. As I opened the door to #810, I immediately noticed the door jam had visible signs of damage. One strike plate was damaged, and another was missing a screw. My wife stated she did not feel safe in the room. Objectively, (because it was Christmas eve) I began looking around the room... I observed dirty surfaces (floors, counter-tops, refrigerator), stains on bedding, burned out light bulbs, and many other conditions which added to my apprehension. ||At that time, my wife and I made the decision not to stay on property. I made multiple attempts to contact the property owner via the phone number provided in the initial booking confirmation. I received busy-signals and various messages indicating the number either wasn't working or the subscriber was unavailable. We located another property with vacancy (Hampton Inn) and made a reservation. Due to the last-minute reservation on Christmas eve, we paid considerably more per night. As we left the Casablanca Hotel, we observed there was still no one at the front desk. ||To add to my frustration, I became so occupied with the situation and state of the property, I failed to pay for parking. As a result, I received a parking citation (shame on me). |When we arrived at the alternate property, I once again attempted to call the property owner. I was unsuccessful. I sent an email to the property owner using the link provided by Booking.com. I advised the property owner that we were not comfortable with the conditions, we did not stay at the property, and requested for them to contact me to discuss in greater detail.|| On 12/27, I sent another email to the property owner using an alternate email address I located in one of the emails I received from them. Once again, I advised that we did not stay at the property and requested for them to acknowledge email receipt and to contact me to discuss in greater detail. To date, I have received no direct response from the property owner. ||I have contacted Booking.com multiple times via phone and email. I was asked to provide a detailed explanation and photos. I was told they would address the situation with the property owner. Booking.com informed me the property owner started the property was clean and disinfected prior to our arrival. Therefore, refused to refund the amount paid. Booking.com has now informed me there is nothing they can do and I must contact the owner directly. ||I vow to never utilize services offered by Booking. com. Nor will I ever consider staying at the Casablanca Hotel located at 6345 Collins Ave, Miami FL......
